PDGI specializes in new construction of high-end homes featuring the best amenities and features in the most desirable neighborhoods. This includes mostly single family residential homes, as well as some attached housing and condos, adding more square footage, modernizing the layout, and updating all systems to a brand new home. 

Development projects include speculative homes as well as "pre-sale" projects custom built for the buyer. These projects typically take approximately eight months from start to finish, and the time on the market is typically up to 45 days (including 30 day escrow period). The average value of the homes is expected to be approximately $699,000, depending on size, features and neighborhoods.

> Pros: Friendly, reliable, honest, followed through on promises. Flexible and encouraged our input and suggestions for changes. When something wasn't right, they made a prompt effort to rectify.

> Con: the only con would be that their choice of (some, but not all) of the finishings and materials was typical "builder-quality" and could have been a higher grade. After all, this was a pretty "hi-end" house. We went through and upgraded many things- e.g. Lite switches, bathroom fixtures, roofing, carpet underpayment, garage door, etc. On the other hand, some of the original spec'd items (e.g. Kitchen faucet and bathroom showers) were quite nice as originally spec'd. Upgrading proved to be a very easy process, but I might have expected some of the items in the original specs.

> I purchased a new craftsman style home built by Portland Development Group in May of 2013. The building itself is built like a vault. There is no give in the flooring anywhere on either the first or second floors. My neighbor lives in an identical home built at the same time. His inspector said that the substructure is built to a higher standards than equivalent new homes he has inspected. My inspector and one of my neighbors who witnessed construction both said that the insulation provided is packed tighter with more of it than in most new homes.

> The layout and interior architecture of the home are extremely well designed. The use of space on both floors is well thought out for the purpose of each room. I like to entertain, and the formal dining room, large living room, and kitchen are just right for evening dinners. I can seat ten people comfortably for dinner. The shelving in the closets is very well designed for maximum use of available space.

> The first floor  interior strikes the right balance between separation  of space and openings for passage of light. The windows are thoughtfully placed, and I have strong light throughout the house all day, with light passing through one room to another. A: Devine color &quot;Pecan&quot;...it looked great with the dark wood floors and white trim.

A: These were the original oak floors that were sanded down and then stained with DuraSeal product in the Ebony color (DuraSeal

A: Sure...the floors are a pre-stained hardwood from The Villa Collection in a Madison Birch finish.

A: That is Summit Gray for the main color, with Extra White as the trim, and Greenblack as the window accent...all colors are Sherwin Williams.

I love the fireplace - what type of tile did you use?  Is it slate?

A: the fireplace surround is a charcoal grey slat tile...looks even better with the fire glowing inside.
