I know, cute, but what does that mean? It means we only handle a few large projects at a time. This allows me, yours truly, Thomas A. Saviano, the owner and Contractor, to be at each job site almost daily. As a licensed general contractor for over 40 years I have found this to be essential for keeping in touch as to the progress and quality of each project. We are “Green Builders” and EPA-certified general contractors. Based in Belmont, California we work mainly from San Jose to San Francisco, although there are exceptions. We specialize in residential construction including second floor additions, master bedrooms, kitchens and complete house remodeling. Saviano Builders is also involved with custom Home Construction. Saviano Builders can provide complete plans, specifications, and engineering for any construction project. Saviano Builders will bid on all qualified projects as they are proposed. However, many of our clients choose to negotiate contracts. Negotiated contracts generally cost less, allowing clients to implement the most cost-effective design and scheduling possible. He listens to your priorities, and in my case it was staying within the budget - and he did it! The work took longer than expected, but it was done well. His main workers had some family health issues, but they are all wonderful people. Tom made sure things were done right by numerous subcontractors; he wants to make sure his customers are "happy" and he guarantees the work for seven years. He checked in on the site very frequently, made changes that were needed. I am extremely pleased with the spacious and daylight-filled 500 foot ADU that he built from my old garage; I am moving into it myself! We started construction in Feb '20 on a remodeling project. 12 months later the place is still unlivable. Mr. Saviano uses unlicensed crews to do trade work that won't pass inspection, then ask you for money to "fix" what he broke. > > Thank goodness we put up some cameras to monitor the work. That's when we discovered why things take so long. Mr. Saviano has no idea what's going on since he visits the site 1-2 times/week for 15min. Things get out of control quickly. His use of unlicensed electrical and plumbing work led to delays and additional costs. > > It's hard to pick a contractor you can trust. It ended up being a very slow, arduous process and ultimately I filed a complaint with the CSLB. The workmanship was very poor (my new driveway needs to be ripped out and replaced), billing practices were dubious and I never felt like I was getting honest, straight answers to my questions. He used the same worker for stonework, exterior window trim, carpentry, stucco and concrete. No surprise, but the quality was inferior and I asked him to stop work. I think anyone trying to take advantage of me would have played up needing to distrust the entire roof and tell me everything needed to be replaced. Tom didn't do that. Our kitchen needed a complete re-do as well as work on the master bathroom and extensive changes to the exterior of our home. In addition, this was a time sensitive project and Tom and his crew worked diligently to finish within the necessary window. Parts of the project were subbed out and we found their work to be excellent. Tom was very responsive to all of our questions. He stated often that his goal was 'to make up happy'. And we are. We would not hesitate to recommend Tom Saviano and his crew.
