> Ultimate Hardwood (Hereinafter referred to as "UHW") was contacted at the end of January 2017 to perform an estimate of our hardwood floors refinishing. Initial recommendation was to use a Rubio Monocoat product. During the sanding phase, UHW recommends Oidie's Oil Dark as a better product & sent information for review (Odie's Oil claims that the product is "Water and stain proof—no spotting" and can be refreshed by "buffing on a light application if ever desired" -- We agree with the new product recommendation.

> On April 10th, the refinishing was completed and we were advised not to move furniture into the house for 72 hours and full cure would be in 2 weeks.
>
> Everything was fine until we started noticing problems 3-4 weeks after initial application of the Odie's Oil product. Water was splashed out of the sink and several drops got on the floor, water spots were visible (After wiping away immediately with a microfiber cloth). We contacted UHW to inquire about what cleaning product to use -- UHW ends up recommending a vinegar/water solution to clean floors & also states "The finish shouldn't spot". This solution does not work & the water spots remained.

> We contact UHW on May 9th to request a visit to the home for a floor inspection. UHW doesn't inspect floors until May 28th & agrees that there is a problem, stating he would discuss the issue with Odie's Oil & that he would have to either perform a mechanical buff or complete a re-oiling (At this point there are water spots, wipe & track marks that are not removable).

> UHW states floor will need to be re-oiled & we both agree on August 3rd (Allowing 10 days for the floor to cure without interruption while we are away on holiday).
>
> On June 19th, we contacted UHW with concerns about filler material coming out between the floorboards in places and if we should be even more concerned if it starts to occur anywhere else (UHW states this is normal on June 26th).
>
> Actual date of the re-oil does not occur until August 8th (UHW stated UPS lost his initial order of Odie's Oil & that he was going to have to perform the re-oil on Friday, August 4th -- which did not occur). Also prior to notifying us, we had e-mailed UHW expressing our concern with the lack of communication, wondering what was going on, frustration with having less than 5 days for the floor to cure while on vacation, expressing dissatisfaction. UHW's response was that the re-oil was a "professional courtesy" and that they are in no way responsible for maintenance or cleaning after the fact (Even though UHW stated and confirmed previously there was an issue with the initial application of the product and that he was going to resolve the problem).
>
> UHW also informs us that we could possibly have a humidity and cupping issue & that the re-oil was not optimal (Note that no humidity readings were provided up until this point -- On April 8th UHW stated that after sanding, the floors were in rough condition but are now "very flat". There is no mention of any evidence of damage from moisture or humidity, also no humidity test results were provided).
>
> After returning home from holiday, we noticed visible circular buff marks & shoe prints in multiple areas. We requested a response as to why we were not notified of the supposed humidity issue prior to performing the re-oil, no response was given.
>
> Attached are pictures of the issues after the second re-oiling. Also note that we have e-mails & other photos backing up the review above.

**Q: Rubio Monocoat issues** *(in Flooring)*

Has anyone else had issues with the Rubio Monocoat system? Ughhh. We had our red oak floors sanded and stained by professionals, and it’s been a HUGE REGRET! It’s advertised as a strong impervious product, and it is not like that for us. I spilled chicken soup on the floor, and from the time i walked over to get paper towels and the rubio cleaner, it left a bleached mark. We have bleached marks throughout our house!!  

Attention Rubio— please don’t respond with an apology and ask me to contact your technical department. We had the guys who did the floors back out and even they only suggested we be careful with floors.   And they said a rubio rep will come at end of april when he’s in town, meanwhile we’re stuck with blotched floors, and I cannot imagine a solution that won’t be a total nuissance to fix.

They are stunning beautiful floors, but TOTALLY NON-FUNCTIONAL.

A: It doesn’t hold up. Precolor sits on top of the wood and is nearly impossible to repair.... I am sure there is a class action suit soon to come. Rubio is a farce of a finish.

**Q: Problems with Rubio Monocoat** *(in Flooring)*

We had our 40 year old red oak floors professionally sanded to 100 grit and then pole sanded with a 120 grit screen. We applied Rubio Monocoat Bourbon with a buffer and red pads and seemed to get all of the excess off with a buffer using white pads and following up with the white buffer pad with cotton towels. However the end result is very blotchy. It does not seem to be cloudy as many people report but it appears the wood itself has shinier spots than others and seems related to the grain of the wood. We don't know if it is an unevenness in the wood fibers/grain or possibly uneven sanding. Possibly parts of the same board taking up more finish than other parts?  We are wondering if applying a second coat of rubio would help or hurt the problem. Does anyone have suggestions as to what the problem is and how we may correct it? Currently it is difficult to get a picture showing the issue but I will try in the daylight. Thank you for your input and help in deciphering this problem.

A: Rubio is junk. Its not food safe especially if it’s a coloured oil. Sand it off and go with odies oil clear. Sand upto whatever grit you want and don’t waterpop.

**Q: what type of wood flooring does not scratch?** *(in Flooring)*

Most of the pictures I look at have hardwood or engineered wood in the kitchens and I have advised that wood will scratch especially with moving the fridge and stove in and out for cleaning?  Is there a hardwood that does scratch??

**Q: Wood Floor Refinishing Project - My Fixer Upper** *(in Home Decorating)*

The dark stain is oak, the light finish is maple.  The original plan was to strip and stain the maple to match until we learned that maple does not stain well and local refinisher will not stain the maple dark.  My husband was going to try the job himself but was advised against it. Sooo many other things for him to do! The maple is about 500 sq. ft. the oak is about 800 s.f. and stretches all the way into entryway and up the stairs into the hallways.  It stops at the bedrooms.  The bedrooms are light oak.  These floors need some harmony, quickly and inexpensively!

A: Maple stains just fine if you know what to do. I'd look for another floor pro that has stained maple many many times.

**Q: Should I be concerned about this Hardwood Install?** *(in Other)*

Had new white oak planks put into our master. The floors haven't been sanded yet, but there seem to be a lot of nail holes and gaps in the planks. Contractor says nothing looks wrong to him... but obsession over small details is finding it hard to ignore these imperfections...

Anyone with experience know if these imperfections are usually worked out during sanding and finishing... or should I be concerned about this?

A: Milling on site finished isn't perfect. I do see a bit of a sloppy install but if your pro is good he should be able to make it look good. Btw gc' and architects rarely know 'the best pros' cause that cuts into their profits I'm afraid. Real craftsmen work directly for the homeowner imo.

**Q: Hardwood - matching or contrast?** *(in Design Dilemma)*

Hi, this is my first post here.
I have a 2-story house, with site-finished oak on the first floor, and carpet upstairs. I'll be 
replacing some of the upstairs carpet with wood, and would prefer to use prefinished, for ease of installation, since I'm planning to install the flooring myself. I'm attaching a photo showing the view from upstairs, where the new floors will be visible next to the existing banister and the oak floors downstairs. I'm looking for the best option to either a) match the banister and the oak downstairs as much as possible, or b) provide an interesting but beautiful contrast to it. My apologies for the poor lighting, I've attached another pic showing the color of the original floors in better light.

A: Site finished is actually easier to install than prefinished.
