It’s a 1,400-square-foot condo on the fourth floor in California, boasting stunning ocean and pier views. The front of the unit is dominated by windows, offering direct access to a balcony and showcasing the breathtaking scenery. My preference is to orient the room to maximize the ocean view, but another option is to center the layout around the fireplace, with the TV mounted above it on the wall opposite the windows. All ideas are welcome! Feel free to share your creative alternatives as well. Thank you! A: You might try doing a sofa with two swivel chairs instead of a sectional. A lot of times a sectional will limit seating and viewing. Below are a few of our designs with layouts that might work for your beachfront view. **Q: Help with furniture layout** *(in Furniture)* How do I layout the furniture in this long room? There will be a tv over the fireplace. That’s all I know right now! Any suggestions would be much appreciated! Thanks! A: We don't think the TV should be above the fireplace. You might try the TV, over a console, on the blank wall at the end of the room. Then look at doing a small sectional with a very small L shape on the wall across from the fireplace. Then look at adding some swivel chairs and a chaise lounge to the other side of the room. Here are a few images from our designs with furniture ideas. **Q: Need some creative ideas for a cozy seating area** *(in Design Dilemma)* Hi, we are decorating our new house and are struggling with this one wall. We will be hanging these two prints on the wall and creating a seating area with these two recliners. We’re having a hard time deciding what table to use. We want to be able to have a table to set things on, but there’s a lot of space on that wall to fill up. We can’t decide if we should have a long table or just a round table between the two chairs. Does anyone have any ideas? I've attached pictures of tables were considering, as well as some lighting ideas. We’re really struggling with this. Thank you in advance! UPDATE: Thank you everyone for the feedback. I've added more pictures. These chairs are lighter than they appear; we took the egret prints with us to the furniture store- the color combination looks great. I'm thinking of a lamp somewhere that maybe has some blue in it like in the pic I've added. I really like the idea of having a long table against the wall and then a small, round table between the chairs. I've never done anything like that before. This a rather large, open space that we want to feel inviting and cozy. The Paris print on the wall now will be removed. A: What else is in the space? Are the two chairs able to go against the wall? It looks like you could easily hang both pieces of art above the chairs and have the side table in the middle. You might try a floor lamp and a tall plant too. The TV is 72" and the wall looks so empty above it...the empty space is about 6 feet up from the ground and ceiling height is 12 feet A: Nothing is needed on the wall, aside from a longer TV console. Are there any windows in the space? **Q: Banquette size and table shape** *(in Home Decorating)* I am moving into a vacation home. The dining area is 105" by 89". I want to do a banquette. Attached are my dimensions and table ideas. The entire room (with counter tops and appliances) is 15' X 12'. Do I need the 72" X 72" square banquette or do a 72" X 50" shorter banquette. I want to be able to walk around the table. I originally wanted a 60" long rectangular but the design person at PB said a 48" round would look better. I am totally confused now. I am enclosing all options...HELP! The top pic is the realistic placement of south door. I am leaning toward option 3 which is shorter banquette on north wall. It is mostly just my husband and I and I can extend this 48" round table to 72" and add chairs. Any ideas are appreciated. Need to order to get delivery 3 months out. A: A pedestal table will most likely work the best for being able to get in and out easily.
