We had the exterior of our home painted and the contractor identified 3 areas of the house that had suspected water damage. 2 areas around windows and one area around a French door. This was a time and materials project due to the nature of water damage and not being able to identify how extensive the damage was until the areas were uncovered. The 2 windows were fairly straight forward repairs however the French door needed much repair as the damage was actually coming from the floor above the French door. All along the process John and Marcos did an excellent job communicating the issues and offering options to rectify the extensive damage. The team was respectful of our home, covered all surfaces around the area to protect the surfaces. The billing we received was very detailed itemizing labor and supply costs. Our project involved creating a primary bathroom in an existing space and adding a dormer to create an extra bedroom and expanded primary closet. The project included framing, roofing, siding, insulation, plumbing, electrical, drywall, heated flooring, window installation, skylight installation, tiling, hardwood flooring, custom carpentry (linen closet), painting, and refinishing exterior wood doors. He was very receptive to feedback and questions, and we came to a finalized estimate that everyone was happy with. Our project started a few weeks late due to permitting delays (not as a result of John’s team), but once we got started everything proceeded on schedule. John and Marcos’s attention to detail and finish work is exceptional. When measuring for a custom bathroom vanity cabinet, the cabinet maker said John does some of the best finish work she has seen, and she was right! John also recommended and mapped out a herringbone pattern for the tile on the sloped ceiling of the shower and it turned out beautifully. There was a miscommunication with the electrical subcontractor (who did extra work without getting a change order), but John strongly advocated for us and we were able to come to an agreement that worked for all parties. When I went into early labor a month prior to the finish date, John, Marcos and the team worked diligently to make the downstairs of the house spotless for when we brought our new baby home. We have been living in our new spaces for a year now, and I still miss having the crew around. At the end of our project, we even came in under budget. That included some change orders we made along the way. This was because John had planned for what he thought the project would cost and he was really spot on. Since we started planning early we were able to order everything well in advance and had no supply issues and once the work started, it took 3 months. Our remodel consisted of raising the ceiling (to match the rest of the cathedral ceiling in the dining room), moving appliances around, installing brand new cabinets, countertops, lighting, and backsplash, and refinishing the floor. The end result is high quality and beautiful and we are really pleased. I found John's team to be friendly and considerate and his electrical subcontractor was similarly thoughtful and pleasant to work with. In addition, John was well aware of the permitting process (including recommending a structural engineer to check our ceiling before we started) and seemed to do everything by the book which I appreciate. A few considerations for you: > 1\. We had never done this sort of major remodel and it was an education for us. Given that we lived in the house during the remodel, there were times when we were quite frustrated with several days of nothing happening. Sometimes this was a result of waiting for a subcontractor to come or for the city permit folks. And some times it was a result of John's team working elsewhere that day. This seems to be the reality of major remodels but being prepared for it might make it a little less frustrating for you. I do wonder if some of the down time could have been avoided by planning ahead more/less "Just in time" scheduling. > 2\. We went with the designer John recommended (Amanda). I would not recommend this. While she did the design and helped pick out the cabinets, she was basically phoning it in for the rest of everything. I am happy with what we ultimately picked but would have appreciated someone who actually came and helped us pick materials/held our hand a little more. I interviewed 4 separate contractors and companies before selecting John and his team, and I could not have made a better choice. From the minute I started working with John I knew I had made the right decision. He, and his team, exude customer service and perfection in their work that is beyond what you could ever imagine or hope for, especially for a contractor. I hired John and team to complete a bathroom remodel consisting of putting in a tile shower (using the Kerdi system), a new door frame and door, window, and lighting fixture above the shower, not only did they do everything to perfection they happily fixed a few other things without even a thought of tacking on change orders and charging me an arm and leg for it. They just fixed it, because they wanted to make it look right! John also helped quite a bit with the design and providing recommendations and options on the layout of our shower and the tile selections we had made. Because of this and the relationship that was built leading up to and during the work they performed, I without hesitation added additional work of building a fence on a retaining wall that I had needed to get done. I made several changes over the course of that month, and never did a I hear a hint of frustration from him on giving me yet another updated bid, or coming up with creative ways to solve what I thought were huge problems.
