> Kim was the consummate professional from the initial call to the final details. From the very beginning of the process, Kim was someone who responded promptly and efficiently. She walked us through every stage, giving us guidance and offering us choices for design. We never felt overwhelmed by these choices, though. She would pare things down, and if we did not like what she presented to us, she came up with alternatives. Her handling of the professionals she hired was impeccable. She stayed on top of her workers at all times, pushed them when they needed to be pushed, and made sure they got the work done to our liking. Her follow-through even after the work was done, has been invaluable as well. Two months after they finished work, there was a small issue that arose in one of the rooms we renovated. Kim came by, investigated, offered a solution and fixed the problem without hesitation and free of charge. She even offered me guidance on other rooms that she was not being paid to renovate. The work she did helped us make our vision into a reality, but everything turned out even better than we expected it to. She is knowledgeable, creative, detail-oriented, well connected with very good professionals, and honest. If you want high quality work completed in a reasonable amount of time, Kim is the person to call.

> Kim Lane Design is a truly fantastic.  We are super happy with our new kitchen. The Kichen/Bath Company had recommendations for a few contractors to do. the actual installation. We proceeded to meet with them.  When my husband and I first met with Kim , we knew that we were going to hire her.  We spoke with people who had worked with her and her contractors.  They were all very pleased and would work with her again, that sealed the deal.  Kim came through with designs that were amazing.  Walls were taken down, walls were added, the ceiling was raised from 8’ to 11’10”, old insulation removed and 2 types of spray insulation added, all new walls, floors, windows, and sliding doors were done.  The contractors that she brought on were spot on.  Not a cross word can be spoken.

> Kim went above and beyond for us.  She covered every aspect of the  Kim stepped in with the tappliance store to get us what we ordered.  When the correct handles for other appliances we not supplied, she aquired them.  They all match now.  I knew what lighting fixtures I wanted, Kim designed the lighting layout that is amazing.  She made sure there was a continuity with the cabinet doors and drawers, made sure they were replaced with the color match.  She also, had the countertop reset because it wasn’t perfect.

> This was a horrible experience that we are still dealing with over a year after the “completion” of the project.
> We hired Kim based on a recommendation from a business associate. We were new homeowners and had never hired anyone to handle a project this big. She was aware of this fact and we thought we were in good hands. She was hired to gut renovate an upper level of a home from two rooms into a master suite.
> While Kim said to me that she never introduced herself as a contractor, she most certainly did. She said she was the “project manager” only after the job was completed and she was asked.
> Everything was done by subcontractors she sent in. Our largest problem to this day is the plumber. From the start of the project I requested that this contractor’s crew be removed from the job. They left their garbage wherever they worked, scratched brand new finishes, and ruined other areas of the home they had no business in. We discovered multiple leaks, one of which is current, and neither Kim nor her plumber are returning texts or calls. We are now encountering a mold issue. I do not even have insurance certificates in which to file a claim.
> We had an additional leak where the roofer ran a vent for the bathroom. I had to track down the roofer since Kim failed to return my call or respond to my text.
> Her sheetrock crew left an area of an eyesore, that I was required to pay extra to complete.
> While we did add items to this project, we estimated that this project, even with the additions, cost $20,000 more than she stated. I asked Kim for an updated estimate many times only to be told “it’s coming”. She only put her hand out at the completion of the project to collect her payment.
> We later discovered that she had not filed for any of the appropriate permits for this renovation. We are still dealing with that as well.

> Shira and her partner, Sal, were in fact clients of Kim Lane Design.  We were the Construction Manager on this job and were not retained to do any design work, although the clients got a lot of free advice!
>
> We walked through the residence on July 27, 2021 with preliminary designer Kelley DeBetta of Hudson Valley Kitchen Design and the project was completed in the summer 2022, also answering questions for many months after that.
>
> This review in summer of 2024 (!) is the FIRST time we have received any communication regarding leaks, and we have immediately called and emailed Charlie Hancock at Friendly Plumbing and Heating to follow up with the clients.  We also copied the client on this email.
>
> During the job, the client DID NOT ask for a different plumber, in fact the clients added an HVAC to the entire residence with the same contractor!
>
> Friendly Plumbing and Heating is an insured contractor.  Friendly also has a phone answering service, so it is easy to leave a message with the service personnel if Charlie does not answer the phone.
>
> As Construction Manager, the client pays the Subcontractors directly.  Clients and Construction Manager both have the invoices, clients make the payments and have all the information regarding the Subcontractors on the job.   The use of a Construction Manager or a Project Manager is a valid, common practice in the Construction Industry.
>
> This review is also the first time we were notified regarding the roof leak.  We definitely could have assisted the client in locating her records of that contractor; we frequently help other clients with issues like this...
>
> Kim Lane Design was brought in to facilitate the renovation/ recombination of a two room/ one bath space into a larger Primary bed chamber with Walk In Closet, Vanity Area, and Tub Shower and also renovate the Kitchen, which was set aside due to budget.
>
> We successfully renovated the Primary Suite space, allowing the client to make changes / additions / clarifications as she went, see attached photos of the before and after.  The work looks great!
>
> Unfortunately, when someone who is not a construction professional does their own design work (in this case adding the fan in that location after the framing,) install or visual issues or irregularities can arise, and the ceiling fan photo that Shira attached is one such situation.  This was corrected, and the client paid for the correction.
>
> The clients were very time and cost conscious for our part of the project. So, therefore we coordinated with client Sal who did some demo work and took care of debris in order to save money on the project.
>
> The client was not interested in retaining a building permit, and since the bathroom existed in the space, none was necessary.  This saved time for the clients and preserved funds in the budget.
>
> Note, after the project was complete, the client inquired about getting a building permit.  We immediately informed Shira what the process was and would have been willing to be retained and compensated to do a post construction building permit, but we did not receive any requests from the client.
>
> This project was not Shira's first construction project.  She also had issues with her previous contractor, we believe for the build out of her business, so both Shira and Sal have and had construction experience.
>
> The project was built per the client's design with the materials that she selected.  The subcontractors did their jobs and were paid.   We reduced our standard fee at the job completion to assist with the client's budget.
