(Note, it was a spec home under contract with a buyer who backed out. All we got to pick was the carpet.) I wouldn't buy from them directly again, and in fact, I'd be wary of buying an older Monticello home now too. Our almost $800K "semi-custom" home feels like a tract home. > > Buyer beware: > > 1\. You'll need to budget to repaint your entire home b/c they put one thin coat of flat paint over a very thin/cheap texture, and you absolutely, 100%, cannot clean your walls. Sticky fingers = paint and texture gone with one wipe from a warm rag. I've heard this from neighbors too. > 2\. After 15 months in our home, our pony wall came loose. That's right - a loose wall in a home to a 4 year old. > 3\. Our super cool, frameless shower, still leaks. They've been over 12 times to "fix" it. First, never get a frameless shower, and two never get one in a Monticello home. > 4\. Our son opened the door to the pantry hard and the hinge popped a hole in the door. They're nothing but paper thin plywood-type material. > 5\. Monticello chose white cabinets for the entire house. In every bathroom and the kitchen we have cabinets with deep paint chips and a few area on the island where the wood is splitting. Budget for handles, but I'm not entirely sure that will even help. Or budget to completely repaint your cabinetry. > 6\. The doors, handles, light fixtures, and faucets that come with the house are cheap. Budget to upgrade if you want your home to look like the amount you paid! > > Overall, just don't do it. We purchased an almost $700k home in April 2023 with a known problem with the double-oven unit (error F8E0) and according to the documents signed, they’d would attempt to repair it before it gets replaced with a new unit. Three and a half months since the closing and after more than three field-tech visits to repair it, I have the most expensive Kitchen-Aid clock in the entire house (that’s the only functional feature in the oven) unable to do any baking. I’m told I need to put up with another inconvenience to host a technician making all my previous calls to report the problem and accommodate the technicians (BTW, they sent different techs to validate the disfunction state) and is entirely unacceptable. If the home has problem prior to closing, reconsider moving forward. **★ — Zachary Hernandez, Aug. 2023** > Do NOT buy from this builder! No integrity, responsibility and little professionalism depending on whom you deal with. Consider yourself warned by someone that has gone through the complete Monticello experience from beginning to end. I could write a book on the unbelievable experiences we went through from sales to building to warranty work. You can tell the bad ethics start from the top and trickle down. It’s pretty obvious there is a problem with this company based on the multiple bad reviews across different platforms. Build took about 10 months but communication was great. We received weekly updates through the entire process. Kenny was our project manager and he is the best you can get! Never had to follow up on anything we asked for. If we mentioned anything he took care of it. Rare to find an employee like that who genuinely cares. Monticello went above and beyond to assure my transition was seamless and even held the home for me while they were delays on my selling side. They have delayed my home by more than six months now and still don't have a completion date. Every time they have some reason which makes no sense and is beyond any logic. Their prices are as expensive as many other reputed builders, but the quality of service is poor. They do not procure materials beforehand, though we agree and pay for them ahead. Even if material arrives, they use it for their inventory home and delay the custom homes further. No empathy, no quality, no good service. They play the blame game, hire the laziest trades, are unethical, I could go on. We made it a point to do a thorough design walk of what’s included vs upgrade only to find out later that things we were told were included were now upgrades. We paid for upgrades they didn’t complete and didn’t get money credited. They botched our lighting plan (outlets in the wrong places, fixtures in wrong places), they didn’t complete tile work per design plan, we have uneven windows... Not to mention they were 4.5 months behind schedule. I was asked to modify a prior review because they could “fix things in warranty” only to now be given excuses as to why they won’t fix, can’t fix, etc. They have ALL the excuses. There’s a limit on photos but I have SO many more of just poor craftsmanship. Avoid this builder! There are so many other available and reputable builders. **★ — m h, Feb. 2020** > Stay away from this builder!! Would prefer not to give them any stars as one star means they are decent and this builder is not. They charge semi-custom prices and you're lucky if you get a production quality build. They hire the cheapest contractors/vendors around and don't stand behind their work. The answer to everything is 'that's the way it's supposed to be.' As if nobody has ever built, let alone lived, in a house before.
