There was no discussion, no approval, and no disclosure that this would happen. A major change to our property was made unilaterally. > > There was also no meaningful assessment of irrigation before installing sod and plants. A second landscaper later confirmed the lawn was installed too high for the sprinklers to function properly—something any competent professional should have verified before proceeding. > > We were not consulted on plant selection or placement, not provided with clear documentation or photographic proof of work, and not given timely care or irrigation instructions despite multiple requests over several weeks. > > The contract lacked transparency in critical areas. Square footage was included for sod installation but not for the lawn removal, making it impossible to reconcile what was actually done versus what was billed. > > When we raised legitimate concerns, the response was not to fix the problem—but to apply pressure. We were threatened with a lien and repeated legal escalation. At one point, payment demands were tied to the timing of our home sale, which felt like an attempt to force payment rather than resolve the underlying issues. > > There was also involvement from a real estate contact connected to the project, which added to the pressure and made the situation feel even less transparent. > > Compounding this, the refusal to properly address or warranty the work created delays in listing our home for sale and, in our view, contributed to a reduction in the eventual sale price. This had real financial impact. > > We made payments in good faith until it became clear the work did not match what was expected. Even then, we attempted to resolve things professionally and were told a quote and discount would be provided to correct the lawn—this never meaningfully happened. > > In my opinion, this reflects a lack of transparency, poor workmanship, and a disregard for basic professional standards. Our initial quote and agreement listed out all the work that needed to be done, however he and his team either did not complete the work or did a sloppy job. It is also important to note that Joe was not on site for the majority of these projects, so we ended up having to direct his teams on what to do since there was no site management or facilitation of any kind. > He ended up filing a lien on our property due to an unpaid invoice, which is preposterous seeing as how the work was never completed and/or was delayed. We ended up having to pay the lien for the work he did not do. I had an idea for my retaining wall project, (appox 100 ft) and Joe and his crew were essential in laying out a plan that we implemented without a hitch. They work incredibly hard during the project. the wall consisted of long 8 ft steel beam supports and Joe's crew set these with laser precision. I was concerned with exactly how the 21 steel beams would layout and everything worked out to plan. Below is a photo of the retaining wall that he replaced and he also added the string lights. The planter is another example of Joe’s work. We were left with cracks on wall and unpainted area under the wall caps, power outlet that has no power as well as imcomplete landscape lighting system.All of which we have to hire someone else to finish. Most of all, he was never able to get the HOA approval as he promised when we first interviewed him. His workers never use water to prevent the dust when they did the cutting of breaks or tiles.
