> Via Builders built our home in 2018-19, and I tell everyone, "we have a very well built home".  We have had no major construction concerns, and any wear and tear issues have been well received by Via. As promised, they came in and conducted a post-build-evaluation, and we were all happy to learn that after 4 years (usually done at a year, but due to COVID we waited to do) there had been little movement. And despite, little repairs needed (caulking, painting) they came in did it al. They promised to warrantee their work, and they did. We were very appreciative.
> Via told us they could build our home (3 stories and 5500 sq. ft. with pool) in 14-16 months and they did just that. Their project managers, staff, and many of their subs have worked for Via 25+ years.  I say Via must be doing something right to keep that degree of loyalty. In those 15 months, there was only one day where no one showed up. They were always managing/building something on site. They were highly organized and communicative throughout the process. Via collaborates easily with other professionals (city, PG&E, designer, architect, landscaper). Via is very knowledgeable and gives good information/direction through the process.

> Via brings professionalism and expertise to the process of building a new home. As a first time builder, I struggled to see how the drawings would actually feel to live in. Primo & Gustavo were so patient and created mock spaces to help me get a better ideas. They were helpful and offered several great suggestions for improvements as we progressed with the build. 100% of the Via staff and 95% of the subs were lovely to work with, professional, respectful and very knowledgeable of their craft. The other 5%, Via is either no longer using or minimized my involvement with them. Via has always stood behind their service, anytime we’ve had an issue they’ve handled the situation with integrity, professionalism and respect. During the build process there will be issues, things happen, things come up. Building a home very stressful, goes way over budget, and takes longer than expected. Ralph’s mistake was telling me it could be done in 14 months, ours took about 24.

> Via did a fantastic and first rate job of construction.  We also like most of their subcontractors.  They were, however, dishonest about the cost.  Here's some examples: several estimates in the contract were less than 1/2 their actual cost, the roof replacement estimate left out much of the essential work and they wanted 50% more, some quotes were not shown to us until we complained about the invoices.

> The owner is sharp, has been in business for over 30 years, and his father was as contractor.    These were not minor mis-estimates.

> To better understand what happened on the roof, here is the explanation.  As part of our contract and major home remodel, we included roof replacement - removing the old shake roof and replacing it with a new composition roof.  When we found the quote to be 50% higher than the original estimate in the contract, Via said that we we needed metal for valleys and plumbing vents, vents for the roof and plywood sheeting since we were replacing a shake roof.

> All shake roof replacements require metal, vents, and sheeting, and Via knows this.  I even know this as a homeowner.    We don't understand why these were not in the original contract and only
> shown to us when we literally didn't have a roof on our house!

> There were several more low estimates, that in total costed many 10's of thousands of dollars more than the original contract.   Theses were  underestimates by Via Builders.

> Just to make sure there is no confusion, we did add some upgrades and change orders during construction.  We were happy to pay more for these since it did cost Via time and materials.

> My husband and I hired Via Builders to perform a major remodel and addition to our home in Cupertino, going from 1900 square feet to over 3,000 square feet - daunting enough to go through without adding to the difficulty that we were living in Germany at the time!  This is a task we never would have undertaken with any other builder.  Ralph Saviano, the owner of Via Builders, was nothing short of spectacular in his design suggestions (saving us a small fortune in architectural design costs) and attention to detail - everything from ceiling details to electrical outlet placements to plumbing fixtures to house layout and kitchen design.  With more than 30 years experience and a well-honed staff his skills and professionalism are truly noteworthy.  Add to that the fact that the cost of the remodel was far less than many bids we had from other companies and you have the best of all possible worlds when looking for someone to hire for either a remodel or new build job. The City of Cupertino was a black hole until Ralph became involved with our construction approval process - he moved it to construction quickly. Our custom home was designed by another and there were some unfinished issues the made the construction challenging.  However, Ralph and his team always addressed the unknowns as soon as they arose and provided 2 to 3 solutions to workaround. We have now lived in our home for 5+ years and Via Builders to this day will fix any warranty issues that arise.  If we were to build another home we would have Via design and build it! A: We are a custom builder with our own inhouse carpenters, with mirrors, we often purchase the frame material and build and finish it on site to the size, color we want.  This particular mirror we may have built on site, otherwise it would of been purchase at a retail outlet or online site.
