> My wife and I worked with Mike Byrne for more than two years as he translated our ideas into reality. Even though we were faced with significant environmental restrictions on our property (welcome to New Jersey home building), Mike successfully designed our post and beam style home and barn incorporating all of our "wants" and "needs". Mike is a true professional and possesses the necessary ideas and patience for efficiently completing projects both large and small. He was a tremendous addition to our team and continues to be a great resource going forward.

> Michael worked with us in New Jersey to design a new house we were planning to build in New Mexico. We decided to work with a firm in NJ rather than one in NM because we had worked with Byrne Design on an addition to our NJ house, and we were very pleased with the results. We started with some conceptual ideas and some photos of various design concepts we liked. Our building space was limited since we were building on the side of a hill, and we wanted a one story, pueblo style house. We provide a topographical survey and the lot GPS coordinates.
>
> Michael fit the house perfectly onto the site to take advantage of views of the mountains, location of the driveway, passive solar etc. We found it very helpful to visit his office and view 3D models of the house on his computer as it was being developed. He was also able to model the direction of the sun and related shadows during various times of the year and of the day which was very helpful in some of our design elements (e.g. location of outdoor patios, overhangs above the windows, pergola covered patio). We incorporated an open space concept for the kitchen, dining area and family. Michael was able to model the view out various windows by a person standing behind the island in the kitchen. We designed the open archway between the family room and kitchen to provide for mountain views outside the family room windows. Michael even designed the garage to accommodate a Ford F150 Super Crew truck which we bought after we moved into the house.
>
> Our house is located in a Homeowners' Association, and we were one of the houses on the open house display at our annual meeting. We received may positive comments, and everyone said that it was obvious that a lot of careful planning went into the house design before the building even started. We are thankful to Michael for his creative ideas and flexibility during our design process, and we highly recommend him for new construction as well as for additions/renovations to existing structures.

> Accurate and clear plans. Ingenious use of designs and space always. Absolutely one of the most professional and thorough architects in our area. It's always a pleasure to work with them on their projects.

**★★★★★ — Patrick Farmer, May 2015**

> In 2012, we purchased a very tired (yet loaded with potential), 100 year-old farmhouse in the quaint town of Califon, NJ. Having dabbled in several modest renovation projects in our first home, my wife and I were ready to take the big plunge and go all-out restoring this diamond in the rough.
>
> We never hired an architect before, so we were sure to do our homework and interview a number of the best professionals in the area. After half-a-dozen meetings and proposals, our excitement and enthusiasm was slowly morphed into anxiety and uncertainty. No one seemed to grasp our vision in the way we had hoped. We wanted all of the modern amenities without disturbing the gritty authenticity the house possessed, both inside and out. Apparently, that is not as easy it seems.
> Our prayers were answered when we met with Mike Byrne of Byrne Design. Mike’s brilliant-yet-unassuming personality was perfect for the job. He was far and away the best “listener” we had met. He was truly unique and talented in his ability to absorb our vision (no matter how eclectic it may have seemed) and produce a design that far exceeded our expectations.
>
> We will be forever grateful to Mike and his entire firm for helping us build the home of our dreams!

**★★★★★ — jeffscotti123, May 2015**

> Byrne Design Associates are professional, thorough and easy to work with. They answered all our questions and gave us their expert advice when we needed it. I would not hesitate to use them again, and I would highly recommend them.
>
> We have admired the work done by Byrne Design Associates for a long time. Whenever I saw a house that I liked, it was usually designed by Byrne. When it came time to add on to our existing house, we contacted Mike Byrne, and we are very happy that we did.
>
> We had several meetings with Mike Byrne, and he created drawings and computer generated images that helped us visualize the project. He worked quickly and was willing to accommodate our busy work schedules.

> I have worked with Mike Byrne from Byrne Design Associates for about 10 years as both the architect for personal home and also as the architect on various projects which my Engineering Company has been involved with. He is extremely knowledgable and I have found his design work and plans to be excellent. He has superior computer skills which enable his ideas to easily be visualized. He has been a great asset to the many projects we have been involved with together and his ideas and design for my personal lake style home were just what was needed.

**★★★★★ — Interiors at 40 Main, May 2015**

> I have worked directly with Byrne Design to provide interior design service for his clients. I have also referred my clients to Byrne Designs for their renovation projects. Mike and his team are so professional and competent and their designs are relevant and beautiful. Every client has been more than pleased with the outcome of their project. I would highly recommend his architectural services for a simple renovation to design plans for a whole house.

**★★★★★ — alex1544, May 2015**

> Mike Byrne designed our house. Unlike other architects I have worked with, he was willing to listen to us and actually design a house that we were looking for rather than a house he wanted to design. I would certainly use him again! He was able to keep the elements we wanted but still added his thoughts and details that really tied the whole design together.

**★★★★★ — Och's Homes, May 2015**

> I have been working with Byrne Design for many years , The structural and aesthetic attention to detail is excellent . As a general contractor it is important for me to not only have all of the visual/ design aspects of the project be closely paid attention to but also the structural phase be detailed and complete . This attention to detail always makes not only myself but my clients overwhelmingly happy with the end result

> I've worked with several architects over the years and what sets Byrne design apart is the fact that they carefully listen to your needs and deliver what you ask. They have a unique perspective and are superb problem solvers, whether the challenge is a design solution or a tight budget. I couldn't be happier. We used them to design our office renovation and were so happy with the work we asked them to look at our home kitchen project. They came of with the cleverest solution none of the otters 2 architect I fired came up with.. I would recommend them 1000 times over.

## Community Q&A

**Q: ...and is this the same stone as the great room?** *(in Photo Questions)*

looks the same. Gorgeous.

A: Yes, both stones are the same. It is natural stone, so I can't give yo a make and model.

Mike

**Q: What brand and color is the siding?** *(in Photo Questions)*

A: The siding used here was Hard-i-plank primed clapboard with site applied paint.

**Q: Gambrel roof on cinder block foundation?** *(in Design Dilemma)*

I have a cottage in MA that has a semi-dormer on a cinder block foundation (see attached). I would like to put on a gambrel style roof to increase the head room in the attic. Can I do that without changing the current foundation of cinder blocks? I am trying to avoid jacking the house and needing to pour a whole new foundation. Thoughts?

A: In general, it looks like adding a Gambrel roof should not be an issue, however, cinder blocks are suspect if they have any signs of breaking down. I would agree tihe the previous pro who suggested getting in touch with a local architect or engineer to have the blocks evaluated,

**Q: Front porch help** *(in Design Dilemma)*

I do not have the design talent that so many on houzz have but I can do manual work. We just moved to a new house and my front porch lacks curb appeal. Does anyone have any suggestions?

A: Rather then painting the railing I would eliminate it. With on railing you will have a much nicer view for the yard from both the porch and from inside the house. The style of the railing does not add anything to the design of the porch.

**Q: What do you do with walls too high** *(in Design Dilemma)*

So my living room is 2 level open space that looks odd thanks to the extra high blank walls. Everything look miniature in the room because of the space. I need som serious help figuring out how to make this space feel decorated.

A: I worked on a space like this last year, and what we did for the client was to add a molding slightly higher then the second floor level, we then paneled the walls with raised paneling below the rail, painted all the raised panels the trim color and then added a rich, navy blue to the walls above the trim line. This had the effect of giving a more human scale to the room and also made it much nicer when sitting in the room.

**Q: Decluttering** *(in Design Dilemma)*

Allright now I am going through entire house and decluttering. Question..previously had fake plants and wine bottles above kitchen cabinets but all they did really was collect dust. Should anything really go on top of cabinets when they are low like this? would anything look good or should they just be kept empty?

A: I would agree with nothing on top of the cabinets. You might want to consider having a matching crown molding added to the top edge of the cabinets, it will give you a much more finished look to the cabinets and help play down to open space above the cabinets.
