We are planning to knock out an existing walk-in closet and merge it with the bathroom to incorporate a laundry room area into the space. Originally we were just going to make the closet the laundry, but it's awfully narrow...and our bathroom is hideous and needs a makeover! Killing two birds..... The elements we want included are: Roll-in shower with seating Freestanding Tub w/ floor-mounted tub filler, if possible. Otherwise, just a large tub w/ deck or wall tub filler. Double Vanity Seperate toilet with door Enclosed Laundry (prefer to have w/d side by side instead of stacked, with a cabinet or shelving for supplies above.) This is our current layout: Once we knock out the closet behind the toilet and vanity, the entire space will be 13' X 13'. Is our wish list too much to ask? :-) This is one idea we had, to leave the enclosed toilet exactly where it is and arrange the rest like so: (not exactly to scale....and it's just one shower......): What do you think about the asthetics of a corner vanity and the tub in that spot? A: what is your budget? **Q: Adding half bath** *(in Remodeling)* Background - We are looking at taking up a hall closet and small part of bedroom to add a half bath (approx 40 sq. ft) on main floor. We are removing current half bath for kitchen expansion. We received a bid for just adding half bath and nothing else (in separate bid) and the total was $44k. That is over $1k per sq ft. Does this seem high? We are in midwest, just having toilet and sink in the half bath. Any advise would help. thanks! A: It really depends on your selections. I have seen people drop 40k in a all granite shower and tub. If you are going to question the contractor, I would recommend talking to a second one. If you want to know exactly how money will be spent and what you will get, find an architect, designer or Design-Build Contractor, have the plans drawn up with all of your fixture selections, all of the HVAC requirements, plumbing plans, electrical plans, structural plans, tile types and patterns etc. Enter into a Design Agreement. You then can get an accurate bid on the project, you will know exactly what you will be getting down to finish of faucets and shower heads, cabinets etc. There are some bigger numbers in there, like mechanical, perhaps he looked at the system and concluded he would need to do a reduct to pass building codes. Perhaps you will need a new home run or 2 for your electrical, which means punching holes in the walls all the way between your electrical service and the bathroom which means more drywall, which may mean texturing entire walls to hide the changes. Many contractors wont give a heavily detailed estimate showing these thing because, many people will just look down the list and start calling other contractors to complete the individual tasks; they basically use it as instructions to manage the project them selves. In addition, an estimate of that caliber, can take tens of hours to put together and no body wants to work for free. I completed 20 bathroom design and estimates, full details, only to land 5. 15jobs\*10 hours=150hrs= 15000 lost in labor hours and paying customers should not have to carry on the cost of the ones tire kicking. I am able to save almost $3000 per bathroom remodel by not doing detailed first estimates/plans for free. Enter into a design agreement and get your project designed then someones price will or will not make sense. You can go a step further and send the plans to a professional estimator. If your budget is a little over and need to wait to do the job in 3 or 6 months, you are already to go. Our back lot is sloped so the patio is supported by retaining walls. The designer has given us a plan that uses stub walls to support the addition. He thinks these supports will be far less expensive and complicated than cantilevering the bumpout. The house was built in 1950 and I don't know which way the floor joists go. Opinions on whether this is really the best option? We may be willing to pay more for it to look better but I have no idea how much more. We thought about building out the lower floor to the same dimenstions but it creates a really awkward family room for us. And we can't extend the bumpout all the way to the corner of the house due to our wedge lot shape and side setbacks. So the addition has to be stepped in. Thanks for your feedback! A: Hire a Design Build Firm. Preferably one with an in house Architect. It may be worth the extra money because the Design Build Firm will be the best at value engineering. They will inspect, at minimum. 1 The soil (samples) 2\. footings/foundation (digging and drilling) 3\. load capacity of the walls (pulling siding, drywall, flooirng, etc) Take into mind the house is over a half of a century old, if you are in any earthquake or hurricane area, you may be faced with additional retrofitting requirements so the place doesn't fold like a book from the added weight during a natural disaster. Also, I have never found a building department that has kept any plans a half century old. They don't even keep them from 10 years ago in my area. There is also a miss information on an engineers stamp, a building department has the full right to check or send off to be checked any number, design or anything otherwise and approve or deny as they deem appropriate; it does not matter who it was stamped by or even when, if they feel or think there is an error example: you passed your framing inspection and they are there on your rough electrical inspection, the inspector can put the job on hold and have you correct a framing error if one exist at your cost even if it is built to the plans. If there is an engineer or architect involved, you can file a claim with there insurance most commonly there Error and Omission Policy for any losses. We (a company I was working for) did a similar concept project at a resort but it was 10 feet on the third story, we immediately realized adding 10 feet all the way down was the most effective way in our case, as it also added a much needed 800 square feet to each of the 3 levels. A: You may consider changing the color of the light. You have a beautiful bed and a small but nice baseboard that doesn't take away from the wall but i think the yellow from the bulb is taking away from the fabric and the sheen of the wall. **Q: Some color suggestions for front door please.** *(in Design Dilemma)* Hello. We just finished painting the trim on this property SW 7040, Smokehouse, to banish a bright blue. We left the siding shingles, which have a creamy white much like SW 7035 Aesthetic White, alone. A new roof to banish the 27 year old red roof will be installed Monday, weather permitting. It's Owens Corning Sand dune, which is photoshopped on. The brown trim looks a tad grayish in the photo, but is a rich darkish brown in person. If you would, please give some ideas for banishing the bright blue on the door. Unfortunately, replacing the door is out of the budget, but given my handiness with a router and radial arm saw, I could jazz it up with some moulding or design. The storm door will probably yield to a full glass storm door in a brown or bronze. Thank you so much for your ideas since at this point I have run dry of them. A: what material is the door made out of? have you thought about sanding it down and using a stain that will compliment the new roof? if you are handy enough, you can cut the eye opening in to a larger more attractive shape and add some glass to it. It really depends on the style that you are trying to achieve though.
