**Q: Need floorplan help** *(in Building a Home)*

Hi All. Long story short, I have to scrap my architect-created plans due to a much too low bank appraisal. If you’re having déjà vu, Houzz ate my last post and I’m taking a different approach on this one. We want to drastically reduce square footage from the 3700sq ft of current plan. The architect is not available for at least two months and suggested I try to find a plan online as a starting basis. I’ve had no luck and am looking for help.

About us: 2 adults, 9yo daughter, 5yo son and 2 cats

Location: hilly 6 acre subdivision lot in Southern Indiana, the house would face roughly NE, walkout basement

Needs: 3 bedroom, 2 ½ bath, 2100 (HOA min)-2500 sq ft, 2-3 car attached side-entry garage

Basic wants: craftsman or cottage style, 1.5 story, 1st floor master, other bedrooms upstairs, screened porch, back deck, deep front porch, mudroom, small home office, walk-in pantry, makeup vanity in master bath, master walk-in closet, 36” induction cooktop, wall oven, farm sink, dining area (not whole room), living room, mudroom, laundry room, Susanka principles

Trickier wants: 
Master bath and closet accessible to each other withOUT having to walk through length of one to get to the other (and without having to go back through the bedroom). Master closet attached to laundry room. Laundry room near mudroom/garage entrance. Would prefer not to walk through mudroom cubbies to get to laundry. Something like this:




Bonus tricky want:
I really love this mudroom, powder room, coat closet, front entry flow of our current plan. Powder room easily accessible to guests as well as from garage. Most of the mudroom cubbies out of direct sight of front door but also easily accessible from both garage and front door, as is the coat closet.




I would love links to existing plans as well as sketchy layout ideas.

A: It's very difficult to find the right person/firm to realize your dream home. Moving forward, it is a much better idea to start from scratch, work with an architect that knows your top end budget, and will work closely with you throughout the design process to ensure everything meets with your approval. Anyone that gives you a flat fee and says "ok, I'll have it ready in a month" is not the person you should be working with.

Finding a floor plan online sounds like a great idea, but in reality it's one of the worst things you could do. No one mass distributing floor plans online knows you, your tastes, your likes/dislikes, etc. They are designed to sell, nothing more. This is your home and you deserve to have someone on your team that takes the time to understand who you are and what you want.

For example, the very first thing we do is sit down and talk with our clients for a few hours. We discuss everything from top to bottom and get a real sense of who they are. From there we discuss the hurdles that may occur based on the information given to us, and then we design accordingly, but in conjunction with our client at every stage.

Choosing an architect is choosing an artist. Imagine lining up 10 different painters and asking each to paint your portrait. They may all be very skilled, but I can guarantee you that each will provide a very different end result. You need to find the artist that fits with you.

**Q: whats best software for the design / floorplan of a house?** *(in Building a Home)*

A: As most everyone has stated above, we can rattle off different pieces of software to use for designing but without the architectural knowledge and experience, you might think you have it all laid out, only to realize that you did not abide by certain codes or create the correct feeling in the space. This is why hiring an architect is the number one thing to do when looking to build or remodel any space.

As far as simply answering your question, we love Archicad. Others prefer Revit or Autocad.

**Q: Building a custom home in NJ** *(in Building a Home)*

Hello, I live in south Jersey and my husband and I are in the early stages of researching custom home building. We hope to move in about 2 years. Has anyone built in the south jersey area? Curious to know if you looked for land first, builder first or architect first? And what did the final cost end up being? And lastly, any recommendations for great builders/architects is appreciated! Thank you!

A: EJ M, I completely understand your thought process and perhaps I was not clear in what I wrote. I am not suggesting that a builder is brought in at the end of the architect's process, more in the middle, once a builder can accurately gauge what is being designed and therefore provide a proper take-off and bid. A builder cannot provide accurate numbers to a client without having enough information to calculate their materials and time.

If a builder is brought in and provides a bid that exceeds the client's budget, one of two things occur:

1\. The architect revises the plans in order to meet the client's budget with that specific builder

2\. Other builders are brought in to provide bids so that the client can determine the best course of action (i.e. go with a different builder who better understands the build process and therefore can provide a lower but accurate bid - OR - instruct the architect to revise the drawings in accordance with the cost per sq ft from the chosen builder)

Being in this industry for such a long period of time, I have seen more than my fair share of clients who come in initially telling us "My builder says a 2500sqft house will cost $250k". My response is always the same. There is no way a builder can tell you how much something costs when they have no idea what the design entails, the materials necessary, or the foundation design based on a geo-technical survey of the property. Builders love to throw out numbers to entice clients. None of that matters until the builder is presented with a plan set for bid that allows them to calculate everything the build entails.

I hope that explanation clears up the confusion.

**Q: Whole Home Audio** *(in Building a Home)*

I am in the process of building a new home.  I want to have whole home audio.  I do not need anything over the top, just want to be able to have speakers in various locations.  My biggest concern is how they will be controlled.  For example, if i am on the back deck and need to switch the music, i do not want to have to travel clear to the basement to change it or vice versa.  Whats out there that i should look at?  When i research, everything that i am finding seems to be way more than i want/need.

**Q: Porcelain that looks like white marble** *(in Building a Home)*

Looking for a polished porcelain with a white/cream background with soft grey veining (maybe statuario).  Don’t want too dark veining and don’t want too much veining.  Would like in 24x24 or 18x18 in polished porcelain.  Seems better if comes from Italy.  Suggestions?  Would love to see real life photos of it too.  Thanks!

A: The OP has everything correct and the answer is Refin Ceramiche out of Italy. They make an outstanding porcelain and you cannot tell it's a print no matter how close you get. We have used this product in our builds time and again. The company is wonderful to deal with, and their product is second to none. Plus, we have their marble look tiles installed all over our office and you would be amazed at how many people walk in and ask where we purchased the marble from so they can get it too. They are always shocked to hear it's actually Italian porcelain and not marble. If you are in the Austin area, we are a Refin dealer and would be glad to assist.

**Q: laminate flooring and cabinets. HELP!!!** *(in Design Dilemma)*

We have oak cabinets with Medura Gold granite countertops. I really am leaning towards Tarketts Italian Walnut for flooring. Too dark? suggestions welcomed as we are getting close to that part of the renovation.

A: Each of the materials you have chosen look great. Altogether these materials have a very similar coloring. I would try to add a bit of variation in the color of the flooring. Perhaps a tile with cooler tones, which would also alleviate any worries of the laminate flooring getting wet and warping.
