The "sales and design process" was smooth -- very responsive and good process that enabled us to develop and visualize the end result. Importantly, the finished product looks really nice. There are only a couple areas that were substandard and result of either 1) poor design or 2) poor execution. The prime example is with my 42" gas cooktop. The leuter (stone) cap had to have an unplanned cutout added as the way it was designed/built, the lid would not open. There were a couple other minor issues, but nothing major. As I said, the final product is great. If I rated this project/company based solely on just the end product, I would probably give it 4 stars. > > Now, the not so good. This project suffered from quite a bit of re-work and confusion in scheduling between the various trades. If we did not work from home, it would have been a much bigger challenge, had lots more rework, and taken much longer. There was an extreme lack of operational management and little to no communication. We had to fill the operations management role, and as the project moved on, the focus from Archadeck seemed to be solely on getting the next progress check, not ion ensuring job quality or customer satisfaction. We tried escalating this to the Ops Manager, the Sales Rep and the Owner, with no change in behaviors. If I were to rate this job just based on the day-to-day experience and customer focus, I'd give it 1 star, simply because 0 stars in not allowed. > > In summary, we are happy with the end result, but would not recommend this company to anyone who is not willing and able to manage the details daily. **Comment from Archadeck of Austin:** > Dear JB, thanks for taking the time to give us feedback on your experience. I for one am very proud of the work performed and have attached a picture below to give it some perspective. > > From the not-so-good aspects of your review, it seems clear that you feel the operational side of the process needs improvement. I will be the first to tell you that effective communication is probably the biggest issue facing construction companies. In the case of your project, my team feels like there was frequent communication and that we were very responsive to all the issues raised and corrective actions were taken quickly and to your satisfaction. If you’re expectation was that someone be regularly present for that feedback, that’s a fair complaint; but it also points to the fact that there was effective communication to the extent that corrective actions could be taken without our regular supervision. > > I do understand the spirit behind the comment and with your comments aside, we have added a field superintendent specifically targeted at improving this point. > > As you know, since this review was posted, we have exchanged some email regarding what I may have done to hurt your feelings. During the build, you brought an issue to my attention. The problem was actually resolved before I could respond and I failed to respond. This obviously sent the wrong message to you and I have apologized for that and now apologizing publicly. > > Regarding your comment regarding progress payments, I’m really sorry you feel that way but I’m actually glad you brought it up. When we create a contract and draws, we try our best to establish milestones such that the project can a) be properly funded, b) provide an opportunity to review the work completed, take any required corrective actions, and c) discuss concerns or questions with the homeowner. So, typically the meeting has more to do with discussing the project than actually getting a check. In your case, we were actively discussing things on a continual basis and getting the check was, in fact, just picking up a check. Further, most people have no idea how much it costs to build these type projects and that the margins are small relative to other service businesses. Material is a very large percentage of the sales price and the tradespeople must be paid weekly. We do not ask for weekly progress payments from you nor do we present you with material bills, so when a progress payment is due it is very important. > > Finally, it seems clear to me that you are trying to send a message. Houzz is a very important place for consumers to view stunning work, get ideas, stimulate thought, and gain input on perspective suppliers. I think your final rating does not reflect the work that was performed, rather your expectations of the experience and for that I am sorry and honestly a bit surprised. The deck wraps around the tree, which complicated the project as a special permit was required since our tree is a heritage tree. In addition to the permit, construction of the deck was limited by where holes could be dug for the deck footings. Archadeck met with us, our arborist and the city arborist in order to accomplish the project and provide us with a beautiful deck that doesn't harm our tree. > Our "crew" consisted of one man who is a true craftsman and definitely took pride in his work. We don’t want to block our dining room window view to the greenbelt (in the back, facing towards the back, it’s the far right part of the house). We must abide by the rules of our HOA -- Travis Country HOA, the Architecture Committee will review and approve our plans. (Rules attached). > 5\. We want to extend the covered area (roof extension) that is currently just a few feet behind the back and middle of our home. We’d like to have a space that doesn’t get rained on, and include lighting and a ceiling fan. We’re not sure whether we want it open on the sides or enclosed, so please give us suggestions. And, alternatively, would a covered area not attached to the house be a better option? > 6\. We need to consider a ramp (built in or attachable later) for easy wheelchair access to the ground level (don’t need it now, but might as we plan to live here forever.) > 7\. We want to use most or all of the available backyard space -- we don’t need the keep the lawn. So we’re thinking it will be two levels -- a large elevated patio, with a ground level space using water-permeable materials, perhaps pavers, that may have a space for a fire pit (we’re not sure) and will have opening(s) for garden beds. > 8\. We’d like some built in seating with a wide-enough back edge for placing drinks and potted plants. > 9\.
