> Oglesby Construction is by far the best out there. Duane exceeded our expectations in both his knowledge and skill. There is no doubt that he takes pride in the quality of his work as well as the running of his business. I cannot recommend Oglesby Construction highly enough.

> Fantastic work! These guys came highly recommended from a friend. We had Oglesby Construction plan, demo, and open a wall from our living room to kitchen. We couldn't be more happy with the results. They are extremely professional and gave us exactly what we asked for at a very fair price. They even helped us obtain our permits and had someone come in to match our drywall for a seamless look! If you have any home projects (big or small), these are definitely the guys to call!

> Duane is a great builder and remodeler. He is contentious with his clients and is first rate with build solutions that last the test of time. He hand picks his subcontractors and suppliers providing and excellent finished project. We collaborate well together and it is a pleasure to partner with such an exceptional builder.

> Duane did an extensive remodel of my coast house including a new layout for the kitchen(which is part of a great room), master bedroom & bathroom. His design plan was well thought out and turned out wonderful! This was done on the second floor but he also did some remodeling on the 1st floor. In the process of remodeling, the second floor was taken down to the studs. We consequently found some structural issues that needed to be addressed!
> So he also had to reengineer some supports. Duane does top quality work and everything he did exceeded my expectations. I would highly recommend him for anyone who is remodeling or building new. I feel like my coast house is something out of a magazine.

> Duane Oglesby Construction Company was great to work with! They gave us ideas for our kitchen that we hadn't considered and made all the difference in the end. We couldn't be happier with their job, and they are a pleasure to work with. I have referred my neighbors to him.

## Community Q&A

**Q: Dumbwaiter** *(in Photo Questions)*

Hi - what was the cost of the system and installation?

Thanks.

A: Thanks for reaching out. In order to adhere to elevator codes and other standards with all of the sensors and safety features this was not an inexpensive system. That said, the system cost was around $12K. This did not include our framing, fire blocking and custom chase and cabinets. This system has been installed for over 7 years without any problems and the customer still loves the convenience.
Thank you,

**Q: Laundry shoot** *(in Photo Questions)*

Is there any way to make a laundry shoot go up and down wit clothing? And what's the smallest space included w mechanism to make this work?

A: This is actually referred to as a dumbwaiter but any number of items can go up and down this system and to most any height. This particular system works much like an actual elevator with safety interlocks and sensors so it stops at the correct location. There are various sizes to these systems. This one will take up to 250 pounds and is approximately a 30 inch cube. Unfortunately these systems when designed and installed correctly are not inexpensive but definitely save time going up two flights of stairs with arm loads of groceries or other bulky items. Thanks for the question.

**Q: Dumbwaiter for pantry** *(in Photo Questions)*

Who is the manufacturer of the dumb waiter and do you know if they make manual ones? TIA

A: This particular unit was sold and installed by Nationwide Lifts. Although we had to work with them during installation to make sure everything worked and was installed to code. I don't know if they sell or install manual lifts. With the fire and safety codes that we had to adhere to and the customers requirements this unit worked perfectly. There are a lot of dumbwaiter and elevator systems on the market but some don't meet code, both for fire and safety. Hope this helps.
Thank you,

**Q: Nice looking! What did you do about the need for fire separation?** *(in Photo Questions)*

A: The entire chase is lined with 5/8" rock. The door seen here (located in the garage) is a fire rated door and the door upstairs has a 20 minute rating. The motor is located below the unit and also has separation. There really is no place for fire to get into this chase because of it's design.

**Q: Cost?** *(in Photo Questions)*

Can you offer a ballpark on the costs? Thanks!

A: Dumbwaiters are not inexpensive to install. There are several manufacturers that have different units for different applications. Here in Oregon we had to have a commercial elevator license too. That added cost because of the safety requirements but in my opinion you need that on any device that moves to protect kids, pets, etc. For just the unit I believe we were around $14K installed by us and others. There was special framing and fire codes that we had to adhere to also. Then we had all of the finish and custom cabinets that added more cost for the finished product. Let me know if you have any other questions.

Thanks

**Q: Is this run by electricity or manual?** *(in Photo Questions)*

A: I was the contractor on this project. The dumbwaiter was sold & installed by Nationwide Lifts. They may have other types available but there are other manufacturers too. Website for Nationwide Lifts: http://www.home-elevator.net/. Other companies such as Ameriglide make these units too. http://www.ameriglide.com/item/ameriglide-express-dumbwaiter.html?gclid=CLmrze3B5bwCFc5hfgodDl0ADg. I know that there are manufacturers that make hydraulic units. I chose this one because of state codes that I had to adhere to.
