> The owner Julio Cesar Rodriguez of Royal Housing Development was working with an unlicensed license(01/2020-03/2020) and he also did not pay his sub contractors.  When Julio C. Rodriguez was hired he had an active license but it expired 12/2019.  I was not aware that his licensed expired & I found out about it through my bank. I had to consult an attorney due to Julio C. Rodriguez made many errors when he started to build my house, Juilo C. Rodriguez was given the full amount of money to pay all sub-contractors and he did not pay them and he must of kept the money for himself. He also would not give me back my house plans and insisted that I pay him for work that he did not complete. He constantly lied and would not return phone calls unless he was calling for money. I was no aware until after I consulted an attorney that Julio C. Rodriguez hired sub-contractors that were unlicensed. I had to pay an attorney to help me get my house plans, fire him, and I also reported to CSLB. Julio C. Rodriguez delayed the building of my house for more than \>7 months I am leaving this review due to I don't want him to do this to anyone else & he needs to be stopped. Project was not completed: he was fired!!!!!

> We had restoration work done due to water damage. I handle the insurance claim myself and contracted Royal Housing for the work. They provided an accurate quote that was immediately accepted by the insurance company with no issues.
> The contractor was easy to work with, and there was no problem adding a few additional items to the scope of work. The finish product looks very good and the quality of craftsmanship and materials are also very good. Most importantly, the cost for the job was fair and they completed the job within a reasonable amount of time. Overall, it was a very good experience.
