> My wife and I decided to build an ADU in our backyard for our two daughters. The project included adding two bedrooms, two bathrooms and a laundry area. Obviously the thought of it gave us anxiety, worry and apprehension. This was a big project, the biggest one we had undergone yet. We had to find a contractor who we could trust. We started with interviewing about 6-7 builders. All were ok and at about the same price. At the same time, we learned one of our friends was just finishing up his two story addition at his home. We called him and asked about who he had used. He said Trinity Builders. He could not say enough good things about the company. He was very happy with their work. We went over and saw his finished project. We were very impressed. Everything looked amazing! Obviously we called Trinity and never looked back. When I say this is a top notch contractor, I'm not saying enough. We are so pleased with the final results. Tamir, Asi, German and the rest of the crew were amazing. They really felt like family. The attention to detail, professionalism, trust, expertise and workmanship is amazing. We felt like they were building our ADU for themselves, not for us. **Q: what color is the quartz?** *(in Photo Questions)*

I love the application!

A: Hello Marcie, 
the slab pictures has actually been discontinued, but the Calacatta Fresco is very similar to that color.

**Q: Obsessed with the front door.** *(in Photo Questions)*

Was it custom?  Where was it made?  What type of wood was used?  I want it!!!

A: Hello, 
yes, it is custom design by us and made by a local shop in the Los Angeles area. 
I do not recall what type of wood was used as this was done quite a few years ago.

**Q: hood needs help** *(in Design Dilemma)*

Tile have a gold line on randomly placed tiles, floor is med dark oak stain, cocoa colored cherry lower and oatmeal quarter sawn upper cabinets with gold knobs and the hood is a stucco looking plaster hood. Need another suggestion to improve the hood.

A: how about something like this? the hood is also stucco finish.

**Q: Contract question on fees after inspection for renovation** *(in Remodeling)*

We are about to do a major kitchen renovation. There is a section in our (fixed price) contract stating we are responsible for the cost of any additional unforeseen electrical, plumbing, or HVAC work required by the inspector at time of the inspection. The charge would be billed as a change order, so we’d be paying the cost of the labor plus a percentage.  Is this commonly included in contracts?

I feel that the subcontractors who have already been onsite and bid the work which is included in the contract price should be aware of the coding requirements necessary to pass inspection. I could understand we'd be financially responsible if a new code requirement was implemented after contract initiation, but otherwise feel the subcontractors should bear some responsibility. I appreciate any input. Thank you!

A: That clause, or some variation of it, is put in place for a few reasons; one is that until you open the walls and start the work, you have no idea what is behind those walls (rotten wood, framing previously done that did not meet code and now needs to be brought up to code which could the affect plumbing/electrical/ducting etc or existing pipes are rotten or not properly installed; just to name a few). 
There are also some instances that they will be bidding to remodel a kitchen, however once walls are open the inspector could see a pipe for a bathroom behind that same wall that needs to be brought up to code, just as a simple example. 

While you are correct that the contractor and any subs should be giving you prices to build your home and make sure it meets code requirements, it is simply impossible to know what they may encounter behind walls and under floor.

**Q: Have you use \*different size\* KNOBS in the kitchen?** *(in Design Dilemma)*

Has anyone used \*different sizes\* of the same knob I’m their kitchen? I like the 1” Lily (Serene) knobs from Top Knobs in ash gray  for top row uppers (and base cabinets). We had been planning to use pulls for the larger pantry / broom cabinet doors and glass fronted ones but now considering knobs. The 1” feels small for the larger doors and TK offers 1  1/8” version of the Lily knob. Would it look odd to use different sizes on the larger cabinets and smaller on uppers. The lowers are mostly drawers on which we will use square bar pulls, though there are a few knobs on base cabinets which we had been planning on the 1” knobs. Appreciate thoughts from those who have considered this decision.

A: @theresa21 my suggestion would be to do knobs on the smaller doors and bar pulls on the larger doors. Because the doors are different sizes/heights i would do different side bars on those.
