> I am writing to express my ongoing frustrations and concerns regarding the home we purchased from David Weekley Homes in October 2022. Unfortunately, our experience has been less than satisfactory, and I feel compelled to share the issues we have encountered.

> From the very beginning, we have faced several significant problems with our home. The floors needed to be redone, and we experienced multiple leaks inside the house. More recently, our outside water valve has required multiple repairs. Each warranty request we have opened has been a source of stress and frustration, as David Weekley has sent out third-party companies to address the issues, and these companies have provided subpar service.

> In December 2024, we had our outside water valve repaired through the warranty by BNT Plumbing. They claimed to have completed the repair, but they left our yard in a complete mess after several scheduling issues getting them to our home. Now, at the end of April, the water pressure valve is continuously leaking again, causing an outrageous water bill with SAWS. When we contacted David Weekley Homes, I was told by Calvin that they agreed we should not be experiencing another leak after just 4 months and would do everything in their power to make it right. Just hours later, I received a call from Samantha at David Weekley who informed me that we are now outside our warranty timeline and must handle the repairs ourselves. We were advised to deal directly with BNT Plumbing since they made the repair just four months ago. However, BNT Plumbing has been completely unhelpful and told us to call our own plumber if David Weekley does not want to pay them to do the repair.

I believed in the David Weekley name and reputation, but this experience has left me with one of the biggest regrets of my life. > 1\. Plumbing issues after a month due to trash left behind.
> 2\. Electrical  outlet to AC was not working.
> 3 Biggest and most ongling concerning issue is the water detention built behind my home after I moved in.  I have a very small yard and the pond was built very close!  It is eroding into my yard and sides collapsing!  10 month home inspection report noted the issues and I reported to HOA and was told they will review and get back to me.  The subdivision is still in development.
> 4\. I have roof leak that was noted by gentleman fixing nail pops in my home.  He went into attic and could see blue sky and he stated the boot around pipe connect to outside may have come off.  At this time of writing, warranty put in emergency work order, but are roofers will not be there for three days.
> 5\. My driveway first month started spackling after cold spell and stated due to act of GOD, would not replace. When I had it resurfaced and sealed the concrete was being power washed the layer of concrete just flaked off and was told by concrete company it should not do that! It is poorly laid concrete or poor quality concrete.
> 6\.  Multiple cracks garage floor, but not wide enough to replace
> 7\.  Doors difficult to lock, wondering if related to foundation issues in backyard.

> Currently in the process with DWH on a nearly $1mm home, but the poor craftsmanship of the tiling, wooden staircase, and mismatched appliances is nowhere near that of a true million dollar home.  DWH should stick to simple builds because they are out of their league at even $700k-$1mm.  Those are just the start.  I havent even spoke about the unleveled window eyebrow, unlevel drywall encasing adjacent windows and the list goes on..

While the warranty manager was nice and tried to help address issues, the reality is that even after a year, new problems continue to surface—again because of the low-quality materials.

We have called and emailed the warranty team but to no avail as we are always told we don’t warranty our flooring. Well when it wasn’t done correctly from the beginning they should be willing to fix the issue. We saved and spent a lot of money for what we thought would be our dream home only to be treated with total disrespect. > a rip off.  I bought a home at the Meridiana.  a 3bd 2 ba for 369k when it was worth only $320k.  You can get it for so much cheaper if you build it from scratch.  Never buy one of these homes move in ready.  they will rip you off in every way possible.  All their homes start at a base price of $310k or less and if you pay more than $320k after upgrades you are getting ripped off.

> After the closing, the issues started to show up.  water softener loop was missing and nobody noticed until I pointed it out, and the fix they made was painful process with so many people coming and going out  with all the mud and dust is a disaster after i moved in. Some of the issues were not addressed which we showed at the first walk in till today. Window glasses are all scratched, ac compressor needs replacement , gutters leaking water, garden is messed up because the plumber dug the ground up to lay the pipes and still wasn't fixed. Interestingly nobody takes responsibility for all the troubles i went through, talked to their manager and he sounded like i have to live with it, it is what it is , no compensation offered. Overall my experience with David weekly home is savage and a disaster. I regret my decision. I won't recommend my friends here. As a first time home buyer, I feel it is better off to live in an apartment rather than buying a david weekly home. It's a shame they delivered a home with these many issues for the 719k I paid.

From improper expectation setting of the timeline to endless quality failures, much of what we've experienced would astonish you. Skilled trade labor has been performed by amateurs across the process, with little to no oversight or QC from the builder's management. We had to bring in expensive independent inspectors to flag major items Weekley had passed. I'm not exaggerating when I say I don't know that I will ever get over this experience. A sympathetic friend summarized it well—"They sold you a steak and gave you a corndog."

You would think for the months and months they pushed closing back they could get most of everything right. 5 Months we have lived here we have had the normal small things such as no one actually fixing blue tape issues just removing tape, electrical outlets not flush, gang boxes showing, light fixture glass falling on our sons bed while sleeping, dishwasher coming out of wall, weather stripping on doors tearing, doors not painted, etc. Annoying but expected. Then tack on the foundation washing out. Front steps dropping and have been removed for over a week no timeline on completion. AC not charged till mid-May. Once was charged the AC Refrigerant was leaking out so we had to leave the house when we woke up not being able to breath at 3 in the morning. Then once that was fixed AC still doesnt work because it was never installed correctly or quality checked. Im sure there will be more screw ups but we are off to a solid start.

## Community Q&A

**Q: Building a Home on My Lot** *(in Building a Home)*

Looking to build 2500 sq ft. house in TX Hill Country on my acreage lot.  

I want quality, but I don't need luxury.  Houzz "cost slider" seems to present a false dichotomy of low price vs. quality.  I don't think they are opposites.  For example if you were buying a car in 1990, you could get low price and quality by buying a Toyota, but it wouldn't be "luxury."

I first sought out "custom home builders" but as I suspected they present themselves as "luxury" builders.  Cost for house of the size I want is too high.  I don't need marble from Mount Olympus, or anything architecturally difficult.

On the other hand, David Weekley will build on your lot, and for a smaller house like I mention, probably for around $175/sq ft - but I am concerned about reading that they have classes to teach their employees how to not pay contractors.  I want happy contractors, and jobs done right.

Something in the $225-$250/sq ft. might be workable for me, if I can get good quality, but how would I go about finding such a builder?  I searched for "semi-custom" in houzz but the results weren't meaningful.
