> We recently had Tim over to do a consultation to see some options for what remodel of our property could look like and the experience was incredibly helpful. He was friendly, knowledgeable, and had lots of great ideas/information that helped me and my wife start to see our homes potential. In the end he left us with some nice sketches of a few possible floor plans and we would be happy to work with him again when we eventually decide to move forward with the project.

> My husband and I contacted Tim to discuss the exterior remodel of our 1912 Craftsman style house. Tim was very professional, kind and knowledgeable. He connected us with his preferred contractors and created a list of our requests for us to review with contractors for estimates. Tim was easy to communicate with and very helpful in educating us on the process. We are continuing to work with Tim through the next steps.

> We were looking build a 2-story addition to the back of our house with an additional bedroom and a larger kitchen. Our home is a 1929 brick tudor revival and we have been adamant about keeping with the period details. Having seen one too many "boxes" added onto an otherwise gorgeous home, we wanted an architect who could be true to the style of the house for our renovation. We found such qualities in Tim and more. He created a Master Plan so we could establish a long term road map. He also helped us to prioritize the various projects, such as the addition first, but also designed each smaller project with the overall Master Plan in mind. With his knowledge in period details, he worked with us to find the floor plan and options that would result in the addition appearing as if part of the original architectural design. From our very first consultation, Tim was a joy to work with and we learned so much about our house from him. Due to personal reasons, we opted to put this project on hold for a bit, but we are excited for when the time comes to get going again. We plan on working with Tim through the whole construction process, as he would be able to guide the contractors on the fit and finish details once our project gets off the ground.

> We contacted Tim to give us his thoughts about possible conversion of our unfinished basement into an auxiliary housing unit for our mother in law who has mobility challenges. Tim was very professional and had some really creative ideas for a very challenging project. Although we have not moved forward with the project since it looks like Mom will probably transition into assisted living close to us, it was still very useful to hear his ideas and it definitely got our wheels turning for other possible basement conversion ideas for ourselves. Thanks again Tim!

> I recently met with Tim to discuss a remodel of my 1911 bungalow that has all the original hardwood floors, windows, coved ceilings and lath and plaster walls in addition to some knob and tube wiring and dated, remodeled kitchen (circa mid-1980s). We spoke on the phone prior to meeting in person and I explained I wanted to retain the house's character as much as possible. Tim was on time and had already done some lot size calculations to determine if another bedroom could be added to the first floor, as was my hope. He did a walk through with me and then we sat down and he sketched out some scenarios for my project, emphasizing what original materials could be retained and listening carefully to what I wanted to accomplish. I was surprised to learn that there were options for the original windows that did not involve replacing them and have begun to research this. I found Tim to be very knowledgable and easy to communicate with and look forward to determining my budget and scope of the project as next steps.

> After living in our very minimally updated 1919 colonial revival for 8 months (it had belonged to the same family since it was built!), we had grand plans to renovate from basement to attic over a number of years. We hired Tim to help us develop a master plan. He really listened to us and our needs, while saving us from harming the character of the home. We had some ideas, that just didn’t work. He was able to help us recognize why they didn’t work, understand what we really needed, and then suggest a much better solution. The entire design process was truly a collaborative effort, with him listening to our ideas and building on them, as much as he provided his own. We really appreciated his restoration mindset, looking for ways to preserve or reuse doors, floors, and windows. It was a great experience, and now we look forward to the next step.

**★★★★★ — Ivonne Villacis, Dec. 2013**

> We contacted Tim to come to our home for a quick consultation to assess the potential of our home and the possible solutions for our problem areas. Tim was on time, he was very knowledgeable of the time period our home belongs to, had a fantastic demeanor and was very easy to talk to. What we enjoyed the most, is that Tim sat down with us and started drawing potential solutions! Also, Tim had quoted us a price for the consultation and we used less time than expected resulting on a lower invoice. I admired his honesty!
>
> I'd highly recommend bringing Tim on for a few hours to answer your questions and provide guidance on items that you may need help with. We are very much looking forward to working with him in the rest of the project.

**★★★★★ — kmdesigns, March 2013**

> The questions Tim asked in the beginning of the project set the tone for a good 2 way conversation to gather my wants and needs for this project and for a future remodeling project. He is a thoughtful, careful creative-problem solver who aligned his design solutions to my top 10 discomforts/dislikes about my house.
>
> I liked the interactive design process and Tim's excellent listening skills to discover and design the home I wanted. Also he directed simple yet powerful small design details like half-round gutters, period correct corner boards, and window enclosures give the house an extra sense of style. The expansion and placement of the windows in the back of the house are absolutely wonderful to live with year round.
>
> On every rainy day, yes there are a lot of those in Seattle, I am covered by a nicely detailed porch that many think was original to the house. It is a pleasure to live in this remodeled house that now has symmetry and style thanks to Tim's designs.

**★★★★★ — jmcerqui, March 2013**

> Tim Andersen is an amazing architect. He has a genuine passion for older homes, including craftsman homes. He is honest, reliable, prompt, precise, and genuinely fun to work with. He has great ideas, but works easily with your plans and budget contraints. He is creative at reconfiguring existing spaces for more storage and living space.
>
> We have hired him on multiple occasions. Another plus is that he knows several contractors, which makes hiring a contractor much easier for those of us not in the construction industry.

**★★★★★ — justinebarton, March 2013**

> We recently purchased a 1925 colonial revival home -- run down, but with many great old features still intact and needing restoration. We asked Tim to design both front and back of house updates that were in keeping with the older home aesthetics. Tim is very knowledgeable on older Seattle home styles and designed a beautiful new front porch and approach for our home, one that suits our lifestyle (allowing better access to the yard) and is historically appropriate. Tim is positive, timely, worked well with our contractor, is a good communicator, and was ready with practical solutions and suggestions when issues arose during construction. We just finished our project and couldn't be happier with the result.

**★★★★★ — sdelatorreil, March 2013**

> We interviewed several architects as we made the decision to remodel our home, a 1900 Craftsman bungalow. When we asked about their vision for the project, it was not uncommon for us to hear that they recommended “modernizing” the home, usually with little regard for its historical context and character. We were lucky to find the architect we ultimately selected, Tim Andersen, who understood and appreciated our old house and described a different approach: to update our home in a way that was functional but that was also consistent with the home’s character and history. Now that the remodel is done, we are very pleased with the results. Tim listened to our needs and worked diligently with us throughout the process to make sure he proposed solutions that worked for our family. His attention to detail throughout the project was also invaluable.

**★★★★★ — Angela Miksovsky, March 2013**

> Tim was very easy to work with, understood our aesthetic, and helped design a beautiful space that has been extremely timeless and liveable throughout our family expansions. We especially appreciated the design charrette Tim did before we hired him--it gave us a sense of Tim's creativity and how well we would work together.
>
> We highly recommend Tim!

- [Ballard Craftsman](https://www.houzz.com/hznb/projects/ballard-craftsman-pj-vj~60516)
  - Location: Seattle, WA
  - Photos: 20
  - Description: We fully restored in several phases this 1913 Craftsman house in Ballard neighborhood of Seattle. Many original features, like the balcony above entry, had been removed. Our restoration designs were appropriate for period and style, but not replicas. Decorative cut-outs in balcony railing for instance were not original, but enhanced Craftsman character. Inside, colonnade between living and dining rooms is a new feature. Kitchen was enlarged with a bump-out into backyard, and it's roof became a s…
- [Bolton House restoration](https://www.houzz.com/hznb/projects/bolton-house-restoration-pj-vj~2115026)
  - Location: Pasadena, CA
  - Photos: 20
  - Description: We renovated and restored the 1906 W.T. Bolton house by architects Charles and Henry Greene in Pasadena, California. The house had been modified and enlarged several times over the decades, and some of the original features were lost. Wherever possible we recovered the Greenes' original designs. Much of the interior could be restored, but the living room, entry terrace, and kitchen had to be rebuilt. Our designs were based on the 1906 house, or modeled on other Greene & Greene precedents.
- [Mid Century Modern addition](https://www.houzz.com/hznb/projects/mid-century-modern-addition-pj-vj~2158490)
  - Location: Altadena, CA
  - Photos: 6
  - Description: We added a new living room, entry and covered terrace to this Modern 1949 house designed by architect Robert Gordon. Sympathetic addition expands the house to the south, and is anchored by a mature sycamore tree. New entry is between rooms, improving privacy and circulation. Construction is not seamless with original house. There is a four foot wide link that connects the two. Walls of addition are finished in rough-sawn fir plywood, not board and batt to match original. Inside walls are also ro…
- [Green Lake Cottage](https://www.houzz.com/hznb/projects/green-lake-cottage-pj-vj~172256)
  - Location: Seattle, WA
  - Photos: 6
  - Description: New cottage was built on a tight lot in Green Lake, one of Seattle's favorite streetcar-era neighborhoods. It is only 940 square feet. Plan is informal, and like a vacation house with living, dining and kitchen areas combined. Entry is from a covered porch with mudroom. There is one bedroom and bath with alcoves in the hall for a study and laundry. This reinvented traditional type with simple floor plan and tall ceilings was cost effective to build. Classical details for porch and pediment are m…
- [Wedgwood Cape](https://www.houzz.com/hznb/projects/wedgwood-cape-pj-vj~359201)
  - Location: Seattle, WA
  - Photos: 14
  - Description: Renovation of this 1940 house in the Wedgwood neighborhood of Seattle was intended to enhance its "Cape Cod" character. Hip roofs were extended into full gables. Corner and rake boards were let-into the siding to frame each wall and accentuate vertical proportions. Doors and windows were replaced in (mostly) the existing openings Portico above entry and picket fence were added. Composition roofing was replaced with the original roofing material, red cedar shingles, and a crisp white barn ridge w…
- [Ravenna Romantic](https://www.houzz.com/hznb/projects/ravenna-romantic-pj-vj~174151)
  - Location: Seattle, WA
  - Photos: 3
  - Description: This new backyard sunroom with attached two car garage was added to a 1930s house in Ravenna neighborhood of Seattle. Sunroom faces the house and opens onto terrace. Bluestone terraces rise with natural grade to an alley in the back, and link house to garage. Above garage is a storage loft accessible from dormer with pulley, or by a pull-down stair in garage. Exterior and fireplace wall are stucco in a lovely warm yellow. Other walls of sunroom are lightly stained board & batten. Clay shingle ro…
- [West Seattle Bungalow](https://www.houzz.com/hznb/projects/west-seattle-bungalow-pj-vj~310871)
  - Location: Seattle, WA
  - Photos: 7
  - Description: Living and dining room in this 1908 West Seattle bungalow retained their original Arts and Crafts character, but kitchen and service areas had been poorly remodeled before our client bought the house. A cramped kitchen had no view while a storage room faced a lovely view of Puget Sound. We reworked the space for new kitchen, family room, pantry and bath. Since kitchen was one floor above grade, we added a covered porch to create a treetop perch. It has a great exposure, and serves as an outdoor…
- [Kim's Cape](https://www.houzz.com/hznb/projects/kim-s-cape-pj-vj~178854)
  - Location: Seattle, WA
  - Photos: 5
  - Description: When Kim bought this house it was clad in grubby blue vinyl siding, windows were swollen shut and its design nondescript. Small changes transformed her 1942 spec house into a fresh Colonial Revival "Cape," which is what she was after. We replaced doors, windows and siding. New porch provided shelter for entry, focus and enough detail to set Colonial Revival character. Other details fell easily into place once the theme was clear.
- [Wallingford Craftsman](https://www.houzz.com/hznb/projects/wallingford-craftsman-pj-vj~181234)
  - Location: Seattle, WA
  - Photos: 11
  - Description: We redesigned and expanded second floor of this Craftsman in Wallingford neighborhood of Seattle. Roof was raised and dormers added to increase useable space. Front-facing dormer also provided a great view of Portage Bay. Plan includes master suite, two more bedrooms, bath and laundry. Tongue and groove fir ceilings are vaulted with skylights on back slope. Exterior was fully restored. We replaced a flat soffit at entry with new gable roof. Our project received the 2012 Wallingford Design Award.
- [Capitol Hill renovation](https://www.houzz.com/hznb/projects/capitol-hill-renovation-pj-vj~1324143)
  - Location: Seattle, WA
  - Photos: 16
  - Description: This 1919 transitional house in Seattle's North Capitol Hill neighborhood was built on a tight lot. The entry was setback, and not easy to spot coming from the east. A small portico gave it some prominence, but little cover in the rain. Porch floor was made of wood. Water leaking into the basement below had been an ongoing problem. Our solution was to replace the wood floor with concrete, and make a new covered porch. Since the house faces south we made new roof into a terrace. Brick sidewalk py…
- [Bryant renovation](https://www.houzz.com/hznb/projects/bryant-renovation-pj-vj~2468475)
  - Location: Seattle, WA
  - Photos: 5
  - Description: Owners of this 1925 colonial revival house in Seattle's Bryant neighborhood asked us to resolve the exterior design and make the entry more welcoming. A narrow concrete porch had been built across the front at some point, and the original entry remuddled. Under a spiky trellis with spindly columns the porch saw little use, and cut the house off from the garden. Our new porch provides cover and focus for the entry, and restores planting beds below the windows. New classical details are appropriat…
- [Roosevelt Craftsman](https://www.houzz.com/hznb/projects/roosevelt-craftsman-pj-vj~1551982)
  - Location: Seattle, WA
  - Photos: 6
  - Description: Our restoration of a 1918 bungalow in Roosevelt neighborhood of Seattle included this new kitchen. We incorporated existing service porch into the space for new breakfast area with French doors opening to deck and backyard. Custom cabinets included island designed to resemble a work table with maple top. We carefully replicated historic doors, windows and trim details so they would be consistent with original designs. Modern appliances, fixtures and furnishings seem right at home in period house…
- [Madison Park Mediterranean](https://www.houzz.com/hznb/projects/madison-park-mediterranean-pj-vj~93405)
  - Location: Seattle, WA
  - Photos: 6
  - Description: Our second floor addition to this 1920s Spanish Colonial Revival bungalow added two bedrooms, study and bath. We also adapted and better integrated into the scheme an earlier master suite built in 1980s. Exterior design is consistent with original style, but interior is expansive and modern. New gable roof replaces flat roofs. It includes skylights above a light well to bring light into the center of main floor.
- [Phinney Bungalow](https://www.houzz.com/hznb/projects/phinney-bungalow-pj-vj~187395)
  - Location: Seattle, WA
  - Photos: 6
  - Description: We added a second floor master suite to this 1924 bungalow in Phinney Ridge neighborhood of Seattle. New partial second floor has vaulted ceilings and stair was built above existing that led to lower floor. Wall between living and dining rooms had been removed in an earlier remodel. We recovered shape and utility to these rooms, yet retained their openness. Chimney was extended above second floor a new covered front porch added.
- [La Casita](https://www.houzz.com/hznb/projects/la-casita-pj-vj~189688)
  - Location: Altadena, CA
  - Photos: 6
  - Description: La Casita is a new guest cottage and pool cabana designed to match the main house, a lovely 1920s Spanish Colonial Revival. It replaces a backyard garage, and overlooks a new swimming pool. Interior is one open space with a separate bath. Plan includes kitchenette, fireplace, dining area and a wall bed for overnight guests. We replaced garage with a new attached one closer to the street. Original roof tiles were reused on new building.
- [Oneonta Craftsman](https://www.houzz.com/hznb/projects/oneonta-craftsman-pj-vj~199984)
  - Location: South Pasadena, CA
  - Photos: 8
  - Description: We completely restored this beautiful 1909 Craftsman by architect Frederick Noonan. Entry and principal rooms on first floor were carefully restored to their original appearance, which included refinishing all the natural woodwork. We reworked the plan upstairs for new master suite, bedrooms and baths. Detailing matched original designs on first floor. Original roll roofing with integral gutters was restored. This distinctive period detail recovered original character of design. New pergola and…

New French doors open to balcony that overlooks backyard, and skylights were added to balance light. Wardrobes surround an existing stair. Bath is enclosed, but with high windows to light stairwell. ## Community Q&A

**Q: where are the bedrooms? could I get the DIMENSIONS?** *(in Photo Questions)*

Where are the bedrooms?

A: The 1 BR 1 BA cottage is 20' x 47'. Here's a link to a published article that describes the project and includes floor plan: EarlyHomesFallWinter2012.pdf (timandersenarchitect.com)

**Q: What are the doorway dimensions pictured here?** *(in Photo Questions)*

This is such a well done project. I really like it.

A: Thanks. My clients took on a huge project and we were able to fully realize our design. The doors and sidelights are original and restored. I believe each is 30" wide. The center pair open in and sidelights are fixed.

**Q: What are the door dimensions?** *(in Photo Questions)*

Very nice work!

A: Thanks for that. This project was done some time ago but I found the drawings. These 10-lite French doors are 60" wide and 84" high. French doors in living room (other picture) match. Each door is 30" x 84". However, the sidelights are also operable and open into the room. We installed deep hinges on those to fold flat against the wall.

**Q: What color paint did you choose for the walls?** *(in Photo Questions)*

A: Sorry, we don't have a record of the paint colors chosen.

**Q: what is the color of the siding and trim?** *(in Photo Questions)*

what is the color of the siding and trim?

A: We used Benjamin Moore "Arcadia White" for trim. My client selected the siding color, and I don't have a record of it. Sorry.

**Q: I adore the lighting fixtures. Can you tell me where they are from,** *(in Photo Questions)*

A: Owners bought the antique light fixtures from a dealer. Hand-blown art glass shades were from Lundberg Studios: http://www.lundbergstudios.com/lamp-shades/
