Hobbs' Ink designs custom homes; our mission is: "To create from "sticks and bricks" happy, harmonious and beautiful environments for our clients, their families and friends."

"We hired our builder first, and then asked him who he preferred to work with for design. He said Janet Hobbs, because she provided the best drawing details. When we met Janet, we immediately found her delightful to work with. She detailed our design concept with expertise--both technical and artistic. And she is a rare businessperson in that she always did exactly what she promised to do."

**★★★★★ — Fritz Boehm, Feb. 2023**

> I was really impressed with not only Janet, but everyone in her office. The interactions with Janet and her team always made me feel like they were giving me their entire attention, and we were able to quickly build a rapport that I think is important for such a personal matter. The questions they asked, the feedback they gave, and the answers they provided steered us toward a fantastic solution. I had never been through the process with an architect before, but I can't imagine it going any better. Thanks, Janet!

**★★★★★ — Wendy Gaertner, Nov. 2022**

> Janet Hobbs and her team have creativity that is magical. She listens to clients and fulfills their wishes while utilizing the best of all space. Our house plans were outstanding, but we did not realize their brilliance until construction was under way. Not surprising, we have had numerous inquiries about our architect. Hobbs Ink is a delight to work with and we are thrilled with the results.

**Comment from Hobbs' Ink, LLC:**

> Thank you, Wendy! We are so lucky to have great clients like you who come to the table with panache and imagination. I can't wait to see the finished product!

**★★★★★ — Kenneth Kyle Custom Homes, Dec. 2018**

> Our company was recently awarded a custom build project that Hobbs' Ink helped design, and I had the honor of working with Janet during the bid and permitting process. Janet and staff are a hard working group and were always attentive and quick to respond. I know that they extend the same customer service to their clients, in addition to excellent design and detail. As we continue the construction phase on this project, we look forward to executing their design vision and turn their plans into a beautiful custom home.

**★★★★★ — Tyler Francis, Dec. 2017**

> We are just finishing up construction of our home designed by Janet and her team. It is everything we dreamed of and more. I told her what we wanted and its like she and her team pulled the idea out of my mind and put it on paper. It is exactly what I envisioned. She was very budget conscious as well. The design of her homes are unlike any I have seen. You can look at a Hobbs' Ink home design and know it is a Hobbs' ink design. Their attention to detail is second to none. I doubt I will ever sell this home, but if I do, Hobbs' Ink will be doing my next one. I highly encourage anyone wanting to build (any size home), give them a call and get your actual "dream home".

**★★★★★ — Rosalinda Babin, Dec. 2017**

> Working with Janet Hobbs and her Staff was a joy! They took the plans to our dream “Forever” home and improved it 10-fold. Their knowledge of ADA requirements, their professionalism and quick response to emails and phone calls is incomparable! I highly recommend them for your next build. I have often said, “I would move into a home designed by Hobbs, sight unseen!”

**Comment from Hobbs' Ink, LLC:**

> Awww... Rosie, you are so kind! It has been a great pleasure to work with you on your home and it is an even greater pleasure to have great people like you and your family in the neighborhood. Welcome HOME!

**★★★★★ — Don Stalnaker, Nov. 2017**

> We hired Janet to design our new Home and she did an outstanding job. She listened to what we wanted and even incorporated some challenging design elements. She helped us to come up with a plan that was different than what a lot of others were doing and something we consistently receive compliments on. As a Designer, she is very skilled and easy to work with. It was obvious when we looked at the first draft, that she was right on target and had included what we had asked for. Her final design incorporated all of the electrical, plumbing, interior and exterior elevations. The details of her plan even included cabinetry, which further simplified the process with that vendor. I would highly recommend her to anyone who is interested in designing their own Home.

**★★★★★ — Jerry Winnett, Nov. 2017**

> Hobbs' Ink, LLC designs some of the most stunning homes I have seen. Janet is fantastic to work with and comes HIGHLY recommended! I have had the pleasure of working with her in photographing property and look forward to a continued relationship. Hobbs' Ink will definitely be designing our next home!

**★★★★★ — Melinda Davis, Jan. 2017**

> Janet did a wonderful job of taking our general ideas about what we wanted in a home and turning them into a detailed set of plans. Her ability to ask just the right questions, coupled with her attention to detail, made all the difference in the world. When we saw the first draft of the plans, we knew we were going to love our home. Now that we’re living in it, we are even more impressed with how well designed it is. The lot that we purchased had some challenging characteristics. Janet did a great job of integrating the design of the home with the features of the lot.

> I have had the great experience of working on 2 projects with Hobbs' Ink. As an owner of a landscape design/build company, it is a gift to work with someone with such attention to detail, professionalism, and pleasant manner. In addition, Hobbs' Ink is very gifted at designing livable homes. Hobbs' Ink makes my job much easier by designing beautiful homes in which our company can come in and create outdoor living areas and colorful gardens.

 - Description: This couple - one European and one Texan - walked in the door wanting a butterfly roof which set the tone for the project. They were willing to do steel and custom roof system and exposed engineered beams and lots of edgy things. One of them works from home so we created a wonderful office for that with good day lighting and a view to the courtyard (which will have a Japanese Maple and other landscaping come spring), but there is a bath adjacent in case it would ever be used as a sleeping room.…

One of my favorites is the Sun Room which is the perfect owner's retreat, a place of quiet, wellness, repose... come to think of it, the whole master suite with his and hers baths and a large, well appointed closet is pretty amazing. Strong geometry throughout the house - wood framed island seating, rectilinear light coves, fully glazed walls to the view, lots of horizontal lines and strong contrasts - all give the home a bold f…

 - Description: This home is a synthesis of ideas not just from us but from various family members. The Dad built furniture and had a vision for his office. The Mom asked for a ceiling that fought the roof lines, but gives the kitchen character now. The son wanted interesting geometry from a birds eye view. The very dynamic family sought out the unusual lot in a well known area but off the beaten path. This propensity for seeking the unusual helped us find whimsy in the design in many ways. Generous use of paneled wood details, from the arched openings to the coffered kitchen ceiling recall grand French estates. ## Community Q&A

**Q: I need help with window size & placement please.** *(in Design Dilemma)*

Building a barndominium, 62'x40' with 10 foot walls. Not sure of window size and placement. Want to go with casement windows if possible. The plan calls for 36"x60" & 36"x54". Kitchen has 2-18"x54 3/8. Appreciate advice!!! Thank you!

A: Agreed. More windows, please. Larger would be nice, but if you want to buy stock windows just add more of them. Louis Kahn said, "Architecture is the religion of Light." He's right. You need to worship at the altar and add more glass. In the bedroom think about where the bed will go and either leave windows off that wall or put them in the corner like the original design shows, but on the non-bedwall get some big glass. In all cases favor windows to North and South rather than east and west. Try to maximize windows under porch cover on south side. You'll lose upper cabinets, but bigger windows in kitchen will be nice, too.

**Q: iron bed and bedding** *(in Photo Questions)*

Where can I purchase

A: Oh, too bad. Maybe discontinued. I looked, too, and didn't see it. I also checked Ebay on the off chance... that was a rabbit hole that I could have spent more time on, but it definitely didn't come up quickly. I suspect an interior designer could find it for you. It looks like the website only has the headboards that are currently in vogue - padded, mid-century, etc. But, I can't imagine they would discontinue something that successful. The designer on the project you saw the picture of had used it on several different projects.

**Q: Beatiful Fireplace!** *(in Photo Questions)*

Can you please tell me if the tile on the fireplace surround is travertine, porcelain, or marble? Thank so much!

A: Ah, here we go! That is the work of builder Hann Builders in Belaire, Texas: https://www.hannbuilt.com/ and their interior designer (I designed the building itself, but not the finishes) whose name is escaping me right now. I admired the tile, as well, but don't remember the specifics about it... will try to find out...

**Q: what are the paint colors?** *(in Photo Questions)*

.

A: The stone is just white limestone in a horizontal pattern. The roof is Galvalume. The green I am not certain of.

**Q: what type of stone ?** *(in Photo Questions)*

Where is the fireplace stone from? Color ? Design?

A: Our firm did not actually select the stone. I believe, however, it is Leuders Limestone quarried in Texas. But, if you go to the page for Travis Creek Builders who built this house, they will know.

**Q: Dimensions of bathroom** *(in Photo Questions)*

HI,
could you share the dimensions of this bathroom?

A: The room isn't square, so it'a a little hard to give you clear dimensions, but the main rectangle you see here is about 14' x 13'-8". The left hand wall in this photo is 20'-4".
