> We hired the company for a guesthouse project.
> From the very beginning of the project it was a very efficient cooperation.
> For such a project they would always be my first choice.

> Formgroup was recommended to us by our realtor when we told her we were looking for an Architect for our newest project . After comparing 3 other companies we decided to go with them for the project. Omar was very easy to talk to and really gave us what we wanted. We felt so comfortable that we also gave them the GC job to build the house. It was very impressive how accurate and detailed the price estimation was done. We had none of the typical "oops" moments that you hear about in those building horror stories . When problems came up, they were quickly taken care of. We would definitely recommend them and use them again.

> Form Group is creative, cost effective, practical and was able to achieve our goals well within our means. In the mist of a chaotic financial situation, the professionals at Form Group meet the challenge of redesigning a tired urban structure dating to the 1940's into a vibrant state of the art retail strip center accommodating national tenants and a drive-thru bank parcel. The design skills are so evident that we have earned praise from the public and private sector. Thank you Form Group.

> When you work with Form group, and principal architect Omar Morales, you are rewarded with a collaborative design process. He selects materials and makes design decisions with a a great respect for the wishes and budgetary guidelines set out by his client. He has an amazing ability to merge inside and outside space to create homes that invite inhabitants to celebrate their outdoor environments. In Miami, too often the outdoor "space" is simply the pool and patio, with Form Group outside spaces are inseparable from the design. When you visit a completed Form Group home you feel like you have stepped into a new environment the moment you are on the site. Their designs create a relationship between the house and it's site and more importantly between the inhabitants and the site--it's coherent relationship that supports and nourishes the inhabitants of a house. There's wonderful private and "public" space, there's light, there's bold design and comforting, warm finishes that puts people at ease as they enter the space. Omar designs beautiful homes that transform how people live--they are exceptional in every way. Every client I have referred to Form Group has been extremely pleased and has reported back that they have "their absolute dream home."

## Community Q&A

**Q: Love the entry way! The wood adds a very warm touch.** *(in Photo Questions)*

What type of wood and is it stained? what color?

A: Thanks for your question! I really wanted to combine the stark stucco surface with the warmer wood insert, worked out I think. The wood is a clear cedar which we treated with a wood conditioner and a clear matt sealer. No color was added.
Cheers

**Q: Do You have plans for your coop? it is lovely....** *(in Photo Questions)*

Hello, my husband is about to build be a chicken coop and your design is really perfect for our space an needs. Do you have basic plans that you would share? Thanks you kindly,
Eva Reyes

A: Hello,
Thanks for asking, but this was built very "organically" with no plans.
You should take a look at our later coop at the Peacock House project also on Houzz. It has more features like an automatic door and feeder that makes life much easier. Good luck!

**Q: floor** *(in Photo Questions)*

what kind of floore is that?
microtop?
how practical is it?
do you use siler or wax?
how do you treet it?

A: Hello, and thank you for your question.
Yes, this is a concrete micro-topping. It is finished with a high quality commercial sealer and cleaned with water only. It is very durable but I would not recommend it for families with small children who might drag toys or otherwise put too much stress on the floors. Best for soft shoes and socks.

**Q: what is the brand of stain and colors used?** *(in Photo Questions)*

what stain
was used on the floor and where was it purchased?

A: Hello,
The floors are a micro-topping of concrete, essentially a very thin concrete finish over the existing concrete slab. It was done by a local contractor using a custom color which we developed on site. Very durable and washable.
Thanks for the question.

**Q: Were these new pine boards that were stained this color brand & color?** *(in Photo Questions)*

A: Hello,
Most of the interior wood was recycled from the existing house, mostly Dade County Pine, a local wood that has become nearly extinct. We did add some new boards, Clear Cedar. All wood was stained with a custom mixed stain using a "light butternut" as a base.
Thanks for the question.
