**Q: Bathroom tub** *(in Design Dilemma)*

I live in a 1917 row home and have a small master bath with the original claw foot tub. Now after double knee replacement, would love to re-do the bathroom and considering a walk in shower but since its the only bathroom, is a tub necessary for good resale? Have 1/2 bath downstairs.

A: Definitely talk to realtors about resale and clientele in your area. We do bathroom remodels and have lots of clients who want tub to shower conversions, they are popular. But if the prospective new homeowners in your area have children, they will more than likely want tubs.

We took this outdated, inefficient bathroom and made into a
warm, inviting master bath with a fantastic walk-in shower! Everything
was done on very tight budget, but it looks and feels great.

A: Beautiful update while keeping with the charm of the vintage space.

**Q: Master bath reno** *(in Design Dilemma)*

Our master bathroom is big........13' x 13'6"  Taking it down to the studs.  Would like to keep plumbing where it is.  My question is.........is it wrong to have a "toilet closet" in a master bath?  I don't want the entire space to be taken up by someone (DH) in the bathroom,  I am a huge advocate for toilet closets, he isn't.  Want to make the right decision for resale later down the road.

A: Water closets are a great idea if you have the space, as there are times when both would like to use the bathroom for different things and it provides the privacy for that. Of course, it all depends on the plumbing issue and your preference. Good luck!

Bathroom sinks have evolved into a design statement.  Which bathroom sink style do you prefer?  Tell us why in the comments.

A: The vessel sink can definitely make a statement as they come in a wide variety of colors, materials and designs. It's possible to customize it to your own taste, and have a one of kind piece.

**Q: What would you add to your patio?** *(in Polls)*

There are many additions you can make to your patio to extend your enjoyment of the outdoors. What do you think would be the most interesting addition to a patio this summer?

A: Definitely a patio cover. Some lattice to provide shade, and possibly a solid area to add full protection from the sun and rain so you can enjoy it year round.
