> We purchased a single family house to remodel and convert into a rental property.  Being retired, I thought I could handle the general contractor duties and the hiring of contractors on my own.  About two weeks into the project I looked for help and thankfully found Steve at SGFHC, Inc.

> Our project took several months to complete.  Steve oversaw a total remodel – from new roof, gutters, insulation, sheetrock, siding, bathroom, flooring, electrical, plumbing, HVAC, windows and kitchen.  He even turned a spare bathroom into a beautiful new master bathroom.

> Besides being a really nice person to work with, Steve has impressive technical knowledge of all trades.  His smarts came in handy when the roofer, plumber and electrician I originally hired either performed subpar work or tried to talk me into more expensive upgrades.

> Steve added a second story to our cottage in South Austin to expand for a growing family and we love it  He was at the job site every day, communicated with me (and explained a lot!) about all the steps and options we had and managed the project to complete on time while staying flexible when we requested minor changes along the way.  The subcontractors he used were generally high quality and he dealt with the city inspectors well.  Steve has even come back several times (for free) to advise us on other house issues coming from the older part of the house that he didn't build.  He had a plumber come out to fix an external spigot and didn't charge for it.

> We worked with Steve at SGFHC to remodel several areas of our newly purchased home in Austin.  The home had great bones, but unfortunately had several elements that severely detracted from the overall design.  The majority of the work focused on the kitchen, flooring, paint throughout the house and some other main features of the home, such as the fireplace.

His effective communication style really helped us get comfortable with each step of the process.  Also, when unanticipated issues arose (as they would in any home project), Steve brought effective, practical solutions to the table. > We moved to a home that was about 8 years old and in good overall condition.  There were a couple of known issues and many opportunities.  I asked Steve to look at the house and make some recommendations.  The first project was fairly small:  adding a pull-down staircase to access (previously unused) storage space in our garage attic area.  The job was mostly completed while we were out of town for a weekend and the price was very reasonable.  There were several other small projects along the way, all done in a very efficient and high quality manner.

> Our larger project involved a known water leak from the outdoor stairs and rooftop patio.  We had a feeling it would not be a quick fix and likely not cheap.  Steve brought in several of his professional and trade contacts to look at the job and provide their insight.  Steve also provided his personal recommendations and we ended up with a project scope that was fairly significant and intrusive.  But, we knew it needed to be done right and if we didn't do the entire project at one time it would only cost us much more to complete in the future.  Additionally the housing market is white hot in Austin and left to our own devices  we would likely not be able to source subcontractors.

> Steve had long-term business relationships with all of the subcontractors but one.  A comment we heard many times from the subs:  Steve is the only general contractor who is ALWAYS on the job site.  The electrician told us he had been on many other jobs for other contractors and had never seen them at the site.  Not the case with Steve.  This was critical to make sure everything was done correctly...the FIRST time.
>
> As with any large project we ran into some bumps along the way and had only one portion of the job go significantly over budget.  And the time line stretched longer than anticipated, but much of this was due to the increased scope driven by us, the owners.
>
> However, along the way, there was never once that we lost confidence in Steve and his ability to complete the job with a high degree of quality, integrity, and fairness.  He is meticulous about details and he truly manages a job like it was his home.  We were impressed with small things like the carpenters or welders cleaning up the work area before they left for the day.  Cords were wound, tools neatly stacked, floor swept, and care was taken not to damage other portions of our home.  We had a custom outdoor table that I was concerned would get damaged.  However this was covered in fabric, then layered with plywood, plastic and a bunch of tape.  When it removed everything, it was perfect.

> In addition to Steve being incredibly competent at his job, he has a great sense of humor and is ALWAYS available to talk.  He is incredibly responsive and personally accountable.  He takes full responsibility for everything that happens on the job site.

## Community Q&A

**Q: Love the light fixture!** *(in Photo Questions)*

Can you tell me who makes that light fixture / where to buy!

A: This fixture and the three pendants in the background were purchased at Sonno, a boutique lighting store in Austin, TX in 2013, unfortunately they are now closed.  I can't remember the manufacturer but they were and still are a wonderful selection that my designer picked, the total was over $2,300.00 for all four pieces.  There are numerous online sources that can you can refer to and I'm certain that you can find something similar if not the exact fixture.  I'm going to ping my designer and ask her, maybe she remembers.

**Q: Can you tell me what you used for flooring (brand/model/color)?** *(in Photo Questions)*

A: Hello and thanks for the interest.  I will have to do a little research as to the specifics, but the manufacturer is Mohawk and the floors are engineered.  I'll try to find the part number, but the floors may be discontinued as the manufacturers change the colors and textures often.

**Q: Fireplace** *(in Photo Questions)*

Is the fireplace indoor/outdoor? Thinking about this for our home but worried about cost for it to look and perform well

A: This is an outdoor rated fireplace, basically the difference between indoor and outdoor is the unit is made of stainless steel, and yes it does cost more.  An alternative is to have an all masonry box which is suitable for both indoor and outdoor use.
