I've been designing kitchens and bathrooms for 26 years and running this practice for 16. My clients want more than a pretty space. They want someone who knows materials inside and out, who has the contractor relationships to back it up, and who sees the problems before they happen. They don't hire me for my taste. They hire me because they don't want to make a $50,000 mistake. Every project starts with listening. How you cook, how you move through the room, what's been quietly annoying you for eleven years. From there I handle the rest: design concept, material selection, construction drawings, and contractor coordination. You get a kitchen or bathroom that works the way you actually live and looks like it was always meant to be there. I work with homeowners across Whatcom County, Seattle, and Puget Sound who are planning to stay in their homes and want the next twenty years to feel intentional. Much of my recent work has focused on kitchens and baths designed to age with their owners, including a curbless shower featured by Kitchen & Bath Design News. Working with me We start with a call so I can hear what you're working with. From there, the design fee brings me to your home to measure and see the bones of the house. I develop preliminary designs and material selections, and you approve samples in your own light rather than under showroom fluorescents. During construction, your general contractor runs the day to day while I stay in the project daily through the jobsite software my contractors use. The contractor, the architect, and I work as a team on anything unexpected. Omaha clients I built this practice in Omaha over 16 years and I still design there. My trade relationships are intact, and I work with the same contractors and fabricators I've relied on since the beginning. For Omaha projects I'm on site every six to eight weeks through the life of the job, and I don't charge for travel. Everything between visits happens over Zoom, and I see the jobsite daily through my contractors' software. The price for contractor who we didn't hire was lower though in the end would have been higher. The other contractor’s allowance for tile, counter tops and cabinets were really low. Two dollars a square foot for floor tile! (You can’t buy tile for that). You have to add in everything need to buy, toilets, tub, faucets, lighting, fans, plumbing etc. Additionally the other contractor was just that, a contractor, (nice guys though). I still had to go out and find the products and it was suggested to find cabinets at a box store. I think I have good taste though I am not in the business and this is where a design build service excels over your basic contractor. > My project with Tangerine was professionally drawn out so I could see it on paper. Additionally, Tangerine was organized and knew what products to get and where to get them. For example, there are great tile stores around other than box stores. They know where to find good looking inexpensive tile as well as good looking higher end. I wanted a certain look in our bathrooms and they helped us get that and at our price range. I wanted better cabinets than the box store. A good contractor should have a in or be a rep for at least one good cabinet company. Tangerine had the cabinets as well as great counter top and tile products to choose from at varying price points. > We did our bathrooms at different times. You wouldn't want to do both at once. My advice is, whoever you choose to do the work, make sure you go over your contract of what is included. Also go over time frames for the work to be done. Good contractors have work lined up in advance. Tangerine crossed t’s and dotted i’s. The bathrooms were finished correctly.
