Kidding! (Kinda). Is there anything obviously wrong that you see here? The current plan is pretty much sitting with all 4 corners at the lot setbacks (slightly angled 0.25acre lot). We would have liked a slightly deeper back patio, but it is on the rear setback. There will be a concrete pad about the same size as the covered patio to give us additional seating area, somewhere for the grill, etc. We do wish there was a powder room for guests, but honestly we rarely have guests, and couldn’t find something we’d be willing to give up in exchange. I know many here don’t like master closets accessed through the bathroom, but we do prefer it. We had this setup in our last house and loved being able to get ready in the morning without disturbing the other. The rec room will have a wet bar / raised bar area, pool table and sofa/TV area. Note: the closet in the mud room is being removed to make room for a larger bench/hooks. Thanks! A: I would go into the pantry from the mudroom and have another cabinet next to the fridge instead of the double doors. Your master bedroom would be much nicer if it would have windows overlooking the backyard. **Q: Master bath layout help** *(in Remodeling)* we are converting one bathroom & closet into 2 bathrooms. I’m not liking the current drawn layout for the master. What other options do we have for layout? There is now wall space for towel bar other than next to the toilet, which is a big NOPE. Also not loving the shower design. The window is new and will preferably be on the wall as drawn but could be moved. Any one have a better suggested layout? Double sink vanity is a must and we could go down in size as they come as small as 48. A: @alwayscold, My abilities to draw on my phone with my finger are pretty limited :) I think, if you did a swinging door with hinges on the left, you'll see the vanity first and the toilet will be almost behind the door. I don't know if there is enough room, maybe you can move the toilet on the opposite wall from where I drew it and really put it behind the door. **Q: What's your deal-breaker?** *(in Home Repair)* Hello, everyone. Me and my husband are in the process of buying our first home. We found one about three minutes from where we already live, so in an area we know we really love. It sits on a beautiful golf course, nice yard, great sunroom, low HOA (which is hard to find where we live), and most importantly, in our price range. The last time it sold was about 12 years ago, says it was for $50,000 more than it's up for now. It says "would be great for an investor or handyman," neither of which we really are, although we're both capable of doing basics. We've seen it only from the outside. So far we've noticed that there is a hole in the bottom siding, not huge but you can see some of the insulation hanging out. The front door is damaged. The garage, which had been turned into an additional bedroom, looks pretty trashed. It's the only room with carpet, rest are hardwood or tile, but the carpet in the garage room is destroyed. It also has this incredibly odd wall that just kind of sits right smack in the living room. It's not a support wall. It's the weirdest thing, not sure why it's there or what its purpose is. As a partition perhaps? Ideally, we'd like to have that wall removed, although it probably wouldn't be first on the (growing) list of things to do. So those are the things we know so far. We're going to go have a look with the Realtor tomorrow, and depending on how that goes would get the inspection. Since this is our first buy, we're wondering what's the deal-breaker? Is there a particular thing or things that make you run, not walk, away from a home? We really like the potential of the house. We (and our dog) have been cooped up in an apartment for years, and love the prospect of having such a great outdoor area and sunroom. And this looks like it was a really lovely home at one time but has been neglected. At the same time, there are other also beautiful homes in the area, maybe just without the yard, lower HOAs or whatnot. We don't mind putting some money and work into the house and, really, each house we've looked at has needed paint and carpet/floor repair, but when does enough become enough and it's just too much for a layperson to handle? Any advice is greatly appreciated! A: Can you afford to stay where you are while remodeling the new house? Is a live-in remodeling possible and can you handle it? **Q: Remodel dilemma...Filling 7" of space at end of 72" alcove bath/shower** *(in Remodeling)* My contractor is really not being helpful and need advice here. Using ceramic subway tile 4"x16" size, 1/8" grout. We have 72" soak alcove tub/shower and the wall it's going on is 79" so we have extra fill-in space. Tub is 22" high. Shower head is on opposite end of wall where they want to do the fill-in space. How high would you go in the fill in space above tub? If subway tiles are 4" high I was thinking maybe going up 12" from the tub, so it's 3 tiles (or perhaps doing 8" and 2 tiles). Does that sound right or would you go higher? Also, is it odd to use subway tile for a large area like when it will have grout on it? I could reduce the grout to less than 1/8" but not sure if that is advisable. I am worried it will get mold, even if it's sloping down for water to go back in tub. Note, there's a 24" floating vanity that will be going next to the side of the tub. Frameless shower door is planned to enclosure the shower/tub area. (see planned bathroom layout above). Any design advice would be helpful on this remodel dilemma. Actual bathroom pic now A: I would extend the bump all the way to the ceiling and have a long shampoo niche inside the bump **Q: Master bathroom layout options?** *(in Remodeling)* Hi all. My husband and I are planning to update our master bathroom and are trying to figure out the best way to orient the pieces in the space. Key requirements are: no tub, large two-person shower (ideally frameless glass), dual vanity, separate water closet that also has a urinal. We believe we can move the toilet if we want (option 2) and still maintain the appropriate fall required for plumbing. Does either option make more sense than the other? Other thoughts? Current layout – tiny stall shower and a never-used tub: Option 1 – keep toilet in the same spot but flip vanity location and move shower to exterior wall: Option 2 – move the toilet but keep vanity where it is: A: You could also just turn your current tub into a shower. Can you move the door to the straight wall? Then you could make the shower longer. **Q: IPE/wood siding stain (help asap plz)** *(in Woodworking)* On Saturday we are hanging ipe wood on our house as siding. The color is lighter than I thought so I'd like to have a rich deep walnut color. Can you recommend brand and color for stain/sealer? We need to get it locally this week to have it ready for Saturday.We are complete newbies and will be staining ourselves so appreciate your advice so we don't screw this up! A: You need oil.
