> I am writing to formally express my deep concern and dissatisfaction with the continued lack of accountability, transparency, and follow-through by Riverside Home Builders and the HOA management team. Since the development of this neighborhood, significant drainage issues have been repeatedly brought to their attention, yet have gone unresolved. These concerns are not minor inconveniences; they have resulted in measurable property damage, severe erosion, and recurrent flooding that directly affects multiple homes within our small community.
> It has become evident that natural springs and water flow channels were not properly addressed during construction and, in many cases, appear to have been simply covered with dirt rather than corrected through appropriate engineering and drainage solutions. As a direct result, multiple homeowners in this neighborhood have been forced to spend tens of thousands of dollars out of pocket to protect their property and mitigate flooding and erosion that should have been prevented through responsible development practices.
> Compounding these unresolved issues is an ongoing lack of transparency regarding financial decisions within the HOA. Homeowners have experienced repeated increases in HOA dues without prior discussion, disclosure of budgets, or any clear explanation of where and how these funds are being allocated. Requests for documentation and clarification are met with vague answers or no response at all, reinforcing the perception of poor communication and questionable management practices.
> The pattern of delayed action, lack of transparency, and failure to address foundational infrastructure concerns has created a troubling environment of mistrust for Riverside Home Builders and the associated HOA leadership. Homeowners should not be left bearing the financial and structural burden of incomplete or inadequate development decisions, nor should they be excluded from the financial oversight of an HOA they are required to support.
> At a minimum, residents expect:
> •Clear and documented communication regarding HOA budgets, expenditures, and the justification for fee increases
> •A defined plan and timeline for addressing outstanding drainage and erosion issues
> •Transparency and homeowner involvement in decisions that impact the community both financially and structurally
> •Honest and proactive communication rather than reactive, evasive responses
> Riverside Home Builders has a responsibility to their homeowners, current and future, to operate with integrity, transparency, and accountability. Unfortunately, the experience in our neighborhood has fallen far short of these expectations.
> Below are pictures taken a year ago to show the lack of drainage and erosion. We have spent thousands of dollars having our yard re-grated and included rocks to assist with drainage but the erosion because of lack of drainage is so severe someone could climb under our fence.

> Overall it has been a terrible experience with Riverside Homebuilders. Closing on our home was pushed back months at a time. This was after we had to sell our home to be contingent on buying theirs. They had zero sympathy or care that multiple families in Sanger Meadows were homeless for months. Here we are now, coming up on 2 years in this home and the warranty punch list still isn’t complete. I have taken weeks off of work to meet up with their unorganized contractors. Most of the time they never show up, plan on waisting all of your PTO if you don’t work from home. When they actually come to fix something they can’t complete the job and have to come back. They have also damaged other parts of our home in the process. I told Tyler I would be taking the month of August off and we could complete the entire punch list then. He agreed and that was our plan. He closed out all of my opened items and nothing got scheduled, waisting the entire month I took off. We have a leaking window in the master bedroom causing water damage/ mold and it doesn’t seem like they care to fix it.

> Stay away from Riverside Homebuilders! Closing was delayed multiple times, always at the last-minute costing us thousands. With material and labor shortages, I understand delays, but the failure of the team to manage the project effectively and communicate those delays was unacceptable. The least they could have done is make sure things were done properly when they did have the resources. The quality of work was terrible, and many things needed to be corrected.  We have items that were pointed out at the time we went into contract and 3 months after living there they are not taken care of. We had a long list of items on the punch list from the walk throughs, but unfortunately closed knowing it was going to be cheaper to fix it ourselves than to continue living in a hotel. Our first water bill was over $500, so I'm still working on that… Now we are 3 months into living in our Riverside home and can’t even get mail delivered because Riverside failed to put up a community mailbox that meets the USPS guidelines. Overall problems after problems with no adequate solutions and no clear or timely communication, save yourself from the headache and purchase with someone else.

> I purchased in the Buffalo Mesa subdivision in Lone Oak and it has been terrible!  The roads are washing away and you can not even park in your driveway due to the holes in the street in front of your driveway.  Not too mention, if someone were to step in one things they would be severely injured.  We have a street full of kids and it is too dangerous to let them play outside.  The drainage is terrible!!!  I cannot even use my backyard from all of the standing water.  I was told that the swell that runs through entire backyard had to stay that way in order to help with the drainage.  That has not worked at all!!  I was told that Riverside would be back out to fix the drainage problem in the Spring and still nothing!!!  The holes in the roads are so big that they have caused damage to residents and guests tires.  We will all be joining together and reaching out to news stations in order to get someone's attention.  I would have never bought here, had I known these problems would still be being ignored after 7 months!!!

> Terrible service.  Best to find a different builder. Had way too many issues with them and they do not care about your home buying experience.  They will just take your deposit and move on to the next customer if you back out.  And they literally will tell you that, because they are currently enjoying a seller’s market.  If I had to do it again, I would have not bought from them.  Terrible customer service and they take your feedback but do nothing with it to fix themselves. Have heard from new neighbors that they too have had a nightmare experience.  Take your hard-earned money and find a builder that will work with you and create a positive home buying experience. They don't proactively check their builders work.  We walked in to a mess on our first walk through and was a battle to get things fixed.  You don't need to spend your hard earned money with a builder who does not care about you as a customer.

> I bought a new home from Riverside within the last 6 months and dealing with the builder as well as the home warranty support has been painful, to say the least. Most recently I have requested they repair inadequate drainage on the property to correct water from collecting (and pooling) in the water meter box.  I was told by "Larry" that it was fine and they were not going to do anything about it.

> Riverside and Tim Fleet in my opinion are the most unscrupulous people in the real estate business, all he cares about is his dues in his neighborhoods. he hires offsite management groups to collect his ridiculously high HOA fees and does not put any money back into the neighborhoods. he also appoints himself president of the HOA without any voice in your neighborhood. BUYER BEWARE!!!!
