> I worked with Richard to stage a property they had completed a kitchen and laundry room renovation for. Richard was excellent to work with. The care he and his team took in the client's home and with their belongings was absoutely professional and every detail was thought through. The renovations they had completed were stunning, on trend, and sure to add great value to the home. For their craftsmanship, professionalism, and attention to detail, I would highly recommend that you consider Paces Construction for your next project.

> I had a water pipe freeze and bust in my ceiling which caused quite a bit of damage. I called Paces right away and they were at my home within 1 hour. By the evening, my water damage was on the way of drying out, all damaged things ( ceiling, wood flooring and carpet) were out of my home. Huge fans and dehumidifiers were in place and running. The kept in contact with me and are now in process of replacing the ceiling, flooring and carpet.

> I would like to highly recommend John Beach and his employees at Paces Construction. John Beach is a man of very high character and his employees meet his high standards. They have completed 2 major jobs for us. The first was approximately 7 years ago. Renovation of our foyer, dining room, living room, which involved un finishing hardwood floors, painting, wall papering, removal of s an old marble floor. Both John and his employees were very respectful of my elderly parents. They accommodated their nap times, put up barriers to keep the dust in the work area etc. The next major project John did for us was last year involved renovation of a hallway and main floor bathroom that he had determined to be structurally unsound, and replaced that bedroom with a larger main floor bedroom, installation of a handicapped accessible bathroom, replaced the deck. At this point in time my mother was on oxygen and he and his workers took the necessary precaution to prevent any accidents, They worked their schedule around my parents nap times and did all they could to insure that they experienced as little disruption in their lives as possible. They also remodeled the basement, added on storage rooms, added an additional bathroom. They were able to save a sink approximately 100 years old.

> John is a very dedicated worker and he finds workable solutions for any problems he encounter. He has completed other smaller projects for us through the years. He is very honest, dependable pleasant to work with, as are his employees. He is number 1 on my list.

> These guys are awesome. Having your house torn up and workers around everyday when you're a stay home mom was not something I was loking forward to, to put it mildly. But John and Richard went way out of their way to make sure everything stayed clean and safe, and the workers and subcontractors were nice and actually helpful to me. I was surprised that I was actually sorry to see the kitchen finished so quickly. Now I have a wonderful new space and a lot more time, and the house seems really quiet.

> I have been very pleased with the design and work that Paces Construction did for me. They renovated the master bedroom and carved out a new master bath in my townhouse. The renovation involved dealing with a lot of issues that come up with older properties such as, outdated electrical wiring, numerous load walls, and things that were previously installed incorrectly. It is important to add, that the majority of the problems were discovered before the cost estimate. It was this attention to detail and overall integrity that allowed the final bill to be almost spot on with their initial estimate. They also completed the project on time. It has been nearly 10 years now and all their installations from lighting fixtures to the steam shower still work flawlessly. And I still feel pretty self indulgent whenever I step into the master bath area. Without a doubt, I would use them again.

> We did a remodel of most of our new Buckhead home with Paces Construction and are very happy with the results. We found John at Paces to be very creative and a real perfectionist, and he worked well with our architect, interior designer and landscape designer to get everything done. We will use them again next year to do several additional things, and recommend them to our friends and neighbors.

## Community Q&A

**Q: Want plantation shutters so bad for my sunroom!** *(in Photo Questions)*

Have tall windows with transom above - really wanted them so I could open top and leave bottom closed for privacy - sunroom on 3rd floor - so problem is tilt windows for cleaning - I cant block in order to clean. The windows are deep set - can they be installed and not block the opening of window ?

A: Debbie, some shutter firms can use an offset hinge that pulls the shutter away from the window with an "extra" offset so sashes can be tilted in/out for cleaning and clear the shutters. I suggest you call local shutter firms until you find one that can accommodate your windows. Good luck. John

**Q: How much do you think all three of those windows would cost together?** *(in Photo Questions)*

Meaning if I were to purchase those as a set how much do you think it would cost?

A: You should contact a local contractor for an installed price based on your site, unit sizes and code requirements. They will get a price from window suppliers, add engineering, demo, framing/trim, installation, painting, etc. FYI the end wall pictured is actually 7 windows; 2 dbl hung windows on each side with 2 transom windows above, plus a fixed picture window in center with a transom window above plus a matched half round unit above the transom. There are very specific engineering and framing requirements for an installation like this due to the designs lack of wall shear sections to provide lateral bracing support. Common building design requires about 2' of wall space on each side of a corner or very specific designs with bracing for retrofits.

**Q: What m** *(in Photo Questions)*

What is the manufacture of the carpeting? (Plaid)

A: This porch had mexican red tiles, which we painted with a black epoxy floor coating, and the homeowner selected this carpet at ADAC (Atlanta Decorative Arts Center) and had it bound, sorry don't know the pattern name.

**Q: Help with exterior colors to go with beige-peach brick** *(in Design Dilemma)*

We recently bought this house and have never been crazy about the brick color.... it is a beige-peach-ish color.

When we bought the house the garage door and front door were white.... we felt everything looked very white-washed together and the house had no interest

We decided on a color palette we thought worked with the brick color but when we actually executed the colors it ended up being all wrong. The blue was too navy, the green was too 'pukey' and washed.... Overall looks very juvenile
So we are now on the hunt for a color that will make the house look like it has more character and is more sophisticated. We are also doing our roof in the next month or so and have the option to change that color. We will be working with IKO Cambridge Collection colors and are thinking to go with 'dual black' for the roof.
We have thought it might be better to paint the front door and garage door the same color as the front door is so far set back from the garage door. We are leaning towards Benjamin Moore Sharkskin as picture below with the dual black roof (note we plan on painting the white half-moon vent above garage door the same color as the garage door)...
Landscaping in the front will come next year but the other thing we are considering is staining the walkway and stairs in front of the house from the white to Behr Cobblestone Grey pictured below...

Please let us know your thoughts/ opinions... any help would be so appreciated!

A: I'd consider sticking with earthtones for all trim and roof colors, maybe light browns to update the look most but work with current design. You may want to keep the contrast between these elements and the brick tone to a minimum, not exaggerate it. I would play up the higher pitch front gable by adding additional freeze board/molding below this. The gable louvre vent is undersized for the expanse of brick wall surrounding it, and is not the best design element to draw attention to with a strong contrast (color or tone) from the brick. Consider adding a 4-5" flex mold trim around and under this, and/or maybe a crosshead above the garage door to soften the stark lines, or panel shutters to all or just top windows (not just bottom). Don't accentuate the paneling over the front door, again make this blend in with the brick color. New garage doors in faux split door style, maybe cedar look, could be biggest change to add real focal point, but won't be "inexpensive". Good luck.

**Q: Beautiful!! I would love to know what has been used for the coping.** *(in Photo Questions)*

A: The coping, as well as the pool deck, are Indiana limestone.

**Q: Paints colours?** *(in Photo Questions)*

Could you indicate what colors you used on the walls and rafters?

A: The poolhouse colors are:
Walls - Benjamin Moore Shaker Beige HC-45
Trim - Sherwin Williams Dover White SW6385
