First of all, Green Canopy is not just a homebuilder. Sure we build homes and that is no small feat. Our construction team is made up of the most talented individuals that share a similar vision of building valuable, innovative, beautiful and efficient homes. They are our boots on the ground – working with neighbors, homebuyers and real estate agents to translate what we do and how we do it from the ground up.

We are educators. You can’t have a mission that is predicated on being inspirational without having that moment of teaching. And we have many teaching moments – both internally and in the community. Not only have we developed programs to educate the real estate community – but we are also actively working to influence state-level policy to put resource efficiency at the forefront of the homebuying process. > If there is a sketchier house builder to deal with, you'd be hard-pressed to find it. Our house was not built as expected, was unfinished, and of the absolute lowest passable quality, resulting in numerous unexpected/unreasonable issues in the years since we've lived here. They had a cool concept that sounded good, but executed it terribly, and have been evasive and unwilling to fix issues. They clearly mis-represented the quality of this house and have not been professional in following up on the massive list of issues.

> I expected a house that would be able to maintain a comfortable temperature, not a woefully under-powered heating/cooling system, but this is not the case.
> I expected to have more than one kitchen cabinet, because every house in Seattle does, but this is not the case.
> I expected to have to paint the house eventually, not after 2 years, but this is not the case.
> I expected the walls to be flat and straight, because this is standard, but this is not the case.
> I expected a window that would open in the kitchen/living room, because that was promised, but this is not the case.
> I expected padding under the carpets, because there's no point without padding, but this is not the case.
> I expected insulation in the roof, because that's not 'green', but this is not the case.
> I expected my windows to last years without cracking on their own, because they should never crack on their own, but this is not the case.

> Not the worst but not the best experience with Green Canopy. They did a really good job with our home. It looks great and we were able to select the exterior color schemes and some of the finishes (we did a pre-sale).At the start they were very welcoming and open to adjustments but after closing is where their communication fell short. Punch list items took months to complete and the front yard landscape wasn't done properly so my husband and I ended up paying for 80% to fix it while Green Canopy agreed to pay 20%. If you end up purchasing a pre-sale with them I recommend not closing to all of the punch list items are complete and be very specific about landscape.

> We purchased a home from Green Canopy. The house looks great and seems to be structurally sound but there have been a lot of issues. The water heater was installed incorrectly and broke the week we moved in. It had to be replaced. The heating system doesn't work right but we have been told it works as it is supposed to (it does not turn on on many occasions even if you set the fan to high and the temp to 90 degrees when it is cold outside). The garage was poorly designed and leaks from the base. They put some urethane sealant on it but it is still a poor design and that sealant will need to be replaced at least once a year. The main issue is that we were told we could do a 60 day and a one year punch list. We have done that but then we have to have endless debates on whether something is eligible to be fixed including a counter where the inspector noticed cracks before the purchase that is not going to be replaced.  Overall it is a great house but expect to spend a lot of time dealing with things for a year and don't expect everything to get addressed

> 1\) While in escrow, there was some water damage in the lower level of the house. Green Canopy responded quickly! They coordinated with a company that specializes in how to take steps to address the current problem and also to prevent future water penetration into the house. Both indoor and outdoor french drains were installed - with Green Canopy footing the bill 100%. There have been no issues subsequent to this work being done. Job well done!

The vast majority of those are worthy of the negative term, "Flip"    You first walk into them and they look great.  But, you look a bit further and you could tell it was a quick and cheap remodel job by some nameless builder.

A: Marmoleum! Its an amazing green product and alternative to linoleum.

A: The trim color is Intellectual Gray by Sherwin Williams. FYI - the wall paint was also Sherwin Williams but matched to the B. Moore color. We, too, love this home! If you are located in Seattle - this home is now listed for sale and you are more than welcome to stop in and view it in 3 dimensions!

A: Hi, thanks for asking! The grout is actually poly-blend oyster grey. We love it :)

What color paint was used on the exterior siding.

A: @jaylopez523 sorry for the delay in this answer. I missed it! The exterior siding is Dover White by Sherwin Williams :) Hope this helps!
