Working with Kathie and her team of professionals was a delight. We truly appreciated the way they took the time to listen to us and get to know us beyond just what our budget was for the project. The construction process was smooth and efficient. There were no big surprises, and the budget actually came out to be a little under what we had arranged. Throughout the process, we had regular check-ins from Kathie and her team. We couldn’t be more pleased with the results, even after living with our kitchen for almost a year now. To her credit, Kathie is skilled in harmonizing diverse perspectives into cohesive, practical designs. She was patient and positive about various possibilities. > Kathie directly employs a design team and a field team, and she uses tried-and-true subcontractors for some aspects of each job. The workers took care to minimize dust and dirt on the floors. They left our house in good shape and clean at the end of each day, including the bathroom they used. > When a real estate agent told me she couldn't sell my Father's house after his death because it was in such bad shape, I knew I needed to make some updates.  It was the house I grew up in, and ultimately I ended up purchasing the property from my siblings.  Then came the necessary improvements.  I knew this was my last home.  My husband and I expect to retire here and stay, so I wanted to make it my own.  I shopped around for professionals who could help me create the reality I wanted.

> I am terrible at coming up with plans or designs.  I don't have the vision.  But I know what I like.  Kathy from Maughan was the only designer in the Portland area that would come all the way out to my property (a 40 minute drive from Portland) and walk around in it to "see" the potential.  She literally closes her eyes and waves her hands around and says what she sees once the remodel is finished.  It was both entertaining and enlightening

> I had several problem areas - the kitchen was long and narrow resulting in an area that was always plugged with people and things.  The house was never vented for central heating.  I had a fireplace that was not up to code and a woodstove with the same problem, but I didn't want certain changes made to them.  The house was built in the 1920's and as a result the bedrooms and ceilings were pretty low.  Kathy had great ideas around all of these issues.

Creating a master suite out of two bedrooms upstairs, completely redoing the kitchen and bath downstairs, and updating the living room and parlor.  it was a major undertaking.  Kathy was up front about costs and things she called "expensive but not pretty" like plumbing and heating issues.

The decisions seemed daunting, which is probably why we’d put off renovating our kitchen for so long. Maughan helped us learn what was possible, what our options were. They gave a lot of time to decisions while we were in the planning stage (on paper, when it’s cheap to change your mind), so that there were few surprises once we got into the building of the project, when changes can get expensive.

We have worked with Kathy and Erin for over a year, which was expected given that we continued to expand the scope of our renovation and that there was a supply shortage related to the pandemic. > We had been searching for a design-build team that was led by a woman or a person of color, and were excited to come across  Maughan Design and Remodel owned and operated by Kathie Maughn.   Our first meeting with Kathie went great.  She explained her company's philosophy and the process to go from ideas to finished home.  When we shared with her our budget she said we might be a bit ambitious in our project scope, but that she and her team would be willing to help us prioritize our work help us create a beautiful home. They came up with interesting ideas about how to design the space and deal with structural challenges.  For example, a radon mitigation exhaust pipe in our living room that Maughn Design hid under a beautiful, functional bench with storage.   When we encountered challenges regarding unexpected costs, or a tile choice we decided against after installation, Maughn Design proved to be proactive problem-solvers with creative insights on how to address the issues.   They were communicative throughout the process, answered questions as they arose and were willing to make adjustments through project completion.   When our remodel was done we moved into a beautiful home.  As we have settled in, we have noticed the little details that show the amazing craftsmanship, attention to detail and personal investment they all made in our home.   We loved working with Maughn Design and would hire Kathie, Lancea, and Daryl again, without a doubt. They wouldn’t hesitate to fix anything that was amiss, even if it was not within the agreed upon job scope. Things like doors that wouldn’t latch, a pocket door that had been stuck for at least 5 years, a heating vent under the house that wasn’t attached properly by the company who installed a new furnace for us a year ago are just a few examples of existing quirks that were all taken care of just as a matter of course. We witnessed this high degree of workmanship, pride and integrity throughout our project.

I'd say they are particularly strong in project planning and their construction crew (especially Daryl) is excellent. We expected something a bit more contemporary but can't blame Maughan for that as we chose the products. We only had one hiccup in this rather large project with a lot of moving parts. We also had a horribly boring gas fireplace surrounded by nothing but drywall. Instead of replacing it as we expected, she wrapped the fireplace in the most amazing stone like tile and put a mantle over the top and now it is the centerpiece of the room. The estimate was low enough that we could afford everything and we actually added on remodeling the laundry room. In the end we were able to remodel all rooms and closets except the bathrooms, and they were able to spruce up the bathrooms with new paint.

In addition they worked well with our condo's HOA. The property manager had nothing but good things to say about their daily interactions.

> I would like to take a moment to address the cost concerns that you raised.  When we estimate the cost of a project during a quick overview visit, it's our role to guide an exploration of possible costs given varying scenarios - but it's only a starting point for further discussion. Initial budget estimates are definitely both art and science - and that's true for any professional.  Real numbers, of course, are developed along with the project scope and selections.  I have been in the position of having given the lowest ball-park as well as the highest during an initial walk-through.  I've found it's always better to ball-park a higher range and find that it's doable for less, than to be in a position of having ball-parked a base number that has to be made up through added scope or change orders.  This may be a less common approach which can unfortunately cost us opportunities, but I believe it's the right approach.   I try to encompass everything that homeowners typically choose when I'm ball-parking so my numbers are realistic from the start.  Then our design process breaks out many optional costs along the way so our clients can choose what is important to spend their money on and what isn't.  This also means that our projects have an excellent on-budget track record through completion.

I agreed to keep it with the qualification that it have new doors, ones which I suggested could include metal or some material other than wood. Cortney went to the drawing board and came up with an original design that has turned out to be a beautiful focal point of the entire remodel. We also presented the idea of a dining room “hutch” or wet bar, and Kathie came up with a beautiful built-in cabinet that completely transforms the dining room.

> In an attempt to provide fair and critical viewpoints of our experience, we did have bumps in the road and of course the process was not perfect. But without exception, whenever we approached Kathie with an issue or concern, she quickly responded and worked out a fair solution. For instance, once the kitchen faucet was installed, I realized that even though I had picked it out from a selection of photos, I disliked the result. We were prepared to pay for the change but Kathie immediately offered to replace it at no charge. There were a number of other incidences where Kathie took the higher road when we ran up against unexpected issues that will naturally occur in a remodel project.

> Our massive fireplace presented an unexpected challenge when the apparent “façade” of stone turned out to be solid rock from floor to ceiling. Kathie stood by our contract even though it took many extra days of labor, drilling and chiseling out the stones and reconfiguring the initial design. We paid for the difference in new stone design that resulted from the massive undertaking, but Kathie took the brunt of the expense without complaint. There were at times moments of confusion with billing descriptions, but we always received a quick response to our inquiry with satisfactory explanation. Kathie Maughan demonstrated complete integrity and honesty throughout our entire project.

> Kathie’s lead carpenter and project organizer, Daryl, is a talented and skilled multi-faceted professional who efficiently organized the variety of subcontractors and specialists while leaving an impeccable workspace each evening. His “can do” attitude made our experience truly positive and memorable. He is an incredible asset to Maughan Design, and his quality of work and gracious attitude were beyond exception. He worked around our personal issues and annoying habits with discrete care and professionalism. We now consider him a friend, and have fond memories of our months spent together. I read many reviews about Kathie; most expressed their gratitude for communicating from distance, her attention to detail, and turn-key capabilities to do all work under a single contract.  Her efforts were incredible including shipment of special reclaimed barn wood flooring from NY state, dealing with irregularities in sub floors, and most importantly, positively dealing with tenants in an office space below us that were impacted by the construction including falling debris and our plumbing that went into their space. **Q: Can you tell me how wide this bathroom is on toilet end** *(in Photo Questions)*

Our room is only 60 inches wide inclusive of toilet in right corner.  We ate looking to add a tub.  Thanks

A: Hi Kathy - This bathroom is 81&quot; wide.  We specially modified the round soaking tub to be able to fit one in the space.  
Codes typically require 15&quot; minimum clearance from the center of your toilet to the nearest obstruction on either side, so keep those rules in mind when planning your tub size and position.

Is it custom or can it be purchased somewhere?

A: Hi AsHappy - Happy to share information.  This was a custom-built piece, and because of it's unusual design it needed to be built in place.  A custom shop would be necessary to recreate it.
