**Q: Curb appeal 1960s colonial** *(in Design Dilemma)*

First time home buyer and new to the forum, would appreciate any advice and looking forward to contributing in the future.

My wife and I just purchased a 5/2 1960's colonial in Austin, TX. We are going to immediately begin renovations before move in. 
We have a budget of about 40k for the exterior and would like this to include windows, gutters, and siding. We are willing to spend and additional 5k on landscaping. What would you do?

A: For a modern look, I would paint the bricks white, modify the porch-like projection to be more square, put dark gray vertical siding on the 2nd floor, and black trim around the windows. House has a nice chimney!

**Q: Need help modernizing on a budget** *(in Design Dilemma)*

Would love suggestions on some changes to help modernize this home. There are a lot of great features, but not in the desired style. Would love photos to help visualize the space's potential!

A: The island and the eating area next to it are redundant, so I would remove the island seating. Personally I would also remove the pendants, they look busy. The white struts in the cathedral ceiling are jarring, I would paint them dark gray for a more modern look. The tile looks dated, and if you want to stay with tile I would get a large format porcelain laminate (these are quite thin, a bit flexible, have tiny joints).  I'd love to see vintage Danish modern pieces in the decluttered version of this room.

**Q: Kitchen layout design** *(in Design Dilemma)*

Here is my current kitchen layout planned. We are building ourselves so I have free rein to do what I want with designing my space… and my husband is building the cabinets. But I feel like it's not working well enough. The kitchen dimensions are 13'5&quot; by 14'3&quot; (left to right by back to front)
I like my big windows for light and I wanted the sink centered on them. Any advice? I've been scrolling through here and Pinterest til my eyes want to bleed lol.

A: Remove the upper cabinets. Put cooktop on the refrigerator side, and add more floor-to-ceiling cabinets next to the double oven cabinet. You'll have more space, and it will feel more open in the room.

**Q: Redesign this master bath** *(in Design Dilemma)*

Not happy with the layout of this bath but stumped! Any suggestions? Thanks-Christy

A: The only change I would make is to get rid of the L-shaped vanity counter.
Straight counter with either two sinks or one long trough sink. 8' is plenty of length for a two-sink vanity.

**Q: Floor Plan review help** *(in Design Dilemma)*

Hi. Looking for comments/opinions on a house plan.
This house will
be located in Central Florida and the intent is to have a Key-West style
appearance (front porch, metal roof, some hardy plank siding). The plan is currently
at about 2600 sq ft. We would like to keep it in this ballpark. We have
struggled with trying to keep the size down but get all our &quot;needs&quot; in.
We think we are close. We would like it open (but not too open). The
dining/kitchen/living room layout is similar to what we have now so we
are comfortable with that. The island will be somewhat larger (5x10) than the one we have now.
The sink and dishwasher will be in the island (not shown in this plan). The back porches will be screened, the front porch open. The smaller back
porch is intended for a pet area with access to the mudroom (we have a
single back porch now and the animals make a mess of that). The garage door will be on the far right (north side of property).  
Any help will be appreciated. Thanks.

A: Every architect will have their own approach.

My reaction to this layout:  there are too many non-useful corridors, and walk-in closets/pantries. These are wasteful of space, and as a result the bathrooms in particular are too small and seem like an afterthought.

The traffic flow is odd, walking through the kitchen to get to the living room, but you are saying that you like that arrangement, so it's not a factor.

While the house is technically reasonably spacious, the plan is generally too busy. Your design should be consistent with the amount of square footage that you are targeting. Attempting to work in features that would be normally found in a far larger space will actually make yours feel smaller.

**Q: Position of vanity** *(in Design Dilemma)*

Our master bathroom has 2 separate vanities where we have our backs to each other.  We are trying to determine whether to center bathroom vanities or off-center them to gain more workable counter space.  54" vanities. Version A is centered which will look good with full mirrors and centered light bars, but less workable counter space. Version B has both off-centered but still across from each other. Problem is - will there be enough elbow room for us each being right handed. One person won't have the issue but the other person would. Version C has both off centered but kitty-corner from each other. Now each person has elbow space but looks off balanced.  Would love opinions.

A: If you could move the entry door 3' to the left, you could cut the closet door straight through to the front, and put one long vanity to the right of the hall door opening
