> My experience with RSR construction was a nightmare and I deeply regret having hired them.
> Ravi  is good at initiating the relationship with the client and his previous professional experience as a lawyer helps him to talk you into trusting him as a general contractor, but the reality is that he delegates the job to his brother. Ravi’s brother asserted to be an experienced constructor but his job with us did not demonstrate he was a good professional. We grew worried about the outcome of our retrofit and remodel , but since we had a contract with them we decided to continue, in spite of not liking any of the people he used for the project, included the structural engineer who had a terrible communication style. When unexpected problems came out during the construction and they realized they could not make the high profit they expected and had to face delays, they practically used an excuse to break the contract and abandon the construction. It took us a long time to recover from the bad experience and find a good and professional constructor to complete the work; the worse part was the stress and the deceptive and unprofessional behavior of RSR crew. > Hired RSR for an extensive renovation which included three bathrooms, redoing our floors, repainting all of the interiors, redoing our fireplace and custom bench seating, as well as seismic retrofitting. The reasoning for not recommending this contractor is that I began to notice staining in our (sealed) marble tiled bathrooms. Al we had noticed cracking in our tiles, as well as missing pieces of grout. When I had RSR come out to look at the damage 6-12 mos later, they blamed it on natural soil movement. Turns out that they did not use sufficient water proofing beneath the tile work,  and the wrong kind of grouting, causing water to seep through the cracks and allow mold growth on the wood framing. We had to rip out both showers and replace the siding on the exterior of our house, as the mold and water damage from the tile work was extensive. Our second contractor was amazed that the first had not used waterproofing wrap in the shower.  he discovered a number of other issues with the plumbing and shower pan installation. While the other portions of our project went well, having to replace the bathrooms after less than 5 years was a massive headache and an unexpected expense.

After receiving two other bids, we settled on RSR because of their collaborative style, how the project would be managed, and the reasonable bid.  We could not have been more pleased with the results.  RSR went the extra mile to ensure the end product was to our satisfaction.  My wife and I quickly learned that every aspect of construction is involved when doing a bathroom - subfloor, flooring, electrical, plumbing, cabinetry, sheetrock - you name it.  RSR explained every step of the process as we moved forward and managed the project very well, especially the inevitable surprises that crop up in an older home remodel.  It is good to know that pride in craftsmanship is alive and well as each person working on their team delivered high quality work.  We were so pleased with their work, we hired them to reengineer and install French drains on the property.  We will definitely use them on future projects.

> Working with RSR Development took the stress to a minimum during a busy Holiday Season!  Naresh and Ravi worked with me on a complete remodel of three bathrooms that lasted a little over two weeks (85% completed in 1st week!).  The project was on time and on budget (not a single $ added to initial quote!).  Naresh was a true professional as he managed and kept me updated through the two-week project. Their workers provided continuous access to one functioning bathroom during the project.  They were extremely cognizant that my kids and I lived there and would require access to the facilities during construction.  Furniture was covered, carpeting protected and the residence was kept very clean throughout.  All three bathrooms turned out beautifully!  Overall, I am extremely pleased with the way I was treated and how the project turned out!

> Any contractor can finish the job on time and on budget if everything goes exactly as planned. What sets a contractor apart is how he deals with the unexpected. RSR came through with flying colors on that. The renovation project at my townhouse ran into it share of surprises - walls that were crooked, unanticipated obstructions inside the ceiling for electrical wiring, incorrectly cut glass from the subcontractors etc. I am very happy to say that RSR came through and completed the project on time and within budget. I would imagine that many other developers will simply pass on the cost and time adder to the customer but they certainly made a substantial effort to deliver as promised even though they had to spend extra time, labor and material to compensate for those problems. I am planning to bring them back for an even bigger renovation project in my new house and would recommend them for they quality, reliability and follow through.

**Q: Grout color** *(in Design Dilemma)*

I am confused in what grout color to use. I was thinking of using alabaster from Home Depot. I feel like their needs to be an element that ties the backsplash into the cabinets and I think a light gray moves away from that. Alabaster is a light taupe/off white color. Thoughts?

A: When picking a grout color you want it to be as close to the color of the tile as possible, unless your looking for contrast. Keep it simple and you will not regret it later, its really hard to remove all that grout and redo it later, it can be done but can be pricy and messy work, so get a Grout sample chart and get the best match.

**Q: Danze vs Moen faucets** *(in Design Dilemma)*

I am looking for an oil rubbed bronze pullout sink faucet. Kohler just didn't have enough of a selection in oil rubbed. From past experience can anyone give me insight on which company to go with and why. Thanks

A: It is worth the little bit of extra money to buy Moen or American Standard for your fixture. Danze is not very reputable brand.

**Q: Types of Railings for deck** *(in Design Dilemma)*

Hello All!
I am in St. Louis area, meaning weather is little rough on decks. We are in the process to build a new deck. If we go with a Cedar deck, what low maintenance railing options do we have other than Vinyl?

A: If your in St Louis your better off using Composite decking such as TREX, easily available from Home Depot or your friendly decking store, Cedar will need to be refinished every other year, initially Cedar is cheaper, but over the life of the deck it will cost you a lot more and you will need to replace your decking within 10 to 12 years, with Composite decking you will have a life time of enjoyment with low maintenance, plus it has the look of real wood.
You can also get TREX Railing , it is a middle price point, the next step up would be Cable Railing which is a deluxe product, with Metal handrails, or if you want to save some money you can use Wooden posts and and Handrail with your stainless steel railing.

**Q: Please help my kitchen...lighting, counters, floors, oh my!** *(in Design Dilemma)*

Unfortunately, we had water damage to our kitchen ceiling and floors over the winter holiday. Part of the wood floors will be replaced and all will be refinished in a little darker cherry finish. Outdated lighting and counters will be replaced, as well. Cabinets and appliances (for now) stay. Having some design dilemmas, as there are too many beautiful choices out there, and I need to refocus!

Lighting - We have a colorful, fairly bold lighting fixture over the kitchen table that will stay. Need advice for lighting over the island and sink. My thoughts so far...recessed lights over the walkway in front of the dishwasher and stove, pendants or mini pendants over the island, and I'm stuck on the sink light. Do I have enough recessed lights if I do four 4-in cans? Suggestions for pendants or any other lighting ideas? I am open to all ideas!

Counters - We are used to the dark counters, but a counter expert suggested going to light counters. Opinions? I like the Super White granite counters with white cabinets I see on the web.

Back splash ideas?

Ceilings are 8 foot, and kitchen work area is only about a 10' x 10' space.
Changing the color of our paint will be a big undertaking, as the kitchen, front hall, and living room are open to each other, but I do realize the paint color in the kitchen should probably be changed. Ideas about that?

A: The best under counter lighting you can get is by Noralighting, they have several styles, the most hightech is Nora tape lighting, it can be installed before or after your cabinets are installed, naturally you would get a better finish before the cabinets are installed. Here is a link.

Lighting over the Kitchen sink would preferablly should be recessed lighting 6 inch LED, which are standard, 4 inch are more costly and not as common.  Pendant lighting would be nice over the island. 
There are many options for countertop, you can go with Natural Stone, Granite, or Quartz products such as Silestone, or Caesarstone, these products are green and man made, and more expensive, or you can use Soapstone a natural product. 
For your Back Splash you can go with Tiles, subway tiles, Mosaic Tiles, or Natural stone.

**Q: Need your advice for our new kitchen floor** *(in Design Dilemma)*

Hi,  
We are redoing our kitchen. Adding new cabinets, granite counter tops, floors, lights etc.  We would rather have a vinyl floor covering instead of ceramic tiles. Would that kill the look?

A: I dont know if your using Vinyl flooring to save money or what, but if your putting lovely Granite countertop the Vinyl floor will take away from it and never give it the grand appearance you are striving for? 
Even the most inexpensive Ceramic Tile will enhance your kitchen ten fold.
