All of them were great sales people, they all sounded like they knew what they were doing, so narrowing it down was difficult. We eventually got it down to 3 companies (Goldcon and 2 others) and signed up to a design document with 1 of them that was not Goldcon. > > Typically in construction the contractors will charge a "Cost Plus" model or a "Fixed Price". For fixed price, you need to have a perfectly crafted scoping document so you know exactly what you are paying for. For "Cost Plus" you are paying a percentage on top of the cost of the project. > > Virtually all the contractors wanted to use a Cost Plus Model given all the uncertainties with supplies and labour. I just didn't like this idea because it didn't feel like the contractors would make an effort to negotiate the best price for us. > > Goldcon was one of the only contractors that was willing to do a fixed price for the build - but they were concerned that we would need to submit a variety of change orders if the supplies that we had chosen were out of stock. So we decided to settle on a fixed management fee and pay Goldcon in installments that were tied to milestones reached. > > As soon as we signed on the dotted lines, they got to work.
