Our most recent project was a complete re-do of the kitchen and an overall of the screened in porch into a 3-season porch. There are so many positives about Blackdog, it's hard to know where to start. The main reason we love Blackdog is that they start on time, finish when they say they will, and they stay on budget. There are very few surprises. The subcontractors they hired to install hardwood flooring, the tile installers, the painters, as well as their own carpenters and workmen are always top quality and reliable. But we also love Blackdog because they listen and give excellent advice. We have an older 1920's home that we love. We wanted to upgrade the kitchen but we also wanted to keep the flavor of the 1920's. The kitchen, and all of the other remodeling work Blackdog has done for us, looks like it was built as part of the original house. Everything blends in perfectly, but still looks modern and efficient. Blackdog is not always the lowest price, but they are worth it. The fixtures are from ROHL: the faucet is their Acqui Wall Mount Bridge Lavatory Faucet in Tuscan Brass, the sink is their Perrin & Rowe Vessel Bowl, and the pipes are modified from their Traditional Style Extended Decorative P-Trap in Tuscan Brass. I believe the wood counter top was custom made by one of our carpenters! **Q: Is the rubber membrane still guaranteed if you walk on it?** *(in Photo Questions)* I'm told if the roof is modified in anyway the guarantee is void. A: Hi Kadee, which warranty are you talking about? Blackdog's 3-Year Warranty or a warranty for the rubber membrane on the roof? **Q: Is it heated or just 3 season?** *(in Photo Questions)* How good is that glass for winter living? And is the roof\_deck slanted for run-off? A: I agree! Having a 4 season sunny space in New England is a great idea. Being able to soak up the sun even during the winter months is very nice. **Q: Cost/sqft and can this be built on an existing deck?** *(in Photo Questions)* I am very interested in putting this type of addition on our home. What was the cost/sqft? I just want an idea to start a conversation with our contractors. And if we have an existing deck, can you build this type of structure on that existing frame? A: Hi carolinew82, this project was a little unique as it was an existing sunroom and deck originally built in 1918 and the clients wanted us to update it. It already had a concrete slab so we didn't need to put any additional support except a beam for the porch on top. I would definitely have your contractors look into the possibility of your project needing additional support for the added structure. This project was completed almost 10 years ago so I don't have much information about the cost per sqft, but if you would like to know more you can give us a call at 603-898-0868. **Q: what lighting is used here above the vanity** *(in Photo Questions)* A: Hello westfrdrun, I searched through our documents for this project and I cannot find the make/model of the light fixture.
