We found the quality of the building substandard. When we tried to replace a bathroom fixture part due to normal wear and tear, Home Depot told us it was too old and no longer in inventory so the whole tap and drain fixture had to be changed. The windows were of the worst quality and installation. One of the bedroom windows actually has a bow in it. That room is 30C with the AC on in the house. Three different reputable local window installers assessed the window to have failed, argon gas escaped which lead to the solar heat gain inside. The glazing stops were cut so incorrectly that resulted in a 15mm size hole which can look through to the outer pane of glass. After a particularly severe thunderstorm, water came in through that opening too. There's a corner crack in the outer frame of the living room window. Our next door (semi) neighbour bought their unit a Nov. 2021 and had the same problem with heat gain in the bedrooms that they decided to change all the windows throughout their house. The banister stain was probably finished with a gel type varnish and has formed a tacky gummy layer. I will be sanding it all down to refinish it later. All the finishes and fixtures in the house seem like they were purchased from a builder's clearance centre. Even the bathroom towel rack and tp holder appear to have been sourced from the low budget catalog. The Master Ensuite does not even have a towel bar or tp holder. The deck off the rear patio door was built on deck blocks on sand. The sand has subsided in one corner nearest the house and so that post is actually unsupported. It should have been built on a proper foundation to frost depth as per the City's requirements. We haven't even looked at the roof yet. They'll be next year's surprise. The layout was superb, employing a sophisticated use of space that would permit us to downsize from 3200 sq feet to 2000 sq feet with no sacrifice. And that has proved to be the case.
