My son just moved into new apartment, his first time away. He was going through move in check list. He called me on video call and showed me around. I noticed two issues. No GFI in outlet near kitchen sink (about 6" away) just regular outlet. One of the two bathrooms has a regular outlet and one has GFI. He did call office about that because it's a safety issue so wanted to let them know right away. Office said they will send person to check it out on Wednesday when they come to complex on their regular day there.My husband seems to think it's ok with the kitchen sink outlet to not have a GFI, but not the bathroom should have one....I think both should have GFI.We are in Minnesota if that makes any difference. What is code for outlets near water source? A: Is there a gfci in the kitchen? Current Electrical code requires the kitchen outlets to be on a GFCI. Not every outlet has to have its own GFCI. As long as the outlet you are talking about is de-energized when the kitchen GFCI is tripped, then that “regular” outlet is indeed on the GFCI leg of the circuit. In addition, it is very common to pull one 20 AMp bathroom circuit that goes to a bathroom, place the GFCI in that bathroom, and then run to the other bathroom(s) outlets off of that GFCI. Long and short, trip the GFCI in the one bathroom, off other bathroom deenergizes, both are GFCI protected. **Q: 36" Range with or without griddle?** *(in Appliances)* I am looking at a couple of deals on 36" ranges in my area and one has a stainles steel griddle and one does not. I've never had a built in griddle and I'm sort of intrigued so I am curious whether folks that have a griddle like it, hate it, or somewhere in between? A: Personally, we use ours all of the time. They do get a bit dirty if you don't stay on top of it, and ideally, whatever range you are looking at comes with a cover that can be put in place when not using it to ensure you aren't looking at the griddle that will get seasoned where it is a S.S. one. We cook pancakes, bacon, meat for tacos, chicken, grilled cheese, warming tortillas......essentially, just about anything. When they are allowed to heat up, they hold more heat than a traditional frying pan, so when you are searing, don't have as much temperature drop when placing the meat on it. You can tell, at our house with 4 kids, we are fans of the griddle! **Q: How should I fix negative slope?** *(in Landscape Design)* My front yard slopes towards the house and basement window. I’d love some advice on cheapest way to fix it: do I need to install a window well and add soil around to bring up to higher level? should I lay cement in front of window? put a retaining wall to stop water/soil sliding down from neighbour’s side? A: It appears the soil is already higher than would typically be allowed by code at the house (generally 6" clearance from soil top to bottom of siding material). Typically, code/inspectors are looking for a minimum of 5% grade for the first 5' with a 2% thereafter. If you are essentially flat or going up hill from the edge of your house, you may have to dig down at that 5' mark (or further depending on a myriad of factors (yard size, landscape design, etc) and put in a small retaining wall that will allow you to get the correct grade away from the house. It is common to see what you are suggesting with regards to putting a window well to allow you to raise the soil at the house and often this can be a good compromise and in some cases is very difficult to avoid. If you are looking for a quick fix, it would be better to have soil that grades away from your foundation and be technically to close to your siding than to have a negative grade and water infiltrating your basement or crawl space. **Q: Pro Painters taking about a month to complete job** *(in Paint)* ey guys! My husband and I hired a professional painter and his team to paint some rooms in the new place were moving into - they arent painting the full interior, just three bedrooms, the respective three bathrooms, and the kitchen - but we’re facing a bit of a dilemma now. It totalled about $8,900 and they began working on the 17th of September. Fast forward, it’s now October 5th, and I was notified that the job probably wouldn’t get done until the end of NEXT week which would bring it to basically a month since they started. This wouldn’t be as frustrating if it wasn’t throwing off the timeline of us getting moved in drastically ( we wanted to hire a cleaning service to do a deep clean of the place before we moved in since the old owners left it without one being done and obviously something like that is necessacary in areas like the bathroom, kitchen, etc.) and we have to be out of our current place and all moved in in about three days. He told us we’d have to just work around the rooms that aren’t completed, but seeing as the bathrooms and the kitchen are those areas it’s going to be difficult to get situated around that comfortably. There were random issues during the job as well - a bedroom turning out a bright purple instead of a taupe, the bathroom getting painted in the wrong color (Behr’s Vanilla Milkshake is yellow, while PPG’s Vanilla Milkshake is a taupe-y color. Easy mistake, I understand, but we specified PPG for that exact reason and it was overlooked it seemed when the paint was being ordered). Both these issues were later resolved, but with a lot of defensiveness and lack of apology on their end but we were happy that it was taken care of in the end.) Long story short, have you ever had getting rooms painted take about a month to complete? This is our first time hiring professionals for something like this so we have nothing else to compare it too. The payments are still being requested as normal, and the touch-up and cleanup portion has yet to be done with uneven lines, splotches, colored paint on white trim, so the house doesn’t feel move-in ready even though we now have no choice. If this timeline is a very typical timeline then we’ll just make sure to factor in a month for future jobs, and if it isn’t, how would you guys have handled something like this? Apologies for the long read, and thank you in advance! A: It typically takes about 5-7 working days to do kitchen cabinets depending on the size and condition of the existing kitchen. It sounds like as much as anything (and unfortunately, it is more typical than it should be), they have not done as well as perhaps they could with regards to communicating with you their timeline. Some contractors will jump on a project relatively quick to lock it in, and then you are in a situation where you are at, where you have paid them money already (I'm assuming), and end up playing the game of when do I pull the plug on these guys and move onto someone else if they don't follow through. And, when that happens, it rarely goes well and difficult to find someone else to come in and "fix" the previous persons work. Bottom line, making the assumption the house is of average size 1500-3500 square feet, and the there are no crazy amounts of millwork, It would normally take one day to remove switch plates, plug plates, HVAC covers, blinds, etc), doors, hinges, knobs for the size you are talking (assuming they are spraying if you are redoing doors and millwork) and prep as required for a couple person crew. Second day, cover as required and spray primer. Bondo/sand if required (new construction and repaints typically have a fair amount of additional prep after primer). Day 3, spray all millwork/Doors. Day 4 tape and mask millwork and spray walls. Day 5, tape off walls for ceiling, and spray out ceilings. Put doors, switch plates, blinds, etc back on. One week for that portion of the job. If they were there start to finish without breaks, it would take approximately 2 weeks based on typical conditions. **Q: Would you complain about this countertop install?** *(in Building a Home)* Our home we our building is finally almost complete. Last week the countertops were installed and I am so upset. I’m not sure if I’m being too picky or not? Either way I know that I will not be able to walk near the kitchen without my eyes going straight to the island countertop. We are building with a big-name builder but because of the market craziness of the last year big-name builders in our area are breaking contracts left and right and then turning around and reselling the houses to different buyers for a couple hundred thousand dollars more than the original price. The contract says that neither builder nor buyer needs a reason to terminate the contract. The contract does not state that the island will/will not be one slab or multiple. I actually called the manufacturer to make sure that there were slabs on hand and large enough for our island. They told me that yes in deed we can get a slab of courts that will fit our island without having to get multiple pieces.What do you think? Would you risk complaining and demand one slab? Or suck it up? A: In looking up the silestone jumbo slab, it’s right at 5’2” wide if I’m doing my math correctly. That gives them essentially zero tolerance for fabrication based on the stated island size. Most fabricators in my experience aren’t looking to be that close with a slab prior to fabrication. Would appear more lack of communication rather than specifically trying to save money. **Q: Shower wall subway tile falling off before grout** *(in Bathrooms)* Hello! I am curious if one tile falling off the wall/thin-set before grout is applied is “normal”. Our Builder warranties their work/their sub’s work so I know they’d want it to be right too just trying to have an understanding of what is and isn’t normal!! A: Discuss it with your builder/contractor. Chances are there are other tiles that don't have full coverage. It would be unfair to say all tile layers get 95% thinset coverage in wet areas on all tiles. The right side of the wall where the tile fell looks like the tile fully set, but clearly the left side isn't. Bottom line. They either used the wrong trowel size for the particular tile OR the thinset glazed over before they got the tile set on the wall after combing it in. --- *Source: Houzz professional profile.
