### Reviews

**★★★★★ — Nancy and Doug Wood, June 2025**

> Fran just finished our beach duplex restoration post Hurricane Helene on Indian Rocks Beach. He and his subcontractors were thoughtful, detailed oriented, communicative and proactive. We could not be more grateful to Fran and his team for the restoration of our little beach place so then he can build our new Tampa house for us! Thank you Fran and Veranda Homes!!!

**Comment from Veranda Homes:**

> It is my pleasure to help you all out in this trying time. Look forward to rebuilding your new home in Tampa.

> We used Veranda Homes to remodel our newly purchased 1960's home. This was a huge project that took several months to complete. It involved a new family room addition, covered lanai addition, roof, kitchen, flooring, AC, windows, doors, bathrooms and plumbing. Plus, there was extensive demolition and structural work done. We would not have trusted anyone but Veranda Homes. Nobody pays attention to detail like Frances Vivero. He manages the project and all details himself. His subcontractors and vendors are excellent and have the utmost respect for him. If there is a problem, Frances is working on fixing it before you even realize there is an issue. His customer service is the best. He returns all phone calls or texts immediately and is on-site ASAP if needed. We couldn't be happier with our new home and highly recommend Veranda Homes!

> Veranda Homes exhibited the utmost professionalism during all aspects of my project. Our project involved a large swimming pool with an elaborate outdoor kitchen. The planning was thorough, scheduling was exact, and workmanship quality was superb. I would highly recommend using Veranda Homes to everyone.

> We added a significant roof extension and built to columns to match the original design of the house. We extended and resurfaced the pool deck area with travertine pavers amd coping. While the original house was built in 1968, this extension was tied in so professionally, it looks as if or was part of the original design. Veranda Homes employs talented and trustworthy subs and detail men. They come in on time and within budget. Only the finest materials are recommended to create a lasting finished product. Change orders are handled professionally and in a timely fashion.

> I have worked with Francis on numerous projects throughout the years. He is always wonderful to deal with and I know all of his clients are extremely pleased with the final product. His attention to detail, professionalism and friendliness make for a positive experience with Veranda Homes.

> Veranda Homes completed a large-scale outdoor renovation for our home. The renovation included adding a significant roof to our existing roof, expanding the deck, modifying a guest house, designing the configuration of the space, and creating custom items such as columns to match existing ones at the home. Veranda Homes was a pleasure to work with, efficient, on time, and on budget. Not once did I worry about the project, the quality of materials and workmanship, or the final product. We are thrilled with our new living space. Veranda Homes provides exceptional quality, professionalism, and value.

> Veranda homes is a high end construction company that I have had the pleasure of working with. It is always a pleasure dealing with Francis, as he is very detail oriented and provides great customer service. Would recommend this company to anyone who is interested in quality

**★★★★★ — Larry Duval Wallcovering Service, LLC, Nov. 2013**

> Very professional. As a sub-contractor to Veranda Homes FL I appreciate the construction environment Francis creates for us. The work area is clean and his scheduling for work to be done allows us to provide the quality of craftsmanship that his client's expect!

**★★★★★ — Linda Saulino, Nov. 2013**

> Francis from Veranda Homes oversaw the extension and construction of my walk in closet. He is prompt, reliable and above all else honest. My closet came out fabulous and Francis scrutinized everything....making appropriate changes when necessary. Loved him so much that I have used him for a myriad of things ever since: matched and replaced water damaged hardwood floor instead of pushing to have all the floors re-done! Had him replace my front door with an all wood fabulous one .He also put in sliding drawers in my kitchen .Nothing is too big or small for him.
>
> Honest, reliable ,detail oriented and reasonable. I will continue to use him!!!!

## Community Q&A

**Q: windows** *(in Photo Questions)*

Who manufactures these windows?

A: Jeld Wen

**Q: I love the clock light. Where did you get it? Thank you** *(in Photo Questions)*

A: Unfortunately I no longer have the records for this project. Sorry I could not be of assistance

**Q: Ceiling slope** *(in Photo Questions)*

Is this ceiling sloped for steam? If so, how do you get the fur-down and the glass to be squared off, not slanted at the top? My shower is being framed right now and I think they are doing it wrong. I have a fur-down and they framed it will sloped top and the glass will be slanted at the top and the fur-down will go at an angle on the sides. It looks strange and I don't like it. Please tell me how to slope the ceiling, but still create square-off tops to the glass and fur-down. Thanks so much.

A: Yes the ceiling is sloped from left to right approx 3/4". The glass will not be sloped if you frame a header down like in this picture, which will allow you to run crown molding around the room and not into the shower area or into the glass. You do see the top row of tile cut on a slight angle, which in this picture would be the back wall which the window is on. There's so much movement in this tile that it is barely noticeable. I thought I sent a response to this some time ago but it must have got lost in cyberspace, so my apologies for the delay. Good luck and send a pic when done or if you have any other questions.

**Q: Can you please share the wall paint color? Thank you!** *(in Photo Questions)*

A: Kitchen/Family Room:
Walls – BM HC173
Edgecomb Gray
Ceiling – SW 7009
Pearly White
Trim – SW7008
Alabaster

**Q: Dimension** *(in Photo Questions)*

What are the dimensions around the island? TIA!

A: 54" is what I have at this kitchen. If you have the space I like to allow 60" as the kitchen tends to be the central hub of the home where everyone congregates. I would say 36" is the bare minimum, but that is too tight in my opinion. The smallest I would ever recommend would be 48", especially with these larger appliances

**Q: Backsplash** *(in Photo Questions)*

What is the backsplash. Love that it looks like a warm white. Thank you!

A: It is an ivory color but I do not have manufacturer information on this product any longer
