> When I went looking for a new contractor for a small remodel on my house I checked on the Houzz website for suggestions and I am glad I did as this led to John’s company. It has been a pleasure working with him and his crew. He has a wealth of knowledge. And he stays in touch, a very important point with me as in the past I have had contractors who did not.
> He has guided me through the whole process of taking a wall down to half size, replacing a stove top, putting in a new front door and bunch of other changes that have allowed the house to feel more open and spacious. And when I have suddenly come up with new ideas he and his crew did not hesitate to make it so.
> I will definitely be calling on him the future when I need help and I will highly recommend his company to anyone needing a contractor who gets the job done right.

> When we began the process of renovating an earlier addition to our second home in Grover Beach, we met with John Kilpelainen of John K Construction to review the proposed work. John listened carefully to all our desired improvements and offered several suggestions for modest additions that really improved the appearance and function of the project. John exhibited a very friendly style of professionalism and construction knowledge throughout the project. He was always agreeable to our requests for scope changes and help with work outside his contract--he unhesitatingly transported our household junk to the dump and even allowed us to used his workman to assemble new items of furniture.
> Since we live out of the area and only get to the house periodically, John provided rapid responses to our email, so we could keep abreast of the work and furnish timely selections of owner-specified materials.
> John was often on the job site performing much of the work and was always available for questions. The project was completed on schedule and within budget, and we are so very pleased with the final product. John's friendly style allayed all of our initial concern about a distant work project. We will definitely use John K Construction again and are already planning a future renovation to the front of the house.
> We highly recommend that others who are looking to do a project at your home consider using John K Construction. John's knowledge of construction, his method of communication, and his follow through on details is excellent!

> John and his workers helped us complete a full house remodel- both bathrooms, kitchen, painting, windows, flooring, you name it! They not only exceeded my expectations with the final outcome, but were honest, knowledgeable, and hard working. John has an eye for detail. When he is done, everything is perfect. Any questions or concerns, and he spends as much time as he needs to make sure you are satisfied and understand everything he is doing. He suggested many upgrades I had never even thought of that will make our house safer and more durable as the years go by. He is thorough in his research and follow through. We also were very happy with the sub-contractors he used. They were timely and did high quality work. John and his workers are friendly to work with and are men of integrity. There were many times where they would work at our house when we were away, and I never once worried. His billing invoices are detailed and we were charged fairly and honestly. Overall we are extremely pleased with the services we received, and absolutely love the transformation of our home! We will use John K Construction again for sure, and I recommend him to all of local friends and family.

> Great job! Amazing attention to detail and concern to make the project exactly what we wanted. He replaced our front door and the craftsmanship was so good we can not tell that the replacement door was not originally installed with the house. We highly recommend John and his team!

> John K and I have worked together for over 25 years. He is always fair and open with all of the subcontractors. Excellent people and construction management skills. It's been a pleasure working with John throughout the years.

> John K is the guy you want to call for every construction need you have! He's thorough and dependable. While renovating our 30 year old kitchen, John was able to solve issues with our plumbing, electrical, cabinets and tile! I would recommend him to everyone.

> I have a number of properties, and I have dealt with many contractors through the years. I can honestly say I have never experienced a more impeccable, scrupulous, and thorough professional than in my dealings with John Kilpelainen. He went so far above and beyond what I expect from even my best other contractors. I had a particularly difficult residential remodel project with years of deferred maintenance and lots of ugly surprises, but only a modest budget with which to work. Unlike other less ethical contractors, John did a painstaking analysis, spoke to dozens of subcontractors, and found me a brilliant remedy to my problems that stayed within my budget. He honestly told me what was feasible and what was not, and together, we worked out the perfect solution. He has proven himself capable of dealing with very complex remodels. Call him before you get too far into your project. I will not hesitate to use him again and he will be getting my referrals. I only wish I could get him to move to LA where I have my other properties!

> We needed some refurbishment at out high end residence Guest House and I researched and interviewed eight different individuals and their companies. We asked them to bid our job and for three professional references and another three referrals of completed works. After the whole process we chose John K. to do the construction at our property which he accomplished in an outstanding manner. John is focused on meticulous detail, incredible high standard of workmanship, and above all is absolutely honest and true to his word. We have since recommended him to friends and clients, who also have not been disappointed. John Kilpelainen is a Renaissance Man, who will attempt every effort to find a solution to every problem and thoroughly enjoys the construction process towards an amazing outcome. You will be satisfied with his work !

> We are so glad we hired John K Construction to build our new house. Our expectations were exceeded and we love the house! As we lived 2,000 miles away during the construction project, it was especially important to have trust and confidence in our builder. John K prepared a detailed budget and kept us constantly updated, helping us to get the most out of our budget and finding creative solutions to design changes. We were also impressed with John's attention to detail and quality...in fact, even his sub contractors spoke of his high standards! Building a house from long distance with the wrong builder could have been our worst nightmare. We would definitely do it again with John K Construction. We highly recommend talking to John if you are building or remodeling, and doing it early in the process to help with the big decisions and finding savings. We are very happy with John K Construction and how everything worked out during the entire process from planning thru completed construction!

## Community Q&A

**Q: solid wood floor** *(in Photo Questions)*

my kitchen is on a concrete slab
is it wise to use a solid woid floor?

A: As a rule of thumb, applying tile or brick surface over a crack in concrete - over time- tends to transfer the crack through to the new surface. This is a frequent occurrence as the concrete expands and contracts in conjunction with outside climate. The hairline cracks are the stress points where the expansion is occurring. There are products that can be applied over hairline cracks to often successfully mitigate the transfer of the cracks, however I would say - no guarantees. There are also companies who specialize in resurfacing existing concrete surfaces - some with good results and others with poor results.
You should not be disappointed if the cracks reappear in the new surface. If it is an exterior patio, you would want to maintain the slope away from the building for drainage.

If the patio has prominent cracking and or upheaval - meaning that there is a height difference between the pieces adjacent to one another - there is likely a structural problem such as expansive soil, inadequate base (sand and gravel) material underneath the concrete, no reinforcement steel, weak concrete PSI mix, etc. This may be a case where the patio might need to be removed.
If so, pavers/bricks & other similar products can be applied directly onto a compacted base (sand and gravel) subsurface - often 4" to 6 " in thickness. If the soils conditions are highly expansive, the base thickness may need to be increased by removing additional expansive soil first.
Conclusion - a cosmetic fix over an unstable subsurface will likely result in ruin.

**Q: what color stain is this?** *(in Photo Questions)*

A: xariklia - I'll get back to you on the stain color after the holidays. The stain was a multi step process which included some dark stain added to the multiple clear coats in order to give some depth to the finish.

**Q: HELP!!! House remodeling - is this good floor plan?** *(in Design Dilemma)*

Attached are the existing layout and proposed new layout. We are about to begin remodeling our house. One thing for sure is that we wanted open layout , more bathrooms, a office space and a nice master suit. we one our layout to be as efficient as possible.. however is the space being use smartly?

Please provide your thoughts.

A: With just a quick glance at the remodel layout, I believe that the space has been well utilized.
I do have a few nit-picky recommendations;
1\. Any closets where possible, try to get 30" clear inside the closet from front to back (rather than 24"). 24" is not deep enough and bulky clothing will not fit well.
2\. I would consider swinging the MBR door in the opposite direction. This will provide less interference with the WIC door area as well as provide a little more privacy for the MBR if the door is half closed.
3\. If possible, install 2'8" or 3'0" doors. This will greatly assist in moving furniture and will better compliment ADA requirements. (Americans with Disabilities Act)
4\. Powder bath near front door - I would investigate switching the sink and toilet locations. You do not want to view the toilet near the front door assuming that the bath door will often be open. (Per Murphy's Law)
5\. Carefully consider moving the kitchen island 6" further away from the counters. 3"6" of space will feel cramped when the kitchen is full of helpers and friends. 48" is the golden distance to shoot for whenever possible. It appears to me that you can shift the island 6" in two directions. You will be glad you did.
6\. Figure out a way to not have the Master Bath vanity counter not touch the bathtub. I would go for 6" minimum clearance between the tub and the cabinet for cleaning purposes as well as possible future water damage from the tub.
Great plan! Best wishes with your remodel. John K Construction - California Central Coast
