> Don't hire Alesio Panaccio aka Al or Robert Panacio aka Bob for anything.  Al's exact words in speaking about his cashflow problems and why he vacated my job - he said, "I am robbing Peter to pay Paul."  Guess what, I am Peter and they are Paul.  They lied and delayed and after 6 months of trying to get them to return to the job, I bought the materials because of their perpetual cash flow problems.  They promised over and over to finish the job.  The material sat on my lawn and driveway getting ruined for two months until I finally called these guys in default on our contract.  I am out $30k and have to sue these two.

> I contacted the owner Al in May for an estimate to remodel my kitchen and bath in my 1940s home.  He came and walked through and provided a design and estimate for my project for 50K.  We started the project in July. Project was est. for completion on Aug 17, 2020.  I emphasized to Al, that I was paying rent and mortgage.
> Relationship with Al was going good, I would check in with him regularly, and he the same.   I appreciated what I thought was transparency. I was looking for another contractor to install central air into my home, Al opted to that work for $7200 which included the equipment (he cannot provide warranty like he told me).  I added that he would add a new bath to the master bedroom and a closet space in my 2nd bedroom for 24K.  He assured me that he could get this done in the initial timeframe, I did tell him that a completion date in Sept would be fine with me.    However, the project was moving much slower that I'd  expected.  Al was using my site for his dumpster storage, and was completing his other jobs in the city and putting the trash in the dumpster on my site, while my house was not getting worked on.  A whole week or 2 would pass, nothing was done., Project took addt'l 2 months.   Al stole money, by overcharging me for the cabinets and countertops.  I called the wholesaler and estimate was less by 3K. He cannot provide the actual receipts. I do not recommend Al because he cheated me by charging more than what was invoiced for the cabinets and countertops.  He fabricated the invoice, to show a different price.  I called the wholesaler and the price was off by couple of thousands.  He was not honest with his billing and acted disrespectful when addressed about it by cussing at me.

> Thank you for your feedback. Bella Casa Design and Build provides all clients, like yourself, a detailed contact that includes pricing and payment schedules. Pricing includes labor/subcontractors, materials, design/framing consultations and permits. The price given was agreed upon by the client before work began.  Bella Casa Design and Build has the right to include a profit margin on the services they provide whether it be labor or materials on the price they quote for a project. The client has the ability to negotiate prices with Bella Casa Design and Build before signing the contract. However, once a price is agreed on the project is budgeted based on the contractual price. If the client wanted to obtain the cabinets herself and be responsible for delivery she should have stated this at the beginning before Bella Casa Design and Build ordered the materials and arranged delivery. We are in business to design and build beautiful new spaces for our customers, but also to achieve the American Dream of growing our company.
> Throughout this job, the client made add ons for HVAC and a bathroom remodel, as well as additional closet space. Client then asked to provide certain materials and have the contract adjusted for price. We allowed our client to obtain certain materials and reduced the contract for materials purchased by our client. However, materials that were purchased by our client were not inspected by our client when they arrived. Most of the materials unfortunately either arrived damaged  or incorrect size and had to be sent back. This delayed the job from progressing in a timely manner and was completely out of our control.

**Q: Need Help with Built-In Cabinet Upgrade** *(in Design Dilemma)*

Hey Houzzers, 

I need some help! I'm in the process of a bathroom renovation and am totally stumped on what to do with this built-in cabinet. I have a few things I'm debating with... 

The first thing is strip &amp; stain vs paint. There are about six layers of paint on this old thing and its taken me about three layers of stripper just to get through to the wood. I bought a small can of Minwax Jacobean stain to test since I'm trying to match the black/brown color from Ikea that the new vanity is in, but I'm wondering if it's even worth it! I would love to have the wood grain but may have to break down and paint. 

My next debate is what to do inside. I'm taking out the drawers to create open shelving for the bottom. I can either keep the sizes or maybe try and change them up.

But I'm stumped on what to do up top. I could take the doors off (which I'm not a huge fan of) but there's just so much space to keep organized! So I've been looking at some different organization inserts (ikea) or maybe just completely create new shelving that actually makes sense. I was thinking of giving everything a fresh white inside as to not add to the dark in the bath, black stacked stone on the walls (Midnight Sky Shadowstone from Realstone Systems) and the black/brown vanity and most likely brown for the built-in.  

Oh, and all of this on a budget :)

A: I don't think you will ever be able to get it stained looking 100%.  Stick with painting it.  It doesn't have to match.

**Q: Need Help Please!** *(in Design Dilemma)*

I wanted to change some of the cabinet doors to glass and change two of the base cabinets on the six year old kitchens in the house we are buying. The cabinets are a maple honey stain with a brown glaze the door style is simple I have seen it a lot. the problem is the cabinet co is Cardell and they are closing. How hard would it be to try to match them with stock cabinets from another brand?

A: The wall cabinet doors you can just cut out the raised panels and put glass in the openings.  Many glass shops will do this for you for a charge when you get the glass from them.  Or a contractor can cut the raised panels out - it's pretty easy.  The interior of the cabinets will be natural maple but that should be OK.  For the bases, matching a stained/glazed door style from another company will be very hard to get really close, and you will need to get the doors custom color matched from an higher end cabinet company.

**Q: basement swimming pool** *(in Design Dilemma)*

I have an unfinished basement. I want to know the feasibility of extending the basement out of one outer wall and putting in a swimming pool partially in the existing space and extending out. all would be inclosed. It would be on the south east corner of the home and we want to utilize as much winter sun as possible. We have a septic system and the tank is only about 10 feet from the house,can that be moved?  
If it is possible, where would I start in having it designed and estimated?

A: Sounds like an extremely expensive project, and over 70 thousand dollars.  If those kid of numbers don't phase you I would start with  general contractors to ball park the project and see where you are likely to be cost wise before you hire an architect.
