Can anyone give us advice or show images of this flooring in our space? A: What is the flooring adjacent to the current tile? Is it hardwood? If so, I’d either extend the hardwood into the kitchen or replace the tile with different tile. **Q: Master Bed/Bath Remodel** *(in Remodeling)* Hi, looking for any advice on my master bedroom/bathroom remodel. The blue floor plan is the current layout but I want to get rid of the jacuzzi, open up the closets, and incorporate an enclosed (with door & lock) office within the bedroom space. I’m open to changing the windows and tearing down/adding walls! TIA A: I would go with a shower only. Put it on the window wall and put a double vanity opposite the shower. If the window is too low for privacy purposes, update it with a clerestory window that goes the full length of the shower. Will bring in much needed light to the bathroom. **Q: Built-in Storage Area for Renovated Queen Ann** *(in Woodworking)* We have the need for more storage space in our house and would like to to replace this bench with a storage unit. It will need to be built in b/c of the venting (under the bench). I cannot find anything that looks even remotely nice there that has legs to clear the vent and enough storage space. I was wondering if there are any ideas out there of what might look nice as a built-in in this space without crowding the small bathroom entryway under the steps and being considerate of the original staircase we kept when remodeling the house. It could be worth mentioning that the small bathroom you see to the right has a toilet that is wall mounted. The bathroom is teeny tiny, and the wall housing the plumbing ends about where the red line is on the picture facing us. I think I would like something a bit more modern there since our entryway to the home is original but the back of our house is a contemporary add-on to an 1880's Historic Queen Ann house. A: Is it possible to have the vent moved to the floor? Would take a consult with an HVAC guy, but might be worth it,, then you could have a built-in put in under the stairs. **Q: Affording Reno 401k advice** *(in Home Repair)* For those of you who took from your 401k to renovate your homes- what were the penalties? We cannot afford a heloc or 2nd mortgage but have over 400k in the 401k. We are only 40. Saving for the renovation would take us another 15-20 years and by then we’re out of this house. We bought for $720k and now owe $500k. Value of our property is currently $1.3 mil. (We got lucky during covid) A: Don’t touch your savings. I would take out a Home Equity loan on your house to do the repairs vs. taking money from a qualified account that will cost you money in tax penalties. But yeah, talk to your financial planner for more solid advice. **Q: Is my contractor being fair? is this typical?** *(in Plumbing)* We had a new bathroom built in our primary bedroom. During the design process the plumber walked us through the pipes in the basement. He suggested connecting to an existing line but that it would require a pump/mascerator. We declined that option knowing the maintenance it might require. He found a capped waste line and said he could connect through there. He asked if we had a sewer line inspection and we said yes. They proceeded to connect to it, tested with water and said it looked good. The rest of the bathroom was completed and our contractor didn’t flag any concerns and acted like the job was done asking for final payment. We showered for the first time and then flushed the toilet (with just tp) and the toilet wouldn’t flush and the shower drain started to bubble up with water. The toilet still isn’t functioning. Our contractor has given us 3 options to fix this with increasing prices and says the cost is our responsibility. I would love any and all advice here. Is this fair and typical that the cost is on us for this? A: What are we arguing about? We both are saying the issue needs a remedy. And as much as the situation sucks, the OP still needs it fixed. The question is, by whom and for how much money? In her shoes, I would not trust the original contractor to do the job correctly. YMMV. **Q: what are your thoughts on my kitchen runner?** *(in Home Decorating)* I've been trying to replace my kitchen runner with something that compliment my busy granite... it hasn't been an easy task! After many failed attempts, I found this outdoor runner from pottery barn. I originally wanted a faux jute/sisal rug but haven't found one in the size I need. What do you think?
