The work involved complete removal of the; roof, façade, windows and grounds of a 3 unit HOA building. In conjunction with this work they completely gutted and updated two of the units and performed significant updates on the 3rd unit. Their work is very high-end and professional, both on the design and construction sides of things. I can say this with complete confidence because I founded a construction company with several offices up and down the East coast of the US. I would have done this work myself since our company works all over the US, including in California but I’m still running my company and I believed that having someone local and knowledgeable (especially regarding the design aspects and local codes) would be the best way to proceed. They couldn’t have performed better, working diligently through all the challenges of; COVID, significant unforeseen moisture and termite damage and difficult building code requirements. Understanding their business well, I watched many times over when they chose to recommend and do the right thing, as opposed to taking the easy/cheap way out and were always reasonable on the cost of necessary change orders. I am looking for advice on how to update the exterior of my house. While there’s nothing at all wrong with the exterior—it’s very well kept— I feel like it’s a little dated and could benefit from a facelift. What do you imagine would look good? I’m open to any and all feedback! A: White or white wash brick with painted balck windows is an easy fix that would modernize right away. I Inherited my mom's kitchen - current layout is designed to keep people out/1 person kitchen. She didn't want people in her space! I would like to change it to a more open, shared space for informal hosting. We are a family of 3 with a tween and we all cook to some extent. I have an illness that leaves me tired so being able to sit while prepping is one of the critical aspects. Would like to have: \* Island with seating \* Induction range \* Counter depth, french door fridge \* Base cabinets with drawers - I do not like rollouts. I don't want to have to open a door and then pull out a shelf. \* Trash pullout on the island - probably closest to the sink. \* A fulll range hood, currently the MW is over the stove, but not sure where the MW would go?? We do use it a lot, though I think with an induction cooktop, we would use it less. (currently corian) We have an open basement with exposed joists, 8' ceilings, and no second floor Would prefer not to move load bearing walls (yellow in the second pic) but can if a great idea is presented. The top left of the kitchen, where the wall is next to the brown square and couch houses a chase for electrical and HVAC. Moving that corner specifically would be difficult. The thin line crossing the hall from the hall bath to kitchen going into the dining room is just a "space dividers". There isn't a wall or door. Same for the thin line between the nook and the living room. Both are open. We are just getting preliminary ideas at this point as we are still probably about another year out before we dig out the crowbars/hammers/power tools! We will likely look to talk to a KD within the next month or two. To generate ideas and play around with spacing, I am using free software, so it has its limitations but is helpful in getting my brain wrapped around what might work. Our current layout: First round of ideas: Island is 44" wide (regular base cabinets with 18" overhang for seating, the 18" wraps all the way around for seating on the end) x 9.5'. Is there a better use of the length of the space? I have the Fridge measured at 33" deep for a counter depth fridge, so that measurement may change after we purchase it. For the cook top, I would personally consider centering it between the fridge and the sink wall in order to get a symmetrical upper cabinet layout flaking the hood. I know you were going for centering it on the island, but I prefer eye level symmetry, which is more so the uppers and hood area. You don't have to paint ALL of the cabinets, you can select just the bases, or just the talls, or everything but the island. That way, you stay true to the wood, without having to feel overwhelmed by it. **Q: Countertop color/advice: Taj Mahal vs Ijen Blue** *(in Remodeling)* We are looking at a kitchen remodel, going with shaker style creamy white perimeter cabs, rustic amber island. Our house has lower vaulted tongue in groove pine ceiling, the trim throughout the house is a darker walnut coloring (likely pine originally). I'd say the overall house style is traditional transitional rustic (we are in Wyoming)? The flooring will be LV (dogs!!!) in a medium toned walnut (likely won't be completed at the time of the remodel due to cost as it will need to be floating so the entire house will need done at once). The countertop I've been drawn to is Taj Mahal: neutral, light movement, classic. My husband is wanting something darker and with more character. I'm planning on doing a tile backsplash in the future (again, due to cost) that would have more "interest and color" as to me it is easier to change, like paint colors, with trends vs the counter tops. I saw this Ijen Blue slab next to the Taj Mahal (leathered) they were showing me and I was really drawn to it, but I'm afraid it will lock us into "blue" and may be too busy. Thoughts? Taj is nice, but so neutral, that it can create a sea of brown and cream, with no way to escape! The blue one is not overtly so, just subtle enough to add color and contrast, without being over the top. Especially if you are thinking hickory, the more dramatic blue will help pull in the rustic hickory. Taj doesn’t do well with rustic elements in my opinion. Lastly, remember when looking at slabs, you’re looking and 60sf, straight up in your face, vertically. So the drama is enhanced. Once its installed, you will be looking at usually 24" deep pieces, horizontally. So it tones way down from how you see it in the showroom **Q: Selecting a backsplash** *(in Remodeling)* I am remodeling the kitchen in the photo below, keeping the floors and chimney stone as they are. The new refrigerator will go on the wall with the fireplace stone, with cabinets surrounding it and on the near side of the stone, as well as filling in where the refrigerator was and on the other side of the peninsula. I am refacing some cabinets, having new cabinets built. The cabinetry colors are SW Wool Skein and SW Shade-Grown, with Wool Skein (a light beige) going on the left side of the kitchen, the dark green on the refrigerator wall. There will be backsplash on the window wall and the wall to its right. The stove is in the peninsula. The countertops will be leathered black granite. Here are photos that gives you a sense of what the kitchen will feel like. Okay! The question: I want to select a backsplash that will work with all the busy-ness of the stone and knotty pine floors. Do you think these are too busy? I am not a fan of subway tile and besides I'm going with the English cottage vibe a bit. A: The Chloe from Bedrosian in cream is warm enough to tile in with the floors, but subtle enough for the other elements.
