> SUB-CONTRACTORS BEWARE. Brenda got my land surveying firm involved on a project that she paid the retainer for, then we completed the work for existing conditions survey. When the work was completed and delivered, we wanted to receive our second half of payment. She informed us that she did not get the contract with client, and that she would not be paying our remaining fee. We are left to collect from a client we never interacted with. She has ghosted us since then. Poor business practices, low quality ethics.

## Community Q&A

**Q: Flooring** *(in Photo Questions)*

This flooring is beautiful! Would you mind telling me what it is?

A: Hi Val thank you for reaching out. on this project we used hardwood floors, White Oak 1/4 saw cut with a custom stain.

Please let me know if I can help you with anything else.

**Q: exterior of building** *(in Not Specified)*

can u tell me what i do to improve this

A: Hi, Are you the designer or the client of this project? I need more info to be able to help you.

Thanks

**Q: Contractor question...** *(in Building a Home)*

Has anyone ever told anyone they didn't get the job only to find out that maybe you want to switch and go with them????

A: That’s actually really normal. There’s always a back and forward when selecting the right person for the job.

Just ask your prefer contractor if he still have time for your job and if it’s ok to move forward.

**Q: Mid-century kitchen redesign** *(in Remodeling)*

We love our existing kitchen, but it is very much a mid-century kitchen. There's a ton of space taken up in the pantry (formerly laundry, which was moved to a large closet) that we would love to have as part of the kitchen. The metal cabinets are super cool looking, but not the most functional.

Existing kitchen layout:

Pics:

We aren't sure how we should lay out the kitchen. We could maintain the existing layout, or we could shrink the pantry/bath area to make the kitchen bigger. Or eliminate the pantry, rotate 1/2 bath, and have an L kitchen, or a kitchen with a dining nook in the bottom right. Or something else?

Then we aren't sure if we should just stick with the existing materials and design, or change it up. We've considered something like https://kerfdesign.com/ for new cabinets, but are worried that if we redo, we will remove a lot of the character that makes the kitchen cool.

A: Oh! Love the character, the colors, the wood and those pendants!!!

But I do agree that the layout needs work. Without much information on what’s happening on the other rooms, the kitchen feels pretty closed up.

I would keep the pantry where it is, who doesn’t enjoy that much storage! And open up the kitchen to the adjacent room (maybe switching the living room with dining room if possible)

That will give you the opportunity to have a big island and show off the pendants and kitchen to the rest of the house. Now you can use the island as a focal point that was missing before.

Small quick sketches attached where red is lower cabinets and full height cabinets are in black. In one option I keep the sliding door to the outside and in the other one, I converted it into a smaller window and place the sink on that side.

Kerf design cabinets are perfect in my opinion, but I wouldn’t replace all cabinetry, and if possible I’ll try to re-use the original cabinets to keep the character of the kitchen that you have right now. Maybe do a combination of new and old cabinets. A modern retro kitchen!

**Q: Help with new const. layout** *(in Kitchens)*

Hello, I need some help with my kitchen layout. Attached is the current plan, which I know is not good. Please help me locate the main appliances in the best spots. Thank you.

A: I would concentrate full size cabinets on one side and align everything to the brick arch. IF you can move the walk in pantry entrance that will be great as well.

**Q: Addition to a brick house.** *(in Design Dilemma)*

How would you tie in an addition to this brick house? Brick is not an option. The addition will be the same size as the current deck. There will be a new roof over all of it. So roof, siding, and shutter colors?

A: Shena don't be nervous! this is exciting!! you'll have a beautiful house to enjoy when all of this is over BUT construction is long process filled with thousand of decisions to be made and problems to be solved.
Now to make this easy, make sure you talk to your contractor! You and him need to make sure you are in the right page! A lot of contractors are not the best in communication and this's where most of the problems come in. They expect client to have knowledge of construction and have no patience when they don't.
The key here is that you understand exactly what's going on and why, to align your expectation with what you are actually going to get.
This will make the process much easier. Problems are going to come up!!! this is an existing house and you never know exactly whats going on until you open up the walls. Have a plan for when things go wrong! important things, like structural problems that need to be address now.
HUD advisor/inspector is going to make sure that the house is build correctly, meaning the house is structurally sound and that they are actually building things before they release the money, beyond that they don't care if the house looks good or bad, or if the tile is horrible or the installation is a bit off.
The rest is up to the contractor and you. Ask him loads of questions. There's no stupid question on this OR if you are too overwhelmed, hire someone that will help/guide you though this process.
