This company came out to discuss some renovations to include finishing a basement, redoing 2 bathrooms, refinishing hardwood floors, and installing a new door. The initial meeting was great as we discussed the scope and the representative explained that Longfellow charges the cost of the work, then a 20% profit to the total. When they came out again to take measurements, they requested a $3000 "design" fee. I reluctantly paid, believing that the cost of the renovations would be reasonable and that the experience would be worth it. A few weeks later we received a rough CAD of our home with proposed changes. The CAD basically showed position of fixtures in the bathroom etc, no real detail, and no fixtures designs colors etc were discussed. When we met later in the week, the quote blew us away. It was over $300k to renovate 2 bathrooms, finishing a basement(without a bathroom or heat/AC) and refinishing hardwood floors as well as some smaller miscellaneous items. Keep in mind my home is 2000sqft total. A bit shocked by the price, I asked for additional breakdowns of the line items as well as the types of fixtures etc that would be used. I was advised standard fixtures would be used. They did not provide any additional details other than "renovate 2nd floor bathroom". At this point I became suspicious of the costs associated with each line item, as well as a 20% profit add at the end of the invoice. After getting some additional quotes, Longfellow's pricing exceeded all by 80-150%. I then asked for detailed plans of the proposed work, thinking some of the design cost would have went there. Longfellow refused and stated they do not have detailed plans until the work begins. I requested a refund from Longfellow but fell on deaf ears. DO NOT USE THIS COMPANY. The "design fee" to provide an extremely overpriced estimate is at minimum unethical. **★ — greene\_ta, July 2024** > We have been in the midst of a kitchen renovation with Longfellow for 8 months and not done yet. Communication from the project manager has been terrible. We will ask for target dates for completion of tasks and be outright ignored or lied to. Materials were not ordered when they said they would be. Work would be scheduled and then not happen. We repeatedly asked for projections and could never get line of sight to completion. At this point we have taken over several of the completion tasks ourselves because we have not been able to get response from Longfellow. We have been very pleased – with both the experience and the outcome. We’ve worked with other contractors before and our experience with Longfellow has been the most pleasant – by far. When choosing a contractor, it’s always about: timing, cost and quality. In terms of timing, from the very start, we set a “drop dead” date (which, for us, was Easter) and I’m happy to say that we had a lovely Easter in our newly renovated home. Regarding cost…yes, we went over budget – but mainly because I was adding requests that were out-of-scope (and, because our 100 yr old home had a few unexpected surprises). Our Project Manager, Scott, was very upfront with me about what was in vs. out-of-scope (and frankly, was generous about including some items that one could have considered out-of-scope). From that perspective, I think we were both fair – with some give and take. I don’t think either party felt “nickel and dimed” in the process. Lastly, the quality…I’m very pleased with the quality. Scott and his carpenter, Edgar, were very accommodating with some of the custom design features that I requested (following pictures from Pinterest to a “T” and trying out some new features…such as a hidden cubby in my mantel for my cable box). I wouldn’t hesitate to use Longfellow again. They’re a large outfit – and the majority of specialists are full-time employees. I thought this was beneficial in that they could control the work flow and keep to a schedule better than smaller companies who may be at the mercy of subcontractors. If I had to do it over again, I would have started with them instead of dropping over $10K on an architect and permits only to find that I couldn’t afford the project that we designed. When I met with Longfellow, they thought creatively about how to meet all of my criteria within the existing footprint of the home, then drew up the designs and completed the project for about $100K less than the cost of my originally designed renovation. **★★★★★ — Eileen Spall, March 2017** > Longfellow Design Build tore down and rebuilt our three bedroom house and we could not be happier with the final outcome. From the outset, owner Mark Bogosian was able to share our vision to design a unique home taking optimal advantage of views, sight lines, and natural light in every room. Our home is full of custom detail, skillfully carried out by his team of in-house craftsmen. We were especially impressed with lead carpenter Marcello, as he was wonderfully receptive to work with, approaching every day so enthusiastically; his love for and pride in his work are evident in the finely detailed woodwork throughout our home. Special thanks to foreman Kevin, electrician Mike, and kitchen designer Mark; the entire staff of carpenters and tilers were professional, courteous, hard-working and well-prepared. All along we found Longfellow's can-do attitude, led by the owner, was focused on how to make us happy with the end results. They were very flexible and open to design changes as the project progressed. Mark Bogosian has made good on his promise to follow up on any minor details that came up after the project was completed. In retrospect, it was a huge asset engaging a design-build firm as they managed our project from start to finish, from navigating through town permitting to coordinating bids from local landscapers.
