> We hired Neos Construction (Troy and Ron) to install a permitted 12x15 Modern Shed on our Los Angeles property and to oversee all permitting.
>
> They were generally pleasant to work with: communicative, respectful of our home, and transparent about scheduling. They maintained steady communication during permitting lulls, shared progress photos when I was traveling, and had a positive working relationship with our City Inspectors.
>
> However, there were a number of meaningful challenges:
>
> First, for the premium-level fees they charge, the build was essentially completed by only the two of them, with subcontractors brought in for demo, electrical, plumbing, and interior painting. This hands-on approach may appeal to some, but it significantly lengthened the construction timeline compared with crews of comparable cost.
>
> Second, cost transparency was limited. Neos was reluctant to itemize materials versus labor or provide subcontractor invoices, despite initially offering to do so. We later discovered a sizable discrepancy between what we were billed for demo versus what the subcontractor actually charged them.
>
> Third, the inspection fee structure deserves clarification: I agreed to the $650 per-inspection fee (outside of 4 included ones) in their contract. My intention isn’t to suggest surprise, but to note that these are Neos-imposed fees, not fees from the City of Los Angeles (City inspections are covered by your permit). Given that they were often already on site, the cost felt high, and we were billed for the final inspection despite their absence.
>
> We also experienced preventable mistakes:
>
> Neos did not verify the delivered siding from Modern Shed against the approved plans. This error was only caught near the end of the build, requiring replacement materials and causing delay.
>
> More significantly, they installed our sump pump without a permit and mechanical plan check clearly required by the City-approved drawings they regularly consulted, assuring us a city inspector had said it was fine. A new inspector later corrected this, leaving us responsible for months of additional delays and significant fees to obtain a retrospective mechanical engineering review. They defended their ignorance of the required process by saying they had never installed a sump pump in Los Angeles.
>
> Finally, although the last stage of work (closing the sump pump area and leveling the surrounding earth) was performed by their subcontractor, no one from Neos came to oversee the work or verify its completion. The subcontractor arrived unfamiliar with the job and had questions that normally would have been answered by the contractor on-site.
>
> I'm happy with my studio and am not questioning the quality of the work performed by Troy and Ron. However the issues we experienced  with cost transparency, permitting, and subcontractor oversight were not insignificant and did cast a pall over the overall experience.

When we had an unexpected crisis this fall—a water leak from our HVAC system—we had parts of our kitchen ceiling and walls torn out to remove the water damage. Troy and Ron came to the rescue. They did an incredible job putting our kitchen back together: not only did reconstruct the kitchen, but it looks even better than it did before! And Gustavo, the painter that Troy worked with, also did wonders repainting the kitchen.

They were very careful about taping off the kitchen to keep construction dust from getting into the rest of the house, and worked with us to choose non-VOC paints (both of things important for someone with asthma).
