> We selected Bowman Walker as our General Contractor, through a competitive bid process, to lead our duplex renovation in Stone Harbor.  My initial reasons for selecting them was their honesty/integrity in the bidding process, creative ideas by Lance Bowman on the project, their interest in doing our project within our timeframe, and at a fair price.  Work included:  raising house to FEMA standards, residing entire house, new porch and deck with railing, added second new upstairs and downstairs full master bathrooms, new carpet installed, kitchen/dining vinyl plank wood flooring installed, expanded both master bedrooms including new walk in closets, added new lighting inside/outside, added driveways/sidewalks, added outside showers, new roof, and landscaped front and back yards.
> The work performed to date has been excellent.   It was important for us to make the many updates (esp adding a 2nd bathroom on each floor), but retain the rustic beach house character and feel of the house, as it has been in our family for many years.  BW did this exceptionally well with the work performed and their suggestions during the project.  The work was contracted to be done in the spring, with some follow on work to be done in the fall after the rental season.  Lance Bowman is one of the BW owners and personally led our work.   He is smart, creative, experienced, honest, hard working, and focused on us being happy with his work.   We were lucky to have him.
> Not living in Stone Harbor full time, we were concerned about doing this extensive remodel from afar.  BW was use to dealing with this situation.  They communicated frequently and effectively with us via phone, email, and pictures of progress.  In a project of this size, you are going to have issues at times.  Ours were minimal and well below what I might have thought.  If we had any issues, they listened and solved them fairly.
> Throughout the project, we have received many unsolicited rave reviews and positive comments from neighbors and people we meet regarding how nice the house looks and how impressed they are with the work performed.   Our leasing agent, Diller & Fisher, have told us they are getting great comments from our tenants on our 89th street house update.
> The post work "punch list" has been minor and BW has worked well with us to get these completed at a mutually agreed time.
> Their price was very fair and they did not tack on overhead for additional work we requested beyond the original scope of work contracted.   I never felt "nickeled and dimed".  They had great ideas and worked with us on options for lower cost add-ons, and in some cases talked us out of the add-ons altogether.  Their opinions and advice were sound.  It was a key reason we hired them, as their creativity, knowledge, and honesty was apparent during the proposal process.  BW was very professional and continually got across that their goal was for us to be satisfied and happy customers.  They definitely earned our trust.   We could not be happier with our selection of BW as our construction firm.   They do high quality work at a fair price.  Lance Bowman and David Walker are good people who made us feel our success on the project was their 1st priority.  These guys are first class and I cannot imaging using anyone else in the future.

> Bowman Walker transformed an old rooftop miniature golf course into a beautiful outdoor restaurant for me.  This was not an easy task.  In addition to the construction of the restaurant and roofing to cover large portion of the outside dining area, the project required all new plumbing and electrical from the city, HVAC, fire suppression system, a handicapped elevator, two bathrooms and coordination of a full service kitchen, hood and walk-in refrigerator all on a second floor 6,000 square foot rooftop space.  From the building proposal to our opening night, every detail was discussed with me, documented and detailed on the monthly bill so I always knew where I stood.  Dave and Lance handled everything professionally, and kindly, and are still there for me when I run into minor problems.  I wouldn't consider using anyone else to build something for me in this area.

> Bowman Walker completed a multiphase renovation of our beach house.  Each phase of the project was significant and complicated by the fact that our home sits in a dune and various regulatory and physical issues complicated the implementation of the architects' designs.  Lance and Dave worked tirelessly to figure out ways to address the issues.  For example, our back deck sits on pilings.  The type the architect had used in the design could not ultimately be used because the pile driver could not fit on either side of the house given the topography.  It could not be hoisted over the top of the house because of the power lines and trees and could not be shipped up the bay by barge because it would have caused damage to the dune.  Dave and Lance did incredible amounts of research to locate a new type of piling that could be used in our application -- something that had not been used before in our area.  This type of focus on making the project work is one of the things that sets them apart.  Four other things really set them apart.  First, they focus on the details to make sure they are right, including punch list items.  There is no "good enough," it has to be right.  Second, they fully stand behind everything they do.  Third, they are excellent communicators.  Our beach house is 3 1/2 hours away from our primary home and we did not have a single communication issue.  Pictures, emails, phone calls, and texts all saved us from having to travel constantly to see the progress and address any issues that arose.   Finally, they are wonderful, nice, trustworthy people.  It isn't often that you can say you truly like your contractors, but we truly consider Lance and Dave friends now and would without hesitation recommend them and would not even think of using any other contractor for further projects.

A: Sorry for the delay. Oak &amp; Board are correct, the flooring is a pre-finished Tiger Wood. Thanks for the question, and good luck!

**Q: What are the dimensions of the fireplace wall?** *(in Photo Questions)*

I would love to do this in my living room but I am thinking my wall may not be wide enough.

A: I would look to make the fireplace bump-out about 5' leaving 4.25ft on either side.  Smaller than that and the surround of the fireplace will begin to feel cramped.  In addition, this will keep the overall wall proportions close enough to thirds that you will find it very pleasing. I would recommend doing built-ins on either side up to a height at least a foot less than the mantle.  Although, the rest of the room layout may negate the benefit or need for any built-ins.
