> We visited Design Build Concepts Parade of Homes many times prior to selecting them to build our home.  We loved the craftsmanship and attention to details.  We have been in our home 1 year now and still love the custom cabinetry and many of the details.  However, the communication from the builder to the subcontractors allowed for several details to be missed and built incorrectly, and were not fully inspected by the builder.  It's easier to see full details when it is your own house.

> Regarding framing, many of these were fixed during the construction process as my husband regularly checked on the framing details, ie wrong size opening for washer dryer, opening to roll in shower not wide enough, 2" gap in wall sheathing, etc.

> Regarding the foundation, the slab was not poured properly to allow us to retain the finished concrete floor we desired.  It was also cut too soon creating chunks of missing concrete along the expansion joints, not an issue if it was intended to be covered but it was designed to be a finished concrete floor from the start.  6" foundation walls + 2 x 4 super insulated walls required non standard concrete slab pour and this was not done.
>
> Regarding roofing, after 1 year we have bats in the attic and were told by the pest control company there are several areas that were not finished properly allowing the bats to to access the attic space.

> In hindsight I would find a builder more attuned to non standard construction methods ( basement floor being overtopped to blend foundation and slab) and one more familiar with the area ( making sure the roof was inspected properly as we are backed up to wetlands in Rockford Mi, popular with bats.)

**Q: Is there a floor plan available?** *(in Photo Questions)*

Curious about the sq footage, \# of bedrooms, general layout.

A: Thanks for your questions. This is a main floor Master Plan with 2075 sq. ft. on the Main Level, The Lower Level has an additional 1,600 sq. ft. finished with (2) additional bedrooms, Bath, Snack Bar, Game room and TV entertainment area. The upper level over the garage is another 600 sq. ft. finished flex area

A: Hi Deb, thanks for the nice compliment! This is a CertainTeed Landmark "Driftwood" shingle and the metal is Firestone "Silver Metallic"
