> Arrive Homes have been a complete nightmare for my parents. they are on their second repair of the sewer lines, tearing up their cement foundation to solve one and digging up their yard from poor connection. The cement work was not prepped correctly and is now sinking. Furnace ductwork was done poorly and because they made a repair with someone else it voided their warranty. Inside the home they have also had their wall crack due to a full truss missing in their kitchen. The higher quality carpet snags horribly and needs restricted in every room. their dream home has felt more like the Money Pit

> We like our home: it's new and the workmanship and materials are reasonable. BUT BEWARE: this company has exceptionally poor service once the home is in your hands. After setting up a punch list at closing, they never once followed through on a punch list or warranty item. Here's the pattern we experienced: we contact them, they put us off, we contact them again, they apologize but do nothing, we contact them again and get pushy, then they finally respond (though what they were supposed to do they would often not complete, which adds another item or three to the punch list); wash, rinse, and repeat. SUPER PAINFUL. In at least one case, they were straight-up dishonest with us, refusing to complete a warranty item despite our having a signed contractual document from them saying they would do the work. Unbelievable, over what's a $50 item! We live in a neighborhood of ~50 homes and ALL of our neighbors report the same interactions with the warranty folks at Arive. Just bad business: they may be saving a few shekels but I'll never recommend them to anyone and will never do business with them again. It's gotten so bad that the landowner is considering going with another building for the 100+ homes that remain to be built in our community. Here's the thing: this is the first bad review we've ever written for anyone. We're not picky people: we just want to be treated fairly, have Arive track the needed fixes, and have pleasant interactions.

> Arive Homes walked away from damage they caused. We are in a new developement in Herriman. As part of the contract with the city Arive Homes had to put in front and side yard landscaping. During developement Arive flooded the yards down an entire street while working on the irrigation. The city had to turn off the water because of the concern. The flooding caused the sinking and damage to landscaping, driveways and sidewalks. Who knows what else?  Arive has tried to place the blame on the company they bought the lots from which is rediculous because Arive caused the flooding. That company said in writing that Arive is fulling to blame. Arive Warranty Manager (Andrew) said they will not come back and fix the damage they caused even though the Arive superintendent told us they would fix the landscaping in spring. Their word means nothing. This is a 55+ community and the sidewalks are now a hazard for the elderly in the community to walk on. The sink holes and yard damage will be costly for the homeowners to fix. Arive has been a disaster to deal with from day one. Stay as far away from Arive as you can. They'll take your money and run.

> Do not build with Arive. There warranty is a joke and they do not stand behind their work. I have pictures proving they did the backfill wrong but they will not own up to their poor workmanship. If anyone is having issues with Arive, Orland law has been awesome to work with. Plan on going to court if something needs fixed even if it’s within warranty

She is very talented at designing a beautiful home from Colors to floor design, tile countertops, cabinets to all finish hardware. And finally working with Jeff Bullock supervising the build. He has an attitude in supervising all of the Subs, In holding them accountable for quality like as if it was his home. we are please with the beautiful home they built Us.

> I am very disappointed in Arive homes. I am still trying to get them to fix things in our home, leaving messages and sending texts, but they are not responding. I’ve left at least 5 messages for the warranty manager over the course of 3 weeks, and he has not once called me back. Our final grade never got finished and they are not going to do anything about it. Our home warranty only lasts for a year, and it feels as if they are trying to ignore me until the warranty runs out. I would not recommend building with Arive homes. If you DO choose to build with them, under NO circumstances close on the home before EVERY SINGLE THING is complete and fixed.

> DO NOT TRUST ARIVE OR THEIR PEOPLE.  They will tell you whatever to get you to buy and sign the dotted line, but they don't come through.

> Arive mistakenly forgot to rough in a toilet in the basement bathroom, even though it was on the design plan etc...  When I showed the quality manager that my bathroom did not come with a toilet (see the first picture below) they said they'd talk to the plumber and get it worked out.  That's when the fun started.  They eventually emailed me back after I hounded them for 2 weeks and they said that they always build homes like that.

> So, I contacted their sales team anonymously and asked that question (see the screenshot below) and the salesman said that every home everywhere that Arive builds comes with a toilet roughed in.  So, obviously the Quality Manager just straight up lied to me to try and get me off his back.
