Need advice on where to start. Realtor, architect, contractor, designer? I need someone with the ability to see the potential of the Reno and be able to give me an idea of the cost involved in that vision. Any advice is welcome. PS: home has not been purchased yet. A: There is lots of good advice so far. When you are doing a project like this there will be a multitude of opinions on what should be done to the house for renovations. Have a good idea in your head as to how you will use the home as everyone has different needs and wants. the comments about not over improving for the area are important especially if you are not planning on this being your forever home. As a contractor it is important for me to know what you want before I can price it out for you. I can see potential options for a home while others may just be able to price things out after they have plans submitted by someone else. It is important to find a pro who can help you realize your dream by giving you some options and looking past the current state of the home. Budget is key because you can easily spend a lot more money that you may have anticipated. Communication, communication, communication with all people involved from realtor to contractor to designer. **Q: Quartz install issues** *(in Design Dilemma)* Just had our quartz countertop installed (Caesarstone Raven). Would love if any of you have expertise in installing these type of counters to give me an opinion on the problems I noted in the attached document. Probably the most concerning issue is the problem with the cabinets not being level, and the workaround the countertop installer put in to make up for that (so the seam would be even). Am I offbase in being concerned about these issues? Am I over-sensitive on the visibility of the seam? See link to photos of issues. (Note that I've since discovered the white line along the joint is indeed a reflection, and not a defect.) We've stared at it so long we can't tell anymore what would look best. Thank you! A: To me the ones on the sheet look like they would match a little better. I do like the diagonal squares but only if you did them in the middle above the stove surrounded by the others with maybe a pencil border. **Q: Fireplace remodel/facelift help needed quickly** *(in Design Dilemma)* For a very long time I have been trying to decide on new flooring for our large master bedroom. Well I finally decided and was surprised that the wood could be delivered the same day. Now I'm scrambling to get the room ready and realized that I need to do the fireplace first (I think) as the wood will need to be installed against the tile. I want a fairly simple and more modern look. I was thinking a simple tile surround and then a separate wood shelf up above. I had remembered seeing a beautiful charcoal tile but when I went to get it it was Quartzsite and wouldn't work by a fireplace. So I picked up this charcoal porcelain tile and some Carrera marble as I think they both look really nice against the wood. Each one looks too simple to me by itself though. Does it look strange to have an inner border of the marble and then a larger surround of the porcelain tile? And does it seem right to just lay the tile flat on the wall (or backerboard) rather than building something thicker? I'm not sure how we would trim the porcelain tile. I'm sure the Carrara would have some kind of pencil trim for the edges. If we use the two tiles together I was thinking to do 18 inch squares for the hearth below. It's a gas fireplace if that matters. I had considered something with more detail like mother of pearl tiles or some smaller glass tiles. But I do want to get this done quickly and I'm afraid of letting this project stall the installation of the floors. A: Looks good. Are you thinking of this with the wood or just by itself? **Q: Basement Layout Help!!** *(in Design Dilemma)* We are hoping to finish our walkout basement but unsure about layout. We have 1 egress window in the back so will have a bedroom there but would like to add a flex room. Total sq ft is about 1100 sq ft in the basement. 1\. Picture 1: should we add 2 extra flex rooms? But will this make the rec room space look too closed off? 2\. Picture 2: should we just make a front room and leave the middle space open between the 2 rooms? 3\. Picture 3: should we just do the 1 bedroom and put in shelving/ fireplace as in the next picture? Which layout is best? Thanks!!! A: If it was me I would do the bedroom in the back but I would tuck a small walk in closet behind the bathroom so that the bathroom wasn't so long. 15 feet seems rather long. I would do what you suggest with the fireplace and shelves between 2 flex rooms and leave the front of those rooms open to the middle area so it feels open and spacious. I assume that you are closing off the mechanical room where the furnace and hot water tank are. That corner might be a good place to put a wet bar. Hope this helps **Q: Board and batten on wall?** *(in Design Dilemma)* Hi all, We're going to be taking the awkward coat closet in front of our door (see below) and opening it up into a bench and hooks (see inspiration pic below). However instead of Shiplap we will do board and batten the whole way around that entry vestibule. (Note we are refinishing our roundtop front door. Hence the plywood!) My question: Should we continue the board and batten to the wall next to the front door? I'm planning on doing board and batten three quarters of the way up the entire entry vestibule (all walls in that nook). Now I'm thinking this wall outside the vestibule (with key and Mail thing) might look good with it as well. Note: it's no where else in the house.
