> The Holland & Knapp team built our new home in Morro Bay, CA. From start to finish, plan review through final inspection, Zachary Knapp, the company's owner and the general contractor, was on top of all things going on. Our project was complex, a tear down of an existing home, on a tight site with narrow access streets and nearby homes, yet Zachary's team worked hard to minimize impacts to our neighbors yet kept the project on schedule. There were no delays between the various phases of the project and the house was completed in nine months, with construction beginning in October , 2018 and finishing in July, 2019. As the prime contractor, Zachary was on the job everyday, insuring work was up to his high standards, and consistently communicated with us over construction issues and questions. He always made himself available, meeting me countless times on site. He worked well with the City inspector, and got plan changes and other issues resolved quickly. He and his team were respectful throughout. The quality of construction is topnotch and we have no disappointments with any part of the construction. Zachary provided a comprehensive budget estimate initially and then monitored and updated the budget as the project proceeded. With cost always a concern, he provided us options to minimize costs. My wife and I highly recommend Holland & Knapp Construction!

> During the preliminary planning for our new kitchen, several of our neighbors highly recommended Zachary Knapp of Holland & Knapp Construction. When we first met with Zachary and his partner Carty Holland, we both immediately felt comfortable with them. During their visit, they took time to study the layout of our 50 year old galley kitchen and the preliminary plans we had sketched. They respectfully listened to our ideas, thoughtfully answered our questions, and offered several suggestions. After interviewing several contractors, we chose Holland and Knapp Construction.
>
> Zachary was in charge of our kitchen renovation. His knowledge, organizational skills, problem solving skills, and attention to detail were evident throughout the entire process. Zachary maintained great communication (and a good sense of humor) answering our numerous questions through emails, phone calls, and meetings.
>
> We had already met with several kitchen designers to learn about the materials used in the construction of their kitchen cabinets because of some serious health concerns. We discussed those concerns with Zachary and he was very respectful and understanding. Since we planned to live in the home during the kitchen renovation, Zachary had his crew set up “vapor barriers” in both the foyer and the garage before the renovation started.
>
> Before going forward with any further kitchen plans, Zachary recommended that we meet with several of the key trades people and sales people he knew to learn more about the various kitchen cabinets, appliances, as well as, the lighting, countertop and flooring options. Holland and Knapp have established a professional network of knowledgeable and highly skilled trades people and sales people. Their entire team was respectful, conscientious and hard working. We appreciated how Zachary respectfully communicated with each of them, and how well he coordinated their schedules.
>
> The entire Holland and Knapp Team took pride in the quality of their workmanship and was particular about each aspect of the project. We appreciated all of the efforts they put into our new kitchen, and highly recommend Holland and Knapp Construction.

> Choosing Holland & Knapp was the most valuable decision we made for this down-to-the-studs home remodel with an addition of master bedroom and bath, new electrical, plumbing, floors and a raised ceiling with new beam. Their experience, professionalism and quality of work throughout our entire project began with our first consultation. Constant and modern communication kept us fully informed about every detail although the house is a three hour drive away from our current home. Zachary & Carty listened to our concerns and change requests and quickly offered knowledgeable advice along with well resourced and cost saving options. Zachary promptly initiated solutions to the inevitable construction hiccups to keep our project on time.
> Material deliveries and work team schedules were well planned to avoid any interruptions in work and our job site was always clean, tidy and safe with several trades working at the same time. Holland & Knapp have an excellent reputation with local trades and vendors. While picking out our tile, plumbing fixtures, appliances, and fireplace we were met with glowing praise for choosing them for our project.
> The Holland & Knapp team is a delight to work with, they are committed to the best quality work and genuinely care about their clients. This was our largest home project and the smoothest one due to Zachary's attention to detail.
> Our beautiful home reflects the best of this team and exceeds all our expectations!

> Holland and Knapp has done three remodel jobs for us. All three have during out great. We have found this firm to do excellent top quality work in all three cases. Their employees are smart, helpful, respectful and glad to have the work.
>
> Zachary Knapp has been a great help in the planning phase and very attentive while the work progresses. Although young Zachary has considerable experience and many good ideas. He works closely with his customers and his employees to see that the job is completed correctly and on schedule.

> I wanted my laundry room inside the house and not in the garage. Because of the high quality results a couple years ago remodeling a bathroom, we asked Zachary Knapp to do our laundry room project. Initially my husband and I thought it was a simple project (Build a new room in the garage, turn the the W/D around 180 degrees, break thru an interior wall and add a door.) Zach was careful to show us what ELSE was needed raising the estimate. We were consulted when creative solution were needed to solve challenges. Very fun. And, even with un-forseen issues and new requests from me and my husband, the ultimate cost was about 15% above original estimate and below revised estimate. We are VERY satisfied… It’s beautiful. What I’ve learned from Zach with these two projects is 1) you get what you pay for. (I was disappointed with the results on our original remodel 8 years ago by going for lower cost vs. higher cost. Good work is worth paying for in my view. 2) I work from home so having noise, dust and disruption of a remodel makes working effectively tough. When I needed quiet while on conference calls, they accommodated my requests. Not only does Zach clean up EVERY day, so did all the subs. When only the subs were here doing their work, Zach always came by to check their work and make sure it was up to his high standards. LOVED THAT. 3) Felt listened to and respected as a homeowner paying the bill AND gave the same respect to Zach and his team. All in all a 5 star experience. THANKS.

> Holland and Knapp performed a complete restoration on a 1904 Historic Register home for us. We took the entire house down to the studs, replaced all electrical, plumbing, replaced flooring and did it all with top quality finishes and fixtures. Zachary and Carty were phenomenal. Not only did they do a masterful job with the restoration craftsmanship, their sub-contractors were amazing, they coordinated with our interior designer, and they were creative in their approach. Zachary Knapp, the supervisor on this job, was unbelievably considerate of our schedule and his impact on us, as we lived on-site in the guest house for the finishing months of this complex restoration. He would tell us what time he would arrive and he’d be on time. He’d tell us what to expect day by day and was on top of every sub interaction. We highly recommend Zachary Knapp and Carty Holland for any Construction new, or remodel. The results speak for themselves and the process was very professional and personal. Well done Holland and Knapp!

> Holland and Knapp Construction is an outstanding company that did a beautiful job on our window remodel. This was a complicated job and the project turned out beautiful and we now have a lower utility bill each month. Zachary Knapp took many visits in the planning phase to make sure everything would be done impeccably. He is professional, easy to work with and his crew is very clean and respectful as well as talented. We love our windows and would hire him again for our next project. Also, their prices were reasonable and he finished on time.

> Zackary Knapp, of Holland and Knapp was my contractor for a kitchen and bathroom total remodel. Zackary estimated the job and brought in each of the subcontractors for me to meet with prior to start of construction. Each evening I was notified as to who would be working the next day, when they would arrive, and what would be done. Each evening the construction area was throughly cleaned before the workers left. I was consulted during the job as questions arose, frequently. Zachary was concerned about getting the work done correctly and making sure the client was satisfied with the results. The attention to details was of upmost importance. This major construction project was completed on time and very close to the estimate. The results in the kitchen look so close the magazine picure provided as an example. The whole remodel project was a great "adventure" and a pleasant one at that!
>
> What was done: Kitchen - cabinets, appliances, lighting, tile work, plumbing, hardwood floors refinished, total redo down to the walls. A half bathroom was turned into a whole bathroom, shower added, window moved, cabinets, fixtures, lighting, hardwood floors refinished.

> Working with Holland & Knapp Construction is a pleasure. Zachary Knapp has a calm demeanor and an efficient manner when communicating with clients and pros in all phases of the job, from bidding, to planning and construction. He does not miss a detail. He is knowledgeable about use of green building materials and has a very fine attention to finish details as well as budget and schedule. I would highly recommend this construction company.

## Community Q&A

**Q: What is the flooring used in this kitchen?** *(in Photo Questions)*

A: Hi, This was a engineered pre-finished flooring we got at Cal Coast Carpet Warehouse in Oceano.

**Q: This roof is amazing! Would you mind sharing the brand of shingles?** *(in Photo Questions)*

A: It's the work of an artist who unfortunately has passed away. He used a standard Asphalt composition shingle that he cut into in smaller shingles to make the patterns on the roof.

**Q: What is the splash guard material to the right of the stove top?** *(in Photo Questions)*

I have this exact same set-up where the stove top is near my wood cabinetry that surrounds my refrigerator. I want to protect the wood cabinetry surround by putting something on the wood that won't damage it for later removal. What is the splash guard on the right of the stove top attached to the cabinetry? How was it applied? Thanks!

A: Tile was set flush into the cabinet end panel to a height just above the hood. If you look closely at the photo you can just barely see it, looks like a reflection.

**Q: Where did you get the pendants? Love them.** *(in Photo Questions)*

A: Thank you for the inquiry. Owner supplied the pendants. Do not know where they were from. Best of luck.

**Q: Tile name, size, color on floor?** *(in Photo Questions)*

A: Vein cut limestone

**Q: love the backsplash where did you find this?** *(in Photo Questions)*

A: These are antique vintage tiles, salvaged from previous installations. All purchased individually.
