**Q: ARE THESE PENDANTS TOO LARGE?** *(in Lighting)*

They are 17" and the island is 9.5 ft.

A: I always advise our clients to have what they like, so if you love it....
As to opinion from a design/build/remodel firm in the Dallas area for 30+ years, yes, they are too large, and colormatching makes it such that all the eye goes to is the island and pendants.
Formula used is generally, for 3 pendants, divide island length into 1/3's--yours is 108", so 1/3 is 38.  1/3 of that dimension is approx the max. diameter pendants/mini pendants should be, so yours would equal between 12-13" max.  Currently, at 17", that is just under half odf the total length of the island, making them seem too large for the space--like I said, opinion only!

**Q: Hardware suggestions for built ins.....please** *(in Building a Home)*

I need help choosing hardware for Living room built ins. I have been looking for weeks and I’m spinning my wheels getting nowhere. Any suggestions appreciated.

One built in on each side of the fireplace. Two doors and two drawers that are 48” wide. the hinges are black and the metal screen material is dark but not black.




The other end of the room has another built in with 8 small drawers and two doors. I thought it might look good to use all knobs here. Black hinges again..same screen.  It has the cover over it on the right. Thank you for ideas.

A: ILoveRed,  ONce you get to a larger than 3-5 inch pull (needed for your overwidth drawers) and to get quality materials (not zinc, that are mostly junk) you would be close  in expense for touch control conversion...granted with some other required wood repairs and paint, would add cost to the hardware, but just my opinion, so worth it!! Don;t match a formal area built-in with the kitchen or butlers pantry showing, looks so tract/builder grade home when everything matches, again JMHO

**Q: Help!! Brick rancher in major need of exterior reno!** *(in Design Dilemma)*

My husband and I are in the process of purchasing a new home. It's a brick rancher, built in 1961, with a small front porch and 2 car garage underneath the main level of the house. The interior has been remodeled recently, but the outside looks like it hasn't been touched since it was built! We are on a pretty tight budget though, so we may need to get creative. I was thinking of painting the brick, doors, and shutters, adding trellises to the existing (recently replaced) windows, and re-doing the porch (definitely the columns if nothing else, but would love to add a gable or two!)
ANY advice/cost estimates would be so greatly appreciated!! Thank you!!

A: Slarsen,
I will go a little away from the others (other than definitely no muntins), and this is all inexpensive or no materials cost.  Go with your thought to paint the entry door and possibly the garage doors.  Keep the shutters and paint them.  For now, unless budget loosens, keep the 3 vertical decorative metal uprights on the porch (and possibly paint black to replicate wrought iron), I'd bet my business here in the Dallas area they are cast metal, but they usually contribute to support of the beam for the porch roof.  Take out the horizontal sections of metal--heck, add to your remodel budget by scrapping them, or use them elsewhere in your landscaping.  Next, leaving the bed plants, and the tall tree? shrub? at the right corner of your home, tear out the incorrectly proportioned now, because of age and growth hedges--it closes off the whole front appeal of this home.  You ask for cost estimate, I assume you will DIY this, cost is a few hours work for you (and anyone you can sweet talk into helping, and by my count, probably 3 colors/sheens of paint...depending on quality, less than $100 + your hours.
Cost of buying a new home doesn't generally allow for all the wishlist remodeling right away, this is a quick way to improve your exterior street appeal, and once you have the home, get a feel for what you want to do with it when you have lived with it for awhile.  Also, much as you want to improve things, with a tight budget, and a home you are not familiar with, it is sometimes wisest to keep some of the available funds for things that may come up inside that you have to have, once you move in.  Replacing/covering the columns, adding dormers to the roofline (an expensive process, and best done with the imminent roof replacement you mention).

**Q: Use Existing Xenon Under Cabinet Lights or Buy New LED lights?** *(in Design Dilemma)*

We're coming to the end of our kitchen remodel, and we have a few strands of hair left from the stress we had....but now we are deciding whether to use the old xenon under cabinet lights that were there before, or purchase the GE under cabinet lights from HD, which are LED. I really would like a yellowish tint so the orange tiles glow, and not sure the LED lights would do that , as the light seems kinda whitish...(does that make sense?).
Anyone have any expert advice on this?

A: Brodwax.  Been there multi-generations since the 40's. Grandson owns now. Turnaround, depending on shipping you are willing to pay for, is days--I have to have it that way to keep my clients' homes on schedule to completion.
