> I'd give 6 stars if I could. MODAA is awesome. Their team was professional, organized and responsive (that's the first time I've used those words to describe a contractor). They remodeled 2 bathrooms for us and did other odds and ends. They are extremely focused on customer service and, in their words, "keeping the client satisfied for the long term." They truly go above and beyond in terms of service. It's been over a month since they finished the work. I keep looking for flaws but I can't find any. MODAA are perfectionists. I had work done at a previous house by other contractors and there was always a delay, lack of communication or some shortcut taken. Everyone who comes to our house complements our bathrooms. Nice to know I have "my guy" when we redo our kitchen.

> As an Interior Designer, working with Pat and Modaa has been a complete dream. From the minute we start a job, I know I can count on Pat and Rosie and and their team to communicate clearly with myself and the client, so that we all feel confident with the plans, schedule and budget. Pat is ALWAYS available to discuss anything that comes up, which is priceless in this industry. It has been such an asset to know, that when we work together I can count on only the best workmanship with a beautiful attention to detail. Pat works tirelessly to bring our vision into fruition, meeting deadlines and staying on budget. It has been a true pleasure to create beautiful spaces with Modaa and I look forward to the next time we get to work together.

> I don't know where to start other than to say that these guys are in the business to impress. Since we discovered them on Yelp, we were initially a little nervous to give them a shot. Let's face it, how many horror contractor stories do we hear from other people that have remodeled. During the agreement phase Patrick was very conservative with giving us a remodel completion date. Since I didn’t have a past history with him, I thought he wasn’t giving me a date because he was going to delay things. Now that my commercial remodel is done way earlier than I anticipated, I can easily say this team knows what they’re doing. We appreciate their non-sales approach. He didn’t try to sell anything extra to us. He came in and renovated our boutique per agreement and worked with us to take care of anything extra we wanted to add. The remodel process was effortless. If I can describe anything about these guys it is modesty. If you’re looking for an experienced commercial contractor, look no further. Pat is your guy.

> We picked our the painting color which we thought we liked. Patrick called us on one morning and texted us a photo and told us the color looked too yellow on the wall, he wanted to confirm with us whether he should continue or not. We really appreciated his photo, because the color looked completely different when it was on the wall. Life saver!!! We ended up going with another color.

> Joe is our handy man who also worked at Modaa, he was very good too! Thank you so much Modaainc! You gave our store a completely different look.

> Patrick and the team at Modaa were the best. It was a homeowner's dream project. Our loft turned out exactly as we envisioned with the creative mind of Darra Bishop providing invaluable input. All of the Modaa sub-contractors were responsive to the needs of the project as well. Modaa came in at the bid price, and with each phase of the project completed in a timely fashion. HIGHLY recommended!

> I can't say enough great things about Modaa Inc. Patrick and his team are reliable, excellent communicators and above all else, detail-oriented. It really is true that the details make the design, and as an interior designer, it makes my job so much easier knowing that the realization of my work is being done beautifully and professionally. When you work with Modaa Inc, you really are working with a team that is dedicated to getting your project completed on-time and on-budget.

> I awarded Modaa my Wilshire home renovation and am very pleased with their service. Very clean crew and they are perfectionists!!! Love their work and their collaboration with my Designer. Thank you Patrick!

> We bought our new home a couple of months ago in Sherman Oaks, CA and let me tell you I was very nervous because I had so many changes that needed to be made to the house in mind. I knew I needed a top notch contractor to do this job who was experienced, honest, and patient. I hired Modaa Inc. to get the job done and I've never been more impressed. Patrick made the process painless by keeping open communication during the whole process. This is a big deal considering all of the horror stories I had heard about other contractors. We had a full kitchen remodel, bathrooms, floors, walls, and much more and the end result was better than I expected. This guy and his team are perfectionists! I'm an extremely picky person and to be able to have a contractor on your side who strives off making things perfect is a game changer.

> I hired Modaa Inc for a whole house remodel. We pretty much broke down all interior and exterior walls and reconfigured walls to create an open floor plan. I believe they have before and after photos on their profile, not sure if the photos are up yet but boy was it a transformation! Throughout the process, I learned so much about construction. Never realized how many tedious decisions are needed in order to remodel a house, starting with kitchen cabinets, counter tops, blinds, color of paint, type of paint i.e. eco-friendly or not, floors, on and on and on. Overall it was a great project, and I would hire these guys to work for me again in a heartbeat. Most important thing to me is being able to stay true to my preset budget.

  - Description: A one of a kind build designed by Dan Brunn, the home is named after the very stream it bridges over. The beautiful residence embraces nature, mixing modern sophistication with organic aesthetics. We served as the primary collaborator, working on project management and installations throughout. Organic sophistication is reflected in material design choices such as floor to ceiling windows, Real Cedar siding on the outside of the home, and BONE structure’s zero waste steel framework.

## Community Q&A

**Q: RUB A DUB DUB - IT STARTED WITH THE TUB!** *(in Before & After)*

This fantastic tub was the catalyst for this Master Bath update. Sometimes it is just the first wish list item that allows a customer to put together that dream space. Our job as designer/contractor is to get them from wish to WOW!

A: Looks great!

**Q: Updated Custom Ranch Master Bath** *(in Before & After)*

The bathtub and tiny shower were removed to make way for a large master shower. Glass and Stone Mosaic Tile Insert. Shower niches for recessed storage.

A: Great job!

**Q: Wooden Office Chair- Which One Do You Prefer?** *(in Polls)*

Professional and sturdy, a wooden office chair brings a classic addition to an office. Which of these three wooden office chairs would you choose for a home office?

A: The third one looks the most sturdy, I would use it in my office.

**Q: Area rug or no area rug?** *(in Design Dilemma)*

We just upgraded our living space in our condo. It is a two floor condo so the downstairs is a living room with kitchen and bathroom. The living room space was recently upgraded with a new area rug, a new wall colour and a few new items for decor. We also upgraded it with new barstools. For some reason something isn't sitting right with me and I can't figure out what it is. I think it might be the new area rug. While I love it something just isn't right. What are your thoughts? I have included a photo without the area rug and a photo with.

A: No area rug gives it that nice clean look but I know that the rug can provide comfort especially if you have kids or guests. Personally I'd go for a rug free zone.

The room looks great!

**Q: Kitchen Cabinets - take 3** *(in Design Dilemma)*

I have posted about my cabinet layout before and got a slightly modified version. Sorry to bore those of you who have already commented in prior posts.
I think we have decided to go the easy and less expensive route. We probably will not be in this home longer than 5-10 years, but I would like to still have a pretty kitchen so I compromise :)
I received a revised cabinet layout from a KD cabinet place. Do you think this works? The one thing that I want to change is the microwave cabinet...just not sure what to put there or how to re-work that area. Any suggestions? I don't have a trash pull out so something like that could go there, but might be an odd spot for it. Maybe move bank of drawers there and then trash pull out to left of that?

thanks for your input!

A: Nice renderings, looks like it will be a great kitchen.

**Q: Our new grey kitchen** *(in Before & After)*

My husband and I spent the past 6 weeks remodelling our kitchen. Did almost all the work ourselves except for plumbing to move the sink and put in the dishwasher. Picture \#3 is the before. I am planning to put in subway tile backsplash.

A: Great transformation!
