> We have employed Justin, Richert Construction, over the past decade for nine (9) projects on our property, ranging from flooring, window removal/installation, concrete (floor, stoop and foundation fabrication), siding (removal and installation), mantel design and construction and building removal/replacement.  In each of these projects, his bids were creative, making suggestions the details of which we had neither foreseen (meeting City code) nor anticipated its resulting efficiency and using quality materials.  In each of these projects, his invoice came in per his bid.  In each of these projects, his work was timely.  In each of these projects, he was mindful of the neighbor’s parking concerns regarding the loading/unloading of necessary equipment.  In each of these projects, his daily clean-up was most excellent. > Justin took on a HUGE project for us and we couldn't be happier. We purchased a large 1920's home that had been moved onto a new foundation and then it sat empty for several years (unless you count the critters and birds that lived in it). The project was long and more complicated than building a new house, but Justin handled it masterfully. He is a trained artist and it really shows in his work. The old house was not square, so he had lots of challenges, but the end product looks like a new home. He has an eye for detail and a strong work ethic. We wouldn't hesitate to hire him again for any project.

> Our project details: Justin managed all the subcontractors who put in completely new HVAC, wiring, water lines, insulation and drywall. He built the attached garage for us, installed new windows, and tore off all the old wood siding and put up HardiePlank siding. He also built a retaining wall and 2 decks for us. The roof was sagging in places and there were some structural issues inside that required load-bearing beams to be replaced. Later, we had Justin back to construct a custom root cellar.

**Q: is there a bonus room above and if yes are stairs outside?** *(in Photo Questions)*

A: There is no  bonus room on this particular building, but it would be very possible with the use of an attic style truss. You could do an interior or exterior access.
